Detached garages and servant quarters should have 35% of each exterior wall below the first ceiling plate line constructed of masonry. The exterior walls of buildings constructed shall be composed of 100% masonry, glass or other equivalent material. However, building accents such as wood, EIFS, Hardie Plank or decorative metal trim are permitted such they do not exceed 15 percent of the total exterior wall surface area. Mixing of more than one type of masonry material for exterior walls is encouraged. For the purposes of this chapter, approved non-glass, masonry materials may include Coppell Historic Wood or other siding shall consist of or closely resemble painted horizontal clapboard, horizontal shiplap, vertical tongue-ingroove or vertical board and batten siding. Materials other than wood shall consist of masonite, metal or vinyl. Metal and vinyl siding shall have a baked-on, non-glossy enamel surface or other factory finish which requires no additional coat(s) of paint at time of installation. Commercial buildings shall have a minimum of 60 percent glazed area (window and door openings) for ground floor primary facades. Veneer of exterior walls constructed of 4 x8 bricks, decorative block, split face stone construction, natural stone, stucco, or other masonry material approved and constructed in accordance with the Bedford Building Code, but shall not include concrete masonry unit (CMU) blocks. Brick, finished concrete, stone (natural and manmade), and cementitious stucco. Unfinished concrete masonry unit products such as cinder block or tilt-wall sections are permitted but must have an architecturally finished surface such as split-face, rusticated, natural stone, etc. Brick and stone of earth tone colors, other brick colors shall be permitted as accent provided that, in combination, accent materials and nonmasonry materials do not exceed the 20% nonmasonry benchmark on any one façade. Glass shall not exceed 50% of the total area of any one façade of a building. All structures shall be 80% masonry exterior exclusive of doors and windows. 3 Retail, Office, Agriculture Flower Mound Flower Mound Commercial, Industrial The front of the building shall consist of 100% masonry construction, exclusive of doors, windows, glass and entryway treatments, and atriums of glass and metal construction, provided that the exterior surface construction of such entryway treatments and atriums are in excess of 70% glass or windows; and all remaining sides or portions of the building below the first floor ceiling plate line shall consist of not less than 85% masonry construction, exclusive of doors, windows, glass and entryway treatments, and atriums of glass and metal construction, provided that the exterior surface construction of such entryway treatments and atriums are in excess of 70% glass or windows; all in accordance with the town's building and fire codes. All buildings with metal siding shall have at least two exterior architectural features for articulation, such as front porches, gables, awnings, or other exterior siding materials. Each metal siding shall not be considered an architectural feature. These features shall not apply to Large Retail Stores Shall be of exterior fireresistant construction having at least seventy (70) percent of the total exterior walls, excluding doors and windows. Page 3 Table 6-2 Roanoke Non-residential and Institutional Buildings All non-residential and institutional buildings shall have a minimum of 90% masonry for the first story, and a minimum of 80% for any story above one. Any exterior elevation of a nonresidential or institution building that faces, or is visible from a public street shall have a minimum of 100% masonry and no single elevation shall be comprised of less than 75% masonry. Comprised of brick, stone, decorative concrete block or tile, or other similar building units or materials (or combination of these materials) laid up unit by unit and set mortar, and shall exclude wall area devoted to doors and windows. Include brick, stucco plaster, concrete tilt wall, stone, rock or other masonry material of equal characteristics. Stucco and plaster shall only be considered a masonry material when applied using a 3-step process over diamond metal lath mesh to a 7/8 inch thickness or by other processes producing comparable cement stucco finish with equal or greater strength and durability specification Synthetic products (EIFSexterior insulation and finish systems, hardi plank, or other material of similar characteristics) shall not be considered a masonry material. 7 Southlake Light Industrial, Heavy Industrial Any exterior wall fronting on any street shall be constructed of masonry materials or glass, covering at least 80% of wall. Page 2 (b) Southlake Planned Unit Development Ordinance shall be required to comply with the masonry standards applicable to the most restrictive district in which the use is permitted. Page 2 (c) Westlake Local Retail, Office Park, Office Park-Hotel, Office-Industrial Park, Planned Development District, Government Use All buildings shall have exterior walls constructed of stone, brick, glass block, tile, cast metal, cast stone, or a combination of those materials. Exceptions to this requirement may be permitted on a case by case basis by the board upon submission and approval of elevation drawings of the subject structure, and material samples. This may include the approval of concrete or plaster/stucco where it is deemed important as a design feature and where it will be applied under the highest standards for quality and durability.
