1 The Opportunity Monroe Land and Livestock is one of the finest agricultural properties in the Western U.S. The property is a 100% deeded, diversified farm and ranch operation. Monroe Land & Livestock Lovelock, Nevada The Property Location: 1625 West Reservation Road Lovelock, NV County: Pershing & Lander Counties Acreage: 2,310 acres m/l First Time Offering at $8,500,000 Location The ranch consists of 2,310 deeded acres in two locations. The headquarters is located just 5 miles South of Lovelock, Nevada which is in Pershing County. Lovelock is 90 miles Northeast of Reno on Interstate 80, Nevada s second largest city and the nearest commercial air service. Lovelock is the county seat and has a population of 2,000. The headquarters contains 1,500 acres, all of the improvements and all the irrigated production of the ranch. The summer country is located near Battle Mountain and is 120 miles on Interstate 80 just two hours from the headquarters.
2 Water / Irrigation The water is provided from Rye Patch Reservoir which is owned and controlled by the Pershing Water Conservation District (PWCD). The reservoir and dam were a Bureau of Reclamation project that is now owned by the PWCD. PWCD is owned by the land owners of approximately 36,000 irrigated acres in the district. Each owner has a prorata share of the water which is delivered to the property at an annual cost of about $30 Per acre per year. The reservoir holds approximately a two year supply of 200,000 acre feet for the 36,000 irrigated acres. New penstocks have been installed and a new hydro power connection is estimated to reduce water cost by as much as 15% annually. The water is applied via flood irrigation on the ranch and is delivered and applied from concrete canals. Application is via checks and borders of approximately 240 feet in width. All fields have been laser leveled. With 3 acre feet of flood irrigation, there is no problem with squirrels or gophers. Excepting a major drought, the ranch receives more than adequate water for a variety of crops. The ranch has nearly 8,000 feet of concrete ditches on site and recently installed over $350,000 of new concrete ditches; all irrigation facilities are in excellent working order, designed for ease of operation and application. Crops / Soils The soils on the ranch are a rich silty loam with excellent moisture retention characteristics. Soil depth is good and conducive for a variety of crops. Of the nearly 964 acres irrigated, a normal rotation is alfalfa with corn and or grain. Currently, there is approximately 600 acres of new seeding with 500 acres in winter wheat, estimated to yield 120 bushel, and 100 acres of new seeding alfalfa normally yielding 5 to 7 ton per acre. The remaining approximately 400 acres is in corn stubble ready for planting alfalfa. Corn yields are excellent. Overall, it is seldom you will find nearly 1,000 acres this productive and easy to irrigate and manage. The growing season is adequate for a variety of crops and historically mint, garlic and other specialty crops were raised. This ranch has long been known for alfalfa production. The non-irrigated portions of the ranch are used for pasture and calving. All fertilizer has been applied with the exception of some nitrogen in the spring. Crop insurance has been paid for the 2017 crop year.
3 Improvements The ranch has a very well maintained ranch style home, an older second home and two manufactured homes, all of which are in good condition. The other improvements are itemized below and consist of all steel structures for equipment, hay and grain storage. The shop is insulated and very functional. All livestock handling facilities are in excellent condition and the perimeter of the ranch is completely fenced. The ranch has a feedlot with concrete feedbunks and large working pens to accommodate 1,000 head. There are two 5,000 gallon fuel tanks with containment. The ranch is considered very well improved with functional buildings, all of which are in good working order. 4 Summer Country The summer range is located two hours from the headquarters via Interstate 80 on Battle Mountain. There are approximately 28,000 deeded acres and title is vested with PWCD. Like the irrigated land, carrying capacity and numbers are based on the pro-rata share of irrigated land and this ranch has approximately 810 acres of equitable ownership. This equates to the ranch being able to run as it has historically between 300 and 500 pair for the season between May and December or 7 months. Yearlings would be based on 2 to 1 ratio. Most interesting is that no outside cattle can be run, only livestock owned by the owners of the irrigated land. The elevation is around 5,000 feet and the grass is strong. Note: The owner also has an Oregon meadow ranch which is available as well. It is a beautiful meadow ranch with very nice improvements. Livestock and Equipment The offering includes all equipment as shown in the attached exhibit. Also included are 300 black, one iron cattle with calves (depending on the time of sale) and bulls. Any harvested hay on hand is available by separate negotiation, but all growing crops are included. Summary This is an opportunity to own a diversified combination farm / ranch.
