2 Architect: Stanley / Carter Owner: Texas Facilities Commission Bid Project Status: Open to Bid Project Description: Flynn Construction has been selected as the Construction Manager at Risk and is now soliciting proposals for the Texas Facilities Commission Buildings G & T Renovation. These projects will consist of renovating 70,000 sf of office space at the Health & Human Services Campus off 49th Street. This Invitation to Bid covers two separate bids. One for Building G and a second for Building T. If inclined, feel free to provide proposals for both projects. If you anticipate any efficiencies in the event your company is awarded both projects, please include a credit for consideration. Scope of work includes but not limited to: Dust/Temp Protection, Periodic Cleaning, Final Clean, Trash Chutes, Abatement, Demolition, Concrete, Saw Cutting, Masonry, Structural Steel, Aluminum Railings, Millwork, Firestopping, Joint Sealants, Insulated Metal Panels, Roofing, Doors/Frames/HW, Access Doors, Glazing, Drywall Assemblies, Select Ceiling Replacement, Plaster, Resilient Flooring, Tiling, Painting, Specialties, Signage, Elevators, Sprinkler, Plumbing, HVAC, Electrical, Fire Alarm, and Pavement Markings. There are two (2) optional site-walks as follows. Wednesday :30 PM Thursday :30 PM We will convene in the Lobby off the main circle drive. All attendees will need to pick up a temp badge. 3 or fax to (52) by :30 PM on October th. Unit Costs UC # ($/sf): VCT abetment at Building G (per note, Opt. 3 on A- G300). UC #2 ($/sf): Remove, salvage, and reinstall carpet tile as needed for UC #. UC #3 ($/ea) : Provide pricing for any additional firestopping beyond the base bid (described below) for small and large conditions. Alternates Alternate #: Additional openings as noted on the Building T door schedule. Work applicable to Doors/Frames/HW, and Painting. Alternate #2: Remove and replace existing Building G Penthouse roof. New roof to be constructed with insulated panel on existing steel structure. This will facilitate the removal and replacement of steel and mechanical equipment within the penthouse. Work applicable to Demolition, Steel, Insulated Metal Panels, and Mechanical. General Project Notes Working Times & Available Areas: Building G: With exception to noisy work and shutdowns, all work will be permitted to take place during normal working times. We will be given an entire floor at a time with 00% of furnishings removed. Building T: The office space and corridors will only be available during after-hours times. Working hours will be from 6:00 PM to 2:00 AM weekdays with occasional weekend work as needed. It is anticipated to address approx. /5 of a floor (including protection, Non-occupied spaces such as penthouse, roof, utility rooms, etc. will be available during normal working times. Project Schedule: Reference preliminary project schedule found in the plan room. Personal Protective Equipment: Minimum PPE will be required in all areas and during all phases of the projects. Minimum PPE to include; hard hat, safety glasses, safety vest, long pants, and boots. Additional PPE such as; gloves, respiratory protection, goggles, coveralls, etc. will be required depending on the task. Badging: Please note all work takes place on a semi-secure campus and all employees must be badged through TFC. Demo & Waste Removal Notes Trash Chute : To be located on the south face of Building G to the far west side. The Chute should accommodate levels 2, 3, and 4. The chute will not be permitted for use during abatement. Elevators : A designated elevator will be assigned at all times for transporting debris and other materials. Abatement : Reference Limited Asbestos Survey. The abatement on the mechanical items on the 8th floor of Building T will need to be coordinated with the two mechanical shutdowns. It is anticipated the penthouse structure on the roof of Building G will need to be hoisted to the ground level. This hoisting will be by the abatement contractor. Equipment & Material Logistics:

4 Building G: The crane used for getting mechanical equipment/materials to and from the roof will need to be set up at either the circle drive (main entrance) or in the parking lot west of Building G. The parapets of the Auditorium (K Building) or on the west side of Building G will limit the angle of the boom. Use of a crane will only be permitted during weekend or holiday. The basement equipment/materials can either be brought in through the outside air well located to the south of Building G, brought in through the elevator, or a combination. Dismantle and reassembly of the outside air louver will be the responsibility of the mechanical contractor. Removal of the architectural building fins will be the responsibility of others. Building T: The crane used for getting mechanical equipment to and from the roof will need to be set up at the loading dock north of Building T. The outside air louvers will need to be removed and replaced to accommodate demo and new equipment. Exterior sealants by others. Saw Cutting Notes Stone Fins : To help provide access to the mechanical well on the south side of Building G, we are needing to cut back 3 architectural stone fins just above the well. This will require a horizontal and vertical cut approx. 2 off the structure. Cuts will need to be straight and removed stone to be salvageable. Metals Notes Building T Railing : Disregard option listed in Note A to modify existing railings. Figure all new railings per provided details. Demolition of Railing: Contractor installing new railing will be responsible for removing the existing railing just prior to installation of new railing. Masonry Notes Salvaged Material : All salvaged brick for the various patching will be taken from abandoned structures located north west of Building T. Glazing Notes Trash Shoot : Figure removing and reinstalling all glass and mullions at one window opening for floors 2, 3, and 4. Sealants Notes Building T : Although not specifically called for, new sealants will be necessary where old sealants are removed at the louvers on the roof level. Firestopping Notes Quantities: A small firestopping location shall be defined as a penetration 2 or less. Either abandoned or with pipe. A large firestopping is anything greater than 2. The base bis shall cover Include 20 small locations and 0 large. See Unit Costs for additional locations. Also, part of the base bid, please include cost to map out all existing locations prior to start of work. Mapping to be reviewed by the CMaR prior to new firestopping. Roofing Notes Building G Penthouse : New penthouse walls to be extended beyond existing footprint towards the east parapet. Although not fully designed, anticipate providing a Curb flashed into the existing roof to accommodate this additional wall. Elevator Notes Work Times : All work will take place during normal working times. Work will need to be phased to only shutdown a single cab at a time. Fire Suppression Notes New Heads at Building T : Reference the Reflective Ceiling Plans for new

5 sprinkler head locations. The RCP sheet for floors 5, 6, 7, and 8 are correctly drawn. However, the sheets showing floors, 2, 3, and 4 failed to show the heads in need of relocation. Additionally, the wrong symbol is used to show existing heads. Please figure relocating heads at wall modifications similar to what is shown for floors 5 through 8. Fire Protection plans are anticipated to be available prior to the site walks. HVAC Notes Building G Equipment : The 3 Air Handling Units for Building G have been pre-purchased by Flynn Construction. The selected mechanical contractor will be responsible for taking over this PO as part of their subcontracted work. All coordination and warranties will be the duty of selected contractor for the remainder of the project. The PO executed by Flynn has been made available. Please exclude this cost for purchasing this equipment from your Building G proposal. The full submittal has also been provided for your reference.
