2 Location: The ranch is located in West Central Wyoming, approximately 20 miles east of Riverton, WY off Hwy 136 and 95 miles west of Casper. The ranch runs from an elevation of 5600ft up to 7400 feet at the top of Beaver Rim. Description: This is a very large high desert range operation with all lands in one block. Total capacity is rated a 1100 cow/calf units. Limited winter feeding is required with the purchase of approximately 550 tons of hay per year for winter feeding. Currently the ranch does not produce hay, however it has done so under prior ownership near the ranch headquarters. Livestock water is available from a mix of live water, reservoirs, springs, and solar and windmill wells. The ranch runs in common with other operators on its BLM lands and consists of two units, the Poston and Muskrat Open units. The seller is willing to split the ranch into these two units. This type of ranch is known as a horseback outfit with general operating costs low on an animal unit basis. Acrage: Total Ranch 6,656 deeded acres, 6,940 acres State Leases, 127,759 BLM acres, totalling 141,355 +/- contigous acres.the ranch consist of two units the Poston and Muskrat which are as follow: Postin Unit 5,096 deeded acres, 4,668 acres State Leases, and 28,516 acres of BLM totaling 38,280 acres. This unit has numerous pastures and is a good mix of both higher summer grasses and good winter pastures. The Poston Unit also functions as the winter unit for cattle that come from the Muskrat Unit. On this ranch there are several smaller pastures near the headquarters that serve as calving pastures with very good calving facilities. Muskrat Open BLM Unit: 1,560 deeded acres, 2,272 acres State Leases, and 99,243 acres of BLM, plus 8,705 acres with 102,535 acres assigned to the ranch. If this Unit is purchased separately there is a 120 acre parcel that adjoins the Hwy. This could function as a base of operations if it was fenced additionally. Also adjoining the Hwy is a State Lease pasture that is approximately 320 acres and currently fenced. Both of these locations have water sources and are within a mile of each other. The Muskrat is basically one very huge pasture. Cattle are distributed by managing water sources with drifting of cattle. The east end of the allotment is not all fenced. Much of the natural barrier is on Beaver Rim however, the BLM does require regular riding to keep the cattle straight between this allotment and the one to the east. The permittees share in the riding, water, and fencing duties.

3 Improvements: Overall improvements are very good with 3 homes, a big 4 bay shop and a large livestock building. All improvements have been constructed within the last 8 years. Corrals are all steel with chute and head-catches included. All improvements are located 7 miles from Hwy 136 on the Poston Unit. Forage: This operation is a big country open range ranch. Most grasses are native Fescue varieties, a short grass with lots of punch. Quality and conditions of the grass are good, even with recent drought conditions. The ranch has sagebrush cover throughout and there are some trees along the rim, and where water runs. Most of the land slope north away from the rim. The cattle that fit this kind of forage best are more moderate frame cows. The calves coming off this range tend to show good frame growth without becoming fleshy so they are green and will go on to grow very well. Carrying Capacity: This ranch is owner rated at 1100 animal units. With 716 cows running on the Muskrat Unit from 5-15 to and an additional 383 cows on the Poston Unit, plus taking on the cows from the Muskrat Unit during the winter months. The BLM shows 4,190 AUM s in the Muskrat Unit, and 3,149 AUM s on the Poston Unit, plus AUM s on the private lands of this Unit. Reasonable rating for the Poston Unit alone would be approximately 400+ head year around. Comments: This ranch is a good fit for a cattle operator looking for a no frills outfit at a reasonable price. The ranch has been impacted by our recent drought and faces a BLM grazing reduction this year of 30%. However, recent moisture has been good and overall the grass is in good condition.annual rainfall ranges from 7 to 12 inches with moderate winter snow cover.
