7 Traditional Lease Executive Suite Security Deposit Typically requires a large security deposit. Fully-refundable security deposit is equivalent to one month s rent.* Time Commitment Common Areas Furniture Generally 5+ years; lessee assumes risk of property. Additional cost of square footage, must be independently furnished and maintained. Lessee must purchase or provide furniture for offices and common areas. Flexible, low-risk lease terms starting at one month Fully-furnished common areas are provided for your use. Offices and common areas are fully furnished and included in the monthly rate. Utilities Lessee is responsible for the cost of utilities as well as the initial set up. Services are already set up; the cost of heat, electricity, and water is included. Maintenance Must be arranged and paid for by lessee. Maintained by the executive suite; included in the monthly rate Pass-Through Fees Lessee is responsible for real-estate taxes and operating expenses. Executive suite incurs all pass-through charges. Office Equipment Lessee must purchase/lease equipment or outsource printing jobs, binding, etc. State-of-the-art equipment is available and is pay-per-use. Conference Rooms Additional cost of square footage, must be independently furnished. Staff is managed by the executive suite; services are pay-per-use. expansion/ Contraction Lessee must continue to pay for vacant space; relocation may be necessary.
