2 Fertile Farm Land & Expired CRP DESCRIPTION: The Goertz Farm is a flat, fertile block of deeded farmland, which also runs 200 mother cows. LOCATION: The farm is about 20 miles northwest of Malta, in north central Montana. Malta, with a population of 1,997, is located at the intersection of US highway 2 and US Highway 191 about 50 miles south of the Canadian Border. Harvre is 85 miles west. Glasgow is 74 miles east. 3 Big Blocks of Deeded, Flat Farmland Production: The 2012 spring wheat yielded about bushels/acre. The farm has traditionally ran 200 mother cows. Calves born mid- February-March are weaned in mid-october at pounds. In northern Montana, farmers traditionally seed crops in April or May, and harvests in August or September. The longer daylight hours in the summer compensate for the shorted growing season. The farm has grown spring wheat, winter wheat, safflower, canola, buckwheat, oats, barley, and alfalfa. The soils are a clay loam. Rainfall is +/ annually with variance. The CRP has substantial cover, and has produced excellent alfalfa mix hay. Water Pipeline through Expired CRP 3

4 Reservoir for Irrigation WATER: The farm has several large reservoirs. The largest reservoir has 100 acre feet of water right that was used to supply a 120 acre Valley low pressure pivot. This pivot is currently not included in the farm sale. Ask the listing Broker for more information. There are 22 filed water rights all of which transfer with the land. Three wells supply 9-10 miles of pipelines that service the pastures for stock water. The pipelines are buried 6 feet deep. This is a substantial investment. There are two developed springs, and various pits and reservoirs. Assiniboine Creek is seasonal. 120 acre Pivot SERVICES: Malta is about 20 miles southeast of the farm. Malta is the county seat of Phillips County.
