1 Façade Improvement Specifications:, Greenville, MI SEE ARCHITECTUAL RENDERINGS ATTACHED $ General Building Permit: TO PROVIDE ADDITIONAL DETAIL: General Section: Permit for working on project. Contact building department for schedule of cost. $ Dumpster for entire project: Dumpster service for job site. (SEE OWNER FOR LOCATION BEFORE START OF WORK). $ Demolition: Front Elevation: Remove and dispose of existing commercial storefront exterior materials as illustrated by Arch. Renderings, Including: Building plaque Banner and related materials 20 years of Excellence Canopy and related materials Parker, Zarkowski & co. Metal items (hooks, bars, bolts, Etc.) attached to build on 2 nd and 3 rd floor wall area. Brown modern brick façade and related materials to expose original masonry/brick 1 story, include area under entrance to commercial space & residential door to upstairs apartments. Painted wood door frame for building address only. Storefront (200 Lafayette) exterior glass and interior plexi-glass & framework. Brass exterior framework for storefront is to be saved and reused for new glass installation. Aluminum door/transom window/hardware and storefront framing including 3 commercial sized panes of glass for building address 202 S. Lafayette only. Hold building plaque while renovation is in process and re-install after completion of project. 1

2 All pricing within this scope of work will reflect modifications to interior areas to allow installation of storefronts, transom windows, windows, and doors. Modifications to exterior will result in many changes to interior surfaces, all interior changes due to exterior work will be brought back to finish stage (I.E. Trim material, caulking, priming (if needed) painting and/or staining). Interior trim materials will match surrounding adjacent materials as closely as possible. Verify style and size of matching trims with owner before installation of any materials. $ 202 S. Lafayette - Storefront: Furnish and install new (bronze) anodized aluminum fixed framing as manufactured by Tubelite, Inc. or approved equal, into existing space and clear 1 inch insulated safety glass. Include caulking, labor; and trim materials (smooth texture Hardy style cement board trim work (if needed). Upon completion the new framing/windows will have the same design as shown on Architectural rendering supplied with energy efficient windows and a weather tight exterior. Further detail and guidance will be provided at contractor walk thru. $ 202 S. Lafayette Entry Door and Frame: Furnish and install new (bronze) anodized aluminum frame as manufactured by Tubelite, Inc. or approved equal and entry door with transom window and weather stripping. Make sure door swing out per code. Verify door style, color, and finish of door with owner prior to purchase and as part of bid proposal. $ - Storefront: Furnish and install into existing space clear 1 inch insulated safety glass using original saved brass framework. Include caulking, labor; and trim materials (smooth texture Hardy style cement board trim work (if needed). Upon completion the original framing & new windows will have the same design as that being replaced with energy efficient windows and a weather tight exterior. $ Existing Wood Door and Frame: Furnish labor and material to strip/repair/refinish existing door, restore door to its original condition as best as possible (stripped, sanded, and two coats of urethane finish). Furnish and install new (bronze) anodized aluminum frame & weather stripping as manufactured by Tubelite, Inc. or approved equal. See 202 S. Lafayette door specification for details. Upon completion, exterior door will be solid, secure, and weather tight. 2

3 $ Canopy/Awning: New cloth canopy/awning to be purchased and installed along entire front of commercial space (please see SHPO awning policy bulletin for guidance). Also, see Architectural rendering for guidance on placement and details (building numbers, name, etc. ( only) on front edge), Metal framework will be attached to brick with manufacturer s approved anchors for a tight fighting, non-corrosive, weather tight seal. $ Windows 2 nd Story Front Elevation: Remove and dispose of existing windows and any related materials completely. Furnish and install new SINGLE HUNG wood exterior and interior window units (with screens) as manufactured by Marvin Windows, or approved equal. All second story front elevation windows are to be two over two with a vertical divide style and clear arch window top per SHPO requirements. DO NOT use Architectural Design as a guide for these windows. Furnish and install new wood exterior trims. Verify color with owner before ordering windows. NOTE 1: Include in price shimming, blocking, exterior flashing, insulation, and caulking, etc. to meet manufacturer s written instructions. $ Exterior Re-pointing/brick replacement: Furnish all labor and materials needed to clean, patch, and repoint existing brick in need of repair on front elevation. Also furnish all labor and materials needed to replace any missing or severely deteriorated brick on front elevation. This is not a total brick restoration, the intent is to shore up any brick that is in need of work, repair where needed, for a solid exterior façade ready for paint. Note: Please see the attached Secretary of Interior PB for selection of mortar that will comply with best use type of brick on building. It is expected that the mortar will be softer than the brick as to not cause bricks to be damaged before the mortar deteriorates. All contactors MUST provide mortar information prior to starting project. $ Paint front Elevation: Furnish all labor and materials needed to power wash at 1500 psi all painted surfaces. Scrape/remove all loose materials to provide solid surface ready for prime/paint. Prime bare brick/mortar as needed, and paint all brick surfaces of front elevation with 1 coat of finish product. Use materials provided by O Leary Paint Company: Barrier coat primer 5090 series for any bare brick and mortar, and 2000 Solar Ceramic Acrylic Flat paint for final application. Or approved equal products by owner/tpa. Spraying of walls is acceptable with brush and roller follow up to assure complete coverage and solid adherence. 3

