DESCRIPTION This unique /- gross acre offering consists of /- net acres of almonds that were planted in January of 2013 on a 22 x 18 tree spacing with varieties to include 50% Nonpareil, 25% Sonora, and 25% Independence. This young producing orchard is located in the desirable farming area to the east of Highway 99 in Tulare County, and has two (2) sources of water with surface water delivery from both Lower Tule River Irrigation District and Saucelito Irrigation District and a series of four (4) electric irrigation wells. The (LTRID) water use summary report for turnout had a metered use of /- acre feet of water or.89 acre feet per net acre as of July 31st, The 2018 water use charge ranged between $65 per acre foot to $85 per acre foot of delivered water depending on the source of water, and a $38 per acre assessment that is due and payable to (LTRID) via two installments on December 21st and June 20th during the District s water year. Block(s) 40 South and 40 East are located within the boundaries of Saucelito Irrigation District and receive surface water delivery from the District s A-lateral distribution pipeline via turnout(s) A-5.84 and A-5.5N The District reportedly consists of approximately 19,468 +/- irrigated acres subject to receive approximately 21,500 +/- acre feet of Class 1 entitlement and 32,800 +/- acre feet of Class 2 entitlement from the Bureau of Reclamation. For the 2018 crop year, the District delivered 85% of it s Class 1 entitlement, and approximately 6,302 acre feet of water from it s Class 2 entitlement combined with other sources. The 2018 water use cost was $60 per acre foot for Class 1 water, $41 per acre foot for Class 2 water, and landowners were subject to a $99 per acre total assessment. The property also has a total of four (4) electric irrigation wells equipped with a 60 HP, 75 HP, 150 HP and 300 HP motor respectively. There is an irrigation well located on each of the four (4) farm blocks. The 300 HP electric irrigation well located on APN: adjacent to the reservoir was recently drilled in May of The combined flow from all of the wells was 4,207 GPM or /- GPM per net planted acre as reported via a series of pump tests dated 3/30/18. The orchard is irrigated via a double line drip irrigation system with access points for both the irrigation main line and supply water line across both Road 168 and Ave 128 that are interconnected to a centralized 230 x 230 reservoir with a 25 HP & 50 HP booster pump, and a series of nine (9) filtration stations.
