1 Signage Guidelines

2 Overall Development The standards summarized below for the design and placement of signage in the Viking Lakes Development ( Development ) are meant to set a consistency that reinforces identity, and supports the brand of the Development. The inward design of the Development, in which the buildings are situated along the adjoining roadways and the exposure is oriented to internal portions of the Development, changes the typical demand and need for signage. The Project will need to provide prominent signage for the occupants at the primary entry points and the most prominent intersections surrounding the Site. Signage is internal to the Development while having latitude to be unique, and will take cues from the local signage codes with regard to materials and scale in order to assure a consistent and compatible appearance throughout the Development. Design Standards The specific design of these signs shall be determined at the time of installation based on the intended location, site opportunities, and type of development within any phase of the Development. Placement and size of all signage needs to accommodate adequate vehicular and pedestrian visibility and consider the City of Eagan signage code and ordinance. In order to maintain a consistent vocabulary throughout the Development, all signs and gateway markers shall be constructed of similar materials. Native and regional lowmaintenance plant materials may be incorporated into the overall design of the sign, gateways, and intersection treatment. The design of individual signs will be reviewed and approved by the City of Eagan prior to construction and installation. All signage must comply with these Signage Guidelines in all material respects. District Identification Signage In order to help identify the Development area and delineate its boundaries, standards for public district identification signs are outlined. Sign Types The proposed locations of signage are described below or on the Signage Concept Plan submitted by the developer. Such signage shall be allowed in the Development, including the following: A. Development Monument Signs and Pylon Signs B. Development Gateway Signage C. Lot Development Markers D. Phase 1 IPF Interstate & Stadium Signs E. Streetscape Enhancements F. Wayfinding Signage G. Ancillary Building Sign(s) H. Minnesota Vikings Monument Signs Sculpture I. TCO Signs Twin Cities Orthopedic Performance Center and TCO Stadium j. Projected Imagery Zones at IPF k. Retail Storefront Tenant Signs L. Vikings Circle Promenade Markers Seasonal Banners M. Building and other occupant signage as permitted by Code Monument Sign Monument Sign Monument Sign Please see the Signage Concept Plan for the proposed locations of sign types. In all instances, no letter or sign element shall protrude more than 18 inches from the finished surface of a building façade. Proposed locations, configurations and proportions of signage is preliminary and subject to change based on their detailed design yet to be completed. All signage shall comply with the City of Eagan Sign Ordinance as identified by the City Code, unless a variance has been granted. In general, graphics integrated into the building façade in a permanent manner that represents an architectural feature such as applied finishes, graphics, surface textures, perforated metal that create a pattern or image shall not be considered a sign and shall be exempt from the requirements above. Further graphic images that depict trademarked logos, brand imagery, words or names associated with the Minnesota Vikings Football Club shall not be considered a sign and shall be exempt from the requirements above. A. Development Monument Sign(s) and Pylon Signs: Signs designed to guide visitors to and into the Development from off site. Development Monument Signs will be located at key entry points to the Development as shown in the Signage Concept Plan and the signage beautifies the visual image of the frontage, places itself at the logical positions along the roadways that are easily recognizable and logical for the occupants, and results in a consistent and attractive appearance. These sign(s) are important elements that will set the image for the quality of the Development. Pylon Signs are 122 Signage Guidelines

IPF/HQ Sign - Vikings This sign is part of the architecture of the IPF and HQ Building, and is specifically used for the Minnesota Vikings. Potential Streetscape Enhancements Natural in appearance, these constructed elements help to identify the major intersections in Northwest Parkway and to reinforce the Overall Development brand. Potential Wayfinding Signage Signage to mark the trail system and trail heads, or to identify major street crossings and gathering places. Minnesota Vikings Development Monument Sign/Sculpture Team specific Vikings monument, sculpture or sign, signifying entry to the Vikings' development, also tourist photo opportunities. TCO TCO Sign Building mounted sign for the Vikings' partner, Twin Cities Orthopedic Projected Imagery Projected graphics on the side of the IPF, visible from the highway. Changeable within the MN DoT regulations, not to be used for advertising. Potential Building Sign Building tenant name: Office or Hotel - 2 building faces. Retail Tenant Signs At each retail space, located on street side and lake front side. Vikings Promenade Markers Branded landscaping, banners, flags and sculpture to enhance the Vikings Brand at the gameday drop-off and campus main entry. 