2 EXHIBIT B CONDITIONS OF APPROVAL AND DISCLAIMER Unless specifically agreed otherwise in writing by the Committee, approval of the submitted plans is expressly conditioned upon the owner agreeing to assume the cost for any additional maintenance directly or indirectly caused by the proposed modification(s), addition (s), or improvement(s). During the approval process, the Committee may require that its architect, landscape consultant, attorney, contractor, etc., review the proposed plans. SUCH REVIEW(S) ARE VERY LIMITED IN SCOPE AND MAY NOT BE RELIED UPON BY THE OWNER TO ENSURE CORRECTNESS OF PLANS FROM EITHER A LEGAL, ARCHITECTURAL, STRUCTURAL, ENGINEERING, LANDSCAPING, ETC., STANDPOINT. 6 EXHIBIT F Fire Protection Restrictions for Village K (Montara, Lots 1-22) and Village X (Ravinia, Lots 24-43) 1. Exterior wall finishes: All structural exterior walls facing the wildland interface on the southernmost line of the residential lots along Villages K (Lots 1-22) and X (lots 27-43) shall be finished on all exterior surfaces with one hour fire rated materials. All unoccupied space below the first floor shall be enclosed with a perimeter wall having a one-hour rating on the finish of the exterior side. This wall shall extend from the adjacent grade to the first floor. The exterior side of any exterior wall shall consist of a combination of materials that together form a one-hour rated assembly. Any veneer material installed over the fire rated material must be of a non-combustible material or shall have a minimum of a one-hour fire rating. All glazed openings in exterior walls shall be dual glazed. Window frames must be certified and labeled to ANSI/AAMA/NWWDA 101/ standards or better for structural requirements. All exterior wood doors shall be a minimum 1 ¾ inch thick solid core type door or a rated 20-minute assembly. The total combined area of glazing and reduced thickness panels in each door shall not exceed 30% of the door area unless the dual glazed or fixed panels have been tested for a one-hour fire rating. Exterior doors constructed of materials other than wood and wood doors not meeting the minimum thickness requirement must be certified and labeled ANSI/AAMA/NWWDA 101/ standards or better, for structural requirements. One exception to this requirement is allowed: i.e. overhead doors (such as garage doors) shall not be required to comply with the fire resistive requirements established for other doors. 2. Architectural Appendages, Projections and Plan-Ons all architectural elements that are exposed to the exterior of a structure shall be on non-combustible construction. These elements shall include nay element of a building that projects beyond the exterior wall of the building including such elements as eaves, fascia board, gutters, shutters, pot shelves, balcony and stair rails, arbors, awnings and braces. Protection of eaves and fascia board shall return each side 48 inches. 3. Opening Protection All vent openings between the outside and interior building spaces shall be provided with a corrosion resistant wire mesh that covers the entire opening. The mesh openings shall be of a size that will not allow a 1/8 inch sphere to pass through. No individual vent opening shall exceed 144 square inches. Vent openings shall not be located on any building surface that is exposed to an adjacent wildland area. Exterior access openings to attic, underfloor, equipment closets an other similar points of access shall be protected by a ¾ hour rated access cover or by a door as defined in the Exterior Wall Finishes section above. 4. Roofing Systems the entire roof assembly for homes on these open-space-adjacent lots shall comply with code requirements for a Class A roof. Roofing materials that, due to their shape, are not in full contact with the roof sheathing (such as barrel tile) shall be firestopped at eave edges, ridge cap edges and any other places that are capable of trapping burning embers. Wood roofing materials regardless of classification, and other similar roofing materials that due to their size and weight are capable of becoming airborne during a fire shall not be used.

Chimneys Any chimney that is used to exhaust hot gases from any appliance that is capable of burning products capable of producing sparks or burning embers shall be equipped with a spark arrester at the top of the chimney. The spark arrester shall conform to the requirements of Section of the California Building Code, s988 Edition. 6. Accessory Structures All lots in Villages K and X referenced in this section shall not construct any combustible structures, additions, attachments, storage sheds or fencing. Only non-combustible materials can be used or placed within the fire protection areas. Landscaping is limited to fire resistant plants and no shrubs or trees will be allowed in this zone. 7. Other requirements may be adopted by the City and approved by the Fire Marshal for Villages K and X.