4 Brush/roller application is preferred. Verify color(s) with owner. Two colors will be utilized; walls one color, hoods, stars, edges of upper rectangles, indentation edge surrounding windows, and dental work the other color. Prep work, priming, and painting will follow paint manufacturer s written instructions and include: trims, walls, cornices, lintels, dental work, etc. Note 1: Second story will need one coat of finish product and the first story will be a two coat application with a tinted primer undercoat due to the brown brick removal. 4

5 Rear Elevation: $ Demolition: Remove and dispose of existing rear elevation exterior materials as illustrated by Architectural renderings, Including: Signage and related materials Parker, Zarkowski & co Canopy and electrical roof heat wiring and related materials. All existing siding and related materials exposing brick. Remove, hold, and re-install existing downspouts. Exterior metal stairwell and related materials to 2 nd floor. Building 202 rear 1 st floor entrance and building nd floor residential entrance door wall lighting. Existing dirt and any other related materials needed for new basement access door installation. $ Canopy/Awning: New cloth canopy/awning to be purchased and installed above rear entrances to 200 and 202 S. Lafayette commercial spaces and above 2 nd story entry way to residential area for (please see SHPO awning policy bulletin for guidance). Also, see Architectural rendering for guidance on placement and details. Metal framework will be attached to brick with manufacturer s approved anchors for a tight fighting, noncorrosive, weather tight seal. $ Windows Rear Elevation: Remove and dispose of existing windows and any related materials completely from 200 and 202 S. Lafayette rear elevation. Furnish and install new SINGLE HUNG wood interior & exterior window units (with screens) as manufactured by Marvin Windows, or approved equal. All rear elevation windows are to be one over one with clear glass and no mullions per SHPO requirements. All windows will match original configuration/size. Furnish and install new wood exterior trims. Verify color with owner before ordering windows. NOTE 1: Include in price shimming, blocking, exterior flashing, insulation, and caulking, etc. to meet manufacturer s written instructions. 5

All contactors MUST provide mortar information prior to starting project. $ Walnut Shell Blast Coating Paint Removal: Furnish all labor and materials needed to walnut shell blast coat, specifically selected exterior portion of rear elevation to original brick for the purpose of priming and painting. Upon completion, brick will be clean, sound, and ready for primer and paint. NOTE: See attached guidance sheet regarding Walnut Shell blasting and practices/procedures. $ Paint Rear Elevation: Furnish all labor and materials needed to power wash at 1500 psi any remaining painted surface (do not power wash any bare brick), scrape/remove all loose materials to provide solid surface ready for prime/paint. Prime bare brick/mortar as needed, and paint all brick surfaces of rear elevation with 1 coat of finish product. Use materials provided by O Leary Paint Company: Barrier coat primer 5090 series for any bare brick and mortar, and 2000 Solar Ceramic Acrylic Flat paint for final application or approved equal products by owner/tpa. Note 1: Any area where siding/trim was not removed will need one coat of finish product and anywhere there was siding/trim was removed will be a two coat application with a tinted primer undercoat. $ Signage: Design with owner new metal sign to meet City of Greenville sign ordinance (approx. 3 x4 ). Have sign made by local sign company. Furnish and install materials to make sign and labor to install new sign and installation brackets to assure sound and stable condition. Verify with owner location of sign. 6

7 $ Exterior Electrical: Furnish and install labor and materials to install new 1st & 2 nd floor back entrance door electrical fixtures and related materials (door opening side). $ Gas Meter relocation: Work with owner on contact and providing permission for gas meter relocation: Provide all labor and materials necessary to move existing gas meter to new location as described at walk through (under new exterior staircase). Include all exterior and interior piping, fittings, testing, and fees required. $ New Exterior Stairway and basement wall removal: Furnish and install all labor and materials for a new stairwell structure. Include cutting out basement foundation wall to size that allows new entrance opening. Include headers, lentils, framing, door frame, and any other needed materials to meet State and Local code requirements for stairwell opening. See attached architectural blueprints for details for complete stairwell construction. 7

8 Basement: $ Demolition: Remove and dispose of existing basement materials as illustrated by Architectural renderings, Including: Wood framing and finish doorway in dividing wood wall. Electrical materials in basement where new basement door is to be installed. Stone and/or dirt to level floor area where new concrete slab is to be installed for basement door. $ Interior Basement Doors: Furnish and install new interior solid six panel wood doors and jambs as manufactured by "COLONIST" or approved equal. Installation to include all finish hardware (including door hinges and handles) and finish trims. Provide a secure and tight fitting door in two locations in basement. Verify finish/style with owner. $ Mechanical: Furnish and install labor and materials to move existing heating/cooling runs from area where new Bilco door and basement set of steps will be built. Upon completion, 1 st floor will have the appropriate materials to heat/cool entire commercial area using as many saved materials wherever possible. $ Interior Electrical: Furnish and install labor and materials to move existing electrical fixtures and related items where new basement door will be built. $ Interior Re-pointing/brick replacement: Furnish all labor and materials needed to clean, patch, re-point and replace missing existing brick in need of repair/replacement on basement wall. This is not a total restoration, the intent is to shore up any brick/block that is in need of work, repair where needed, for a solid interior door opening. 8

It is expected that the mortar will be softer than the brick as to not cause bricks to be damaged before the mortar deteriorates. All contactors MUST provide mortar information prior to starting project. $ Basement Concrete Pad: Furnish and install new concrete pad in rear area where Bilco door is to be installed into basement. Excavate to provide sufficient depth to install a 4 inch thick pad system. Attain a minimum 28 day compressive strength of 4000 Pounds per sq. inch. Using only machine mixed concrete, place within one hour after adding water. 9
