2 DISTRICT BRANDING AND SERVICES During 2015 the Broadway Improvement Corporation finalized its branding images and have incorporated the new logo designs on all materials, social media and advertising inititives. Bright banners on street lamp poles welcome visitors and travelers through the district. In 2017 seven district businesses co sponsored a NEW banner system that was designed, produced and added to the pole banner program. During warm weather months, the Broadway Improvement Corporation, volunteers from the community and local businesses provide supplemental services in the areas of maintenance, plantings, watering and weeding. The field staff can be recognized by their yellow vests or jackets.

Through our website and Facebook page, we offer information regarding events, promotions, available properties for sale/rent and, importantly, maintain a directory of all businesses operating within the district. 5 BROADWAY FACT SHEET A. BIC-Supported Planning & Zoning Changes Enacted Between Designate All of Broadway a Single Zone (May 2012) Mayor & Council rescinded the OBS-2 Zone along Broadway, which had artificially and arbitrarily restricted retail establishments along two sections of Broadway for several decades. A single B-2 Zone now covers the entire Broadway Commercial District. Permitted uses include: offices, most retail sales and services, personal and household service shops, sit-down restaurants, outdoor cafes, etc. Adopt Off-Street Parking Amendment (September 2012) Mayor & Council approved ordinances revising parking standards affecting retail and commercial buildings including restaurants in Fair Lawn s Broadway District. Lower parking ratios will allow offices, medical offices, retail and service establishments to become part of the Broadway business community without spending time and money to hire attorneys and professional experts to obtain costly parking variances. New ratios reflect BIC s analysis of five years of past practice by Planning & Zoning Boards. New off-street parking ratios are as follows: -- Office: 4 spaces per 1,000 sq. ft. of GFA; -- Medical Offices: 5 spaces per 1,000 sq. ft of GFA less than 15,000 sq. ft. and 4.5 spaces per 1,000 sq. ft. of GFA over 15,000 sq. ft.; -- Retail & Service Establishments: 1 space per 250 sq. ft. GFA (4 spaces per 1,000 sq. ft. GFA); -- Restaurants on North Side: 1 space per 4 seats excepting the first 24 seats; and

6 -- Restaurants on South Side: 1 space per 4 seats excepting the first 30 seats. Adopt Sign and Awning Ordinance (December 2012) Mayor & Council approved changes to the Broadway District s sign ordinance that had not been updated since its implementation 12 years earlier. The new ordinance is specific to the highway-oriented Broadway District, and provides more flexibility in sign design including an increased height for sign lettering relating to different types and sizes of commercial properties, without the need for special variances. Three-story Buildings Along Broadway (May 2017) Permit 35 feet building height all along Broadway to facilitate three story buildings with upper floor non-retail uses. Broadway Buildings Front Setback (May 2017) Permit 8 feet wide sidewalks without any further setback to facilitate a pedestrian-friendly walkway and encourage sidewalk cafes where appropriate. Off-street parking is encouraged to be located in the rear or sides of retail buildings. B. Traffic Counts NJDOT reports that weekday traffic along Broadway averages 19,200 vehicles in the westbound direction and 20,300 vehicles in the eastbound direction.
