Situation The land at Monkhopton lies in open countryside to the south west of the village of Monkhopton. The market town of Bridgnorth is within easy vehicular access (6 miles) as are Shrewsbury (16 miles) and Telford (17 miles) - (all distances are approximate). The M54, close to Telford, provides good access to the M6, M5, M42 and M40. Birmingham airport is about 1.5 hours travel away. General Remarks The sale of this good quality block of arable, pasture and woodland presents a unique and rare opportunity to purchase a significant area of land in the beautiful eastern end of the Corvedale in south east Shropshire. It is predominantly classified as Grades II and III on the Agricultural Land Classification Map for England and Wales. The arable rotation has consisted of Winter Wheat, Winter Barley, Oil Seed Rape, Winter Oats and Beans and the land has been farmed to a high standard. The fields are good sized and access to them is either via adjacent Council maintained roadways or farm tracks. The growing timber in the two compartments of woodland is approximately 50 years old and has been commercially managed.

4 Environmental Scheme Lots Two, Three and Four are in an Entry Level Stewardship Scheme which terminates on 31st September Basic Payment Entitlements The arable and pastureland is registered with the Rural Payments Agency. 7 Lot Two Ash Coppice Mixed broadleaves and conifers with the principal species being Ash interspersed with Douglas Fir, Japanese Larch and Sitka Spruce.
