DESCRIPTION LOCATION Ty Mawr Farm is a wonderful historic old property with parts believed to date back to the medieval period sitting in a quiet rural location on the northern edge of the Brecon Beacons National Park in an area of high scenic value. Ty Mawr is situated on the edge of the village of Llanigon roughly a mile south-west of Hay-on-Wye at the north eastern tip of the Brecon Beacons National Park and close to the boundary between Powys and Herefordshire. The area is one of high scenic value with the quality of the land particularly noted. It sits on an area of gently rising ground between the Wye Valley and the Black Mountains to the south upon which there are registered hill grazing rights. 2 THE FARMHOUSE Llanigon is a small village that has a primary school, village hall and church, whilst Hay-on-Wye (1½ miles away) is a thriving market and tourist town, famous for its second-hand book-shops but providing a host of other facilities including livestock market, doctors and dentists surgeries, supermarket and various service industrial facility. The larger towns of Brecon (16 miles) and Hereford (22 miles) offer more in the way of social and shopping facilities and Abergavenny (20 miles) to the south provides dual carriageway access to the Severn Bridge and beyond. Ty Mawr has a traditional period farmhouse of some antiquity with parts believed to date back to the early 16th Century. It is mentioned in 'Brycheiniog - The Houses of Breconshire' as "being remarkable as the only timber-frame farmhouse in the district." Although the house is in need of some expenditure, it offers charming accommodation in a most attractive setting with various ponds and extensive gardens surrounding it backing onto the Digeddi Brook. The latter are attached to a stone barn that is separately owned. THE LAND In all the farm comprises about 197 acres of outstanding pasture and arable land with some woodland and dingle. The land is situated in a slightly scattered pattern mainly to the south of the farmstead and is well serviced by Council adopted roadways and watered by natural springs, streams or water tanks. Parts of the land could very easily be sold off in separate sections and there is significant neighbour interest in this, if the purchasers felt that a smaller acreage would suffice. The land extends from about 400 to 1,000 ft. above sea level and has a variety of aspects. There is some attractive areas of woodland and conservation areas with some rough grazing to the south east.
