3 Description Land The land extends to approximately acres ( Ha) and is available as a whole or in up to 6 lots. The land is highly productive arable land situated around the village of Ashby Cum Fenby. The land is relatively flat with the exception of Lot 2 which rises from 24.2 metres above sea level to 64.5 metres above sea level. The land is currently in an arable rotation of winter wheat, oilseed rape spring barley and spring beans. The land is classified as Grade 3 on the DEFRA Agricultural Land Classification Map. Under the soil survey of England and Wales, the soil type is Holderness which is described as slowly permeable seasonally waterlogged fine loamy soils and similar soils with only slight waterlogging. 6 General Remarks and Stipulations Method of Sale Hall Farm is offered for sale as a whole or in 6 lots by private treaty. Interested parties are advised to register their interest with the Shiptonthorpe Office at an early stage as the Vendor reserves the right to invite best and final offers by a closing date. Offers should be made in writing and should include the level of offer, proposed finance, proof of finance and solicitor details. Early Entry Early entry to the farm by the Purchaser for post harvest cultivations will be allowed on payment of a double deposit. Holdover The Vendors reserve the right of holdover to store and move the 2017 crop in the grain store until 30th April Tenure and Possession The land is offered for sale freehold with vacant possession upon completion. 7 Directions Travel south from the Humber Bridge along the A15, at the first roundabout take the second exit onto the A18 towards Humberside Airport. Carry on the A18 for approximately 16 miles. After 16 miles, at the roundabout take the first exit onto the B1203. After half a mile take the first right onto Ashby Lane, follow Ashby Lane into Ashby Cum Fenby. Once passed the 20mph sign and the first bend the Farm is on your left sign posted - Hall Farm Entrance.