4 vertical signs that will be visible from Interstate 494. They are extremely important signs given the inward design of the Development and lack of exposure to tenant storefronts. The Pylon Signs are necessary improvements that will satisfy the tenants concerns as to lack of prominent exposure from the adjoining roadways. Pylon Signs may be located in the cross-hatched areas shown on the Signage Concept Plan. The signs shall comply with Code and have the following design characteristics: The shape of any Monument Sign may follow the shape of the adjoining roadway. Each Pylon Sign may have a maximum height of twenty-seven (27) feet without a variance. Each sign shall comply with City setback requirements. Pylon Signs may have letters on both sides of the sign, due to the unique locations with both sides of the signs being prominently visible. No tenant names shall be on any Monument Sign(s), but tenant names are permitted on Pylon Signs. The only identification on any Monument Sign(s) shall be the name of the Development, except as noted with respect to Gateway Signage below. Constructed of materials complementary to the nearby new buildings. B. Gateway Signage: The intent of the Gateway Signs is to announce the Development Area at key street entrances such as Vikings Parkway and Loan Oak Parkway to the West and Vikings Parkway and Ames Crossing to the East. These signs will be incorporated into the streetscape and may be incorporated into a wall or constructed as a stand-alone structure. The Gateway Sign(s) shall identify only the name of the Project, except as described below. Each Gateway Sign shall have the following design characteristics: No tenant names shall be on the Gateway Sign(s). The only identification on the Gateway Sign(s) shall be the name of the Project, except that if there is a marketing name for the Vikings Headquarters part of the Project (such as [Naming Rights Partner] Performance Center ) ( Marketing Name ) with a logo or brand identifier that is specific and limited to such Marketing Name (i.e. that is not the logo or brand identifier of any corporate or other naming rights partner of the Minnesota Vikings included as part of the Marketing Name), such Marketing Name may be on the Gateway Sign(s) in an area that is below, and less prominent than, the Project Name. Constructed of materials complementary to the nearby new buildings. Gateway Signs may not be placed in a manner that materially restricts the sight line of oncoming vehicles or pedestrians. Gateway signs could also be incorporated into traffic circles at these locations or combined with sculpture or artwork. 5 C. Lot Development Markers: Lot Development Markers are individual parcel signs identifying the specific development on each lot. These signs will be provided by the parcel developer and will follow the aesthetic established for the entire development. Each Lot Development Marker shall have the following design characteristics: Each Lot Development Marker may have a maximum overall height of fifteen (15) feet. Each sign shall be a minimum of ten (10) feet setback from any public street right-of-way. Each sign will be more than three hundred (300) feet from any other Lot Development Marker on the same side of the street. Lot Development Markers may not be placed in a manner that materially restricts the sight line of oncoming vehicles or pedestrians. The Lot Development Marker Signs may be internally illuminated, or may be individual, internally illuminated channel letters mounted directly to the structure. D. Phase 1 (Vikings Headquarters) - Indoor Practice Facility & Stadium Signs: IIn order to take advantage of the visibility from Interstate 494, special IPF signage will be incorporated into the architecture of the Indoor Practice Facility (IPF). This signage may be used to identify the Minnesota Vikings and or the Marketing Name of the Minnesota Vikings Headquarters part of the Project (which Marketing Name may include the name, logo and or brand identifier of a corporate or other naming rights partner of the Minnesota Vikings). Due to the distances from the Interstate travel lanes and the associated traffic speeds, these signs will generally be larger than most interstate signage. It is intended that this signage will graphically identify the Vikings Headquarters part of the Development and become an icon within the regional landscape. Smaller versions of this signage or other signage identifying a naming rights partner of the Minnesota Vikings as described above is also proposed on the stadium on the exterior of the stadium (such as [Naming Rights Partner] Stadium ). Phase 1 IPF Interstate and Stadium Signage shall have the following design characteristics: The total area of all IPF Interstate or Stadium Signage on any wall shall not exceed 20% of the gross area of that structured façade. The total area of each sign shall be calculated by including all structures framing the sign, background embellishments, or area contained within a rectangle or square drawn completely around the display surface, even if the signs consist of individual letters. Corporate logos, emblems, display messages, and similar identifying devices are permitted provided they do not exceed the height of the tallest letter by more than 50%. 