The Owner has the right to accept bid in part or whole and the right to reject all bids when in the best interest of the County Contractor shall bid the work based on plans, specification and all issued addendum. No material/tools/workers sliding off the roof and landing on general public All access to be from exterior of building Verify dimensions did find one off by 2-5 across the front of the building There are 6 locations with multiple slopes tie together Need full coverage of self-adhered membrane Cover that with detailed metal pan (details 9 & 10) fully soldered Will need EIFS trimmed and flashed at several locations (details 5 & 6) New manufactured snow/ice guards are included/required (two-pipe system system) Provide a short row above each PVC pipe vent New gutters and downspouts are included/required Self-adhering sheet waterproofing to be installed by end of each day s work. Tear-off no more than you can make Watertight each day. Board Meeting for contract award is scheduled for September 18. The notice of award will be issued in the next couple of days. Submittal review will be reviewed in couple of days after submitted to A/E Power and water will be available to the contractor at no cost Contractor to provide toilet facilities. No asbestos was found when tested. Disposal permits will not be required; the County will be providing a dumpster and assuming all liability and dumping requirements. Fascia to be painted white (fascia is behind the existing gutters) The County be available daily to inspect the deck Building permit the County will obtain, no fees will be charged. Available working hours are sun up to sun down, seven days a week. Be sure to coordinate with the owner. Days that contractor can t work - not as of now, but there are days to be aware of, i.e. football home games. The down spout been checked and are operable now (including the underground piping). There are a few existing leaks, but nothing substantial Rain days will be determined by the contractor, but rain is expected to happen. The schedule should allow for completion even with some rain days. The work site is non-smoking, within 30 feet of the building Trailer and equipment parking will be available in the rear of the building. Bid Submission; #7 certificate of required insurances endorsing the county as additional insured. This needs to be included with the sealed bid. Red rosin paper underlayment is only required if your metal roofing manufacturer requires it as part of the roofing system. Roof deck is 14.5 mm OSB. Gutters and downspouts to be 040 aluminum Vents and mechanical units that span thru standing seams require metal curbs to be made and flashed as part of the roofing system. These are to be detailed per manufacturer requirements and need to be a part of the submittal process. Substantial completion 90 days, measured in consecutive days Final completion 30 days Visited site Staging Area; Location will be available for crane/lift/scaffolding, dumpsters, etc. DESCRIPTION OF WORK The project consists of removal of existing shingle roof to the existing deck (includes two metal roof sections) and installation of new standing seam snap lock metal roof system including self-adhering sheet waterproofing underlayment (full coverage), mini standing seam two-pipe snow guard system, pipe boots and required metal roofing flashing TOTAL BASE BID: Lump sum price for Roof Replacement for Louisa County Library, Louisa, Virginia, complete and in accordance with drawings and specifications. 2 of 3

3 UNIT PRICING: UNIT PRICE # 1: Replacement of any damaged wood decking material with matching in kind material (exposure 1, 19/32, 4 x 8), roofer to provide all materials and labor. This Unit Price amount will be included in the Total Base Bid. The final contract amount shall be adjusted upward or downward based on the actual amounts used. Unit Price # 2: Replacement of any damaged wood fascia material with matching in kind material (length, width, thickness & grade), roofer to provide all materials and labor. This amount will be included in the Total Base Bid above. The final contract amount shall be adjusted upward or downward based on the actual amounts used.