8 E. Streetscape Enhancements: Special enhancements will be incorporated into the streetscape at major street intersections within the Development. Natural in appearance, these constructed elements help to identify the major intersections along Vikings Parkway and reinforce the overall brand of the Development as a special area within Eagan. F. Wayfinding Signage: In order to identify and direct vehicular and pedestrian traffic to certain districts, parks, greenspaces, and trailheads, special wayfinding signage will be incorporated as necessary within the Development. These wayfinding signs will be located at key entry points to the trail system, at major street crossings, and at major public event and gathering areas. The project may install multiple Wayfinding Signage within the interior of the property. Such signs shall comply with the following design characteristics: The maximum height of any Wayfinding Sign shall not exceed ten (10) feet. The maximum size of any single letter on such sign shall not exceed fifteen (15) inches. There shall be no maximum or minimum number of Wayfinding Signs that may be placed within the Property. Wayfinding Signs may not be placed in a manner that materially restricts the sight line of oncoming vehicles or pedestrians. 10 G. Ancillary Building Sign(s): Ancillary Building Signs signify a building occupant or tenant of an office building, hotel, retail store or other ancillary use. Located on two sides of the building, ancillary building signs are intended to be viewed from a distance and may include the occupant s logo, brand and other trademarked imagery. Ancillary Building Signs shall have the following design characteristics: The total area of all Ancillary Building Signs on any permitted wall shall not exceed 20% of the gross area of that structured façade. The total area of each sign shall be calculated by including all structures framing the sign, background embellishments, or area contained within a rectangle or square drawn completely around the display surface, even if the signs consist of individual letters. Corporate logos, emblems, display messages, and similar identifying devices are permitted provided they do not exceed the height of the tallest letter by more than 50%. H. Minnesota Vikings Monument Signs Sculpture: Minnesota Vikings Signs Sculpture will be located at prominent locations within Districts 3, 3A, 4 and 7. These installations will consist of signs, sculpture and artwork that depicts or communicates facts about the Vikings franchise or commemorates great moments in the history of the franchise. Installations may be accompanied by a smaller sign marker that describes the installation, artist and or sponsor. Artwork and sculpture may also include Vikings branding and logos or other thematic elements associated with the Vikings franchise subject to the approval of the Minnesota Vikings. I. TCO Signage (on the Signage Concept Plan and in these Guidelines, TCO is meant to be an example of building and naming rights partner signage for any naming rights partner of the Minnesota Vikings within the Development) TCO Signage consists of signage that illustrates the following: Any TCO trademarked logo, graphics and name Any TCO sign that is associated with its naming rights agreement with the Minnesota Vikings. Signage depicting TCO Stadium and Twin Cities Orthopedics Performance Center. TCO Signage will be located in District 3 at the Indoor Practice Facility, Stadium and elsewhere within the Vikings Headquarters part of the Development. TCO Signage will also be located within District 3A on buildings occupied by Twin Cities Orthopedics or as otherwise indicated on the Signage Concept Plan. TCO Signage shall have the following design characteristics: The total area of all TCO Signage on any permitted wall shall not exceed 20% of the gross area of that structured façade. TCO Signage is permitted on all four sides of the Indoor Practice Facility. The total area of each sign shall be calculated by including all structures framing the sign, background embellishments, or area contained within a rectangle or square drawn completely around the display surface, even if the signs consist of individual letters. Corporate logos, emblems, display messages, and similar identifying devices are permitted provided they do not exceed the height of the tallest letter by more than 50%. TCO Signs that are part of Type D (Phase 1 Indoor Practice Facility and Stadium Signs) or Type G (Ancillary Building Signs) shall be governed by these sections. Graphic imagery contained within or adjacent to TCO Signage that communicates the Minnesota Vikings brand, logos or trademarked images is exempt from any limitations stated in these Guidelines. Projected Imagery: Projection Mapping on a building facade, also known as video mapping and spatial augmented reality that uses projection or comparable technology to map light and images onto the building surface, transforming the architecture into an interactive display. This technique may be utilized to add extra dimension to the architecture, optical illusion, notion of movement onto the static object, interactive messaging, and animated graphic display over the entire façade. Electronic displays may be used in conjunction with Projection Mapping as long as the imagery is static at an acceptable display refresh rate under applicable City and other regulations. Projection Mapping and electronic displays shall not be considered a sign as long as it consists of images that are not used for any advertising or marketing purposes. K. Retail Storefront Tenant Signage: Retail Storefront Tenant Signage will be located on retail storefronts and subject to approved signage standards and guidelines specifically developed for any retail development within the Development. Vikings Circle Promenade Markers Seasonal Banners: Viking Circle Promenade Markers Seasonal Banners include flags, markers, banners and temporary graphics used to accentuate vehicular access roads, promenades, plazas, pedestrian pathways, parking lots and other open space throughout Districts 3 and 3A.
