OWNERS FORUM The guest was in attendance regarding a follow up on a number of maintenance issues that she had addressed at the previous meeting. The Owner then left the meeting with the thanks of Council. 3. ADOPTION OF THE AGENDA It was then MOVED and SECONDED (Martin / Shindler) to adopt the Agenda, as presented. CARRIED 4. MINUTES OF THE PREVIOUS MEETING Council reviewed the Minutes of May 30, 2011, after which it was MOVED and SECONDED (Martel / Smith) to approve the Minutes, as circulated. CARRIED 5. GENERAL STRATA CORPORATION BUSINESS Carried Over A. Alterations B. Roofing Inter-Provincial Roofing Consultants has just carried out the two-year warranty inspection of all but four roofs at A meeting has not yet been held with Sean Lang from Inter-Provincial Roofing Consultants, a representative from Crown Roofing and Council regarding the work completed at and The holdback amounts for this work have been paid out.

2 June 27, 2011 Page 2 C. Caretaker s Suite D. Signage NEW BUSINESS A. Irrigation Waterworks Irrigation has started the irrigation system at an area at the north side of and around the Recreation Centre. This system works manually and Waterworks Irrigation was asked to provide a quotation for a timer installation. The quote is in the amount of $1, (HST included). It is to install one control valve, a valve box and a battery-operated field timer for the north irrigation system. It also includes the supply only of the control valve to be installed on the copper piping for the south irrigation system. This work is to be done by a plumber and the labour is not included in this quote. Once the valve has been installed by others, a second field timer would be supplied and installed by Waterworks Irrigation. Corona Plumbing will be contacted to see if they could provide a quotation for the entire work, or otherwise for the installation of the control valve. Corona will also be asked to fix the hosebib tap outside of the Recreation Centre properly. 7. COMMITTEE REPORTS A. Landscaping It was, however, reported that the landscape consultant is proceeding and is shortly going onto Phase 2 of the project. An update on the tree plan has been received from the arborist. B. Building A meeting was held with the consultant Ralph Jack of CSA Building Sciences. C. Finance D. Recreation Centre Latham s Mechanical has been asked to schedule the repairs to the two heat exchangers serving the pool and spa, which will require the facilities to be shut down for a two-day period. At the same time, Coit will be asked to attend and carry out the cleaning and sealing of all floor tile in the washrooms and to recaulk the shower stall surrounds, which had been approved previously. 3 June 27, 2011 Page 3 8. PROJECTS A. Fencing The consultant has been asked to give a proposal for a full fence assessment and develop a plan for the repair and painting. B. Balconies The review report and design development phase is proceeding. C. Infrastructure Study / Implementation MPT Engineering has started the survey task, which is to find access to the underground services. After that, Corona Plumbing will be asked to come in and do the lifting of those that are buried underground. An explanation will be sent to the Owners. D. Human Resources Given that at this time, it is unknown when the Caretaker will be able to return to work. It was MOVED and SECONDED (Smith / Carmen) for Council to approve advertising for a temporary full-time relief Caretaker. CARRIED E. Welcoming Package There was nothing to report. F. Bylaws There was nothing to report. 9. FINANCIAL REPORT A. Operating Statements Council reviewed the operating statements for May 2011, after which it was MOVED and SECONDED (Carmen / Shindler) that the operating statements for May 2011 be adopted, as prepared by The Wynford Group and subject to audit. CARRIED B. Receivables Report Council reviewed the accounts receivables report As directed at the previous meeting, lien warning letters and legal action letters were issued. Reminder If you have not yet paid the Special Levy that was payable on June 15, 2011, please do so immediately. 10. CARETAKER The Caretaker is still on leave. 11. PROPERTY MANAGER S REPORT A. Site Visits Council reviewed the site visit reports.

4 June 27, 2011 Page 4 B. Correspondence Council reviewed 31 items of correspondence. As to a letter from Unit # , asking for permission to install a folding staircase to provide easier access to the attic area, it was MOVED and SECONDED (Laitinen / Smith) that permission be granted, subject to the Owner signing an alteration agreement letter, to include that the Owner ensure that no air circulation is blocked. Unit #4 Alterations A response has been received from the Owners regarding certain alterations and a follow-up was sent asking for documentation.

5 June 27, 2011 Page 5 B. Unit #5 Windows Ralph Jeck from CSA Building Sciences has looked at the area and a report is awaited. C. Unit #10 Report CSA Building Sciences / Trellis An updated report regarding the trellis is awaited. D. Unit #13 Windows The confirmation has been received that the windows were replaced, and a letter was sent to the Owner. E. Unit #16 Trimming of Cedar / Trellis A report is awaited from CSA Building Sciences regarding the trellis. F. Unit #24 Report CSA Building Sciences / Trellis An updated report is awaited. G. Unit #29 Windows CSA Building Sciences was asked to try and access the unit again, together with a representative from Ocean West Construction. H. Unit #33 Shed / Concrete Slab Documentation I. Unit #41 Deficiencies This item is pending. J. Unit #47 Caulking / Painting Ocean West Construction will undertake the outstanding caulking and also will look at the required painting again of the exterior wall. K. Unit #48 Trellis A report is awaited from CSA Building Sciences. L. Unit #53 Building Permits / Legal Action There was nothing to report. M. Unit #54 Deck The Owners provided drawings for the addition of the deck of the sunroom. This will be reviewed by the Building Committee but will likely request further documentation before this can be considered Building A. Unit #15 Leak This was a previous leak and the area had received some epoxy injection, and the leak appeared to have stopped, however since resurfaced. CSA Building Sciences have been asked to look at the unit again. B. Unit #24 Trees This was deferred pending the consultant s report. C. Unit #25 - Trees This was deferred pending the consultant s report.

6 June 27, 2011 Page Building A. Unit #13 & #14 Driveways Renewal of these driveways was previously approved and the contractor had another look at the area. The Owners have now asked that a section of their driveway be paved over when it is re-done. They are also asking that a concrete corner at the end of the driveway be removed, which will then require resodding of lawn. Council discussed this matter; however, is unable to approve the request to cover up the section, as there could be services underneath. In addition, this open area is original. The contractor will be asked to provide a price to repair or install a new curb. B. Unit #27 & #28 Driveways, etc. The Building Committee will review the reported maintenance issues in the near future. C. Unit #60 Alterations The required documentation has been received Reminder re: Parking Residents are reminded that parking of vehicles is not permitted on the common roads within Mariners Village. Parking on the common roads may mean that you might be subject to towing without notice. 13. MEETING TERMINATION There being no further business, the meeting was adjourned at 8:05 p.m. The next Council Meeting will be held on Monday, July 25, The Strata Corporation s Website: All Strata Lot Owners have access to a secure site for Mariners Village.
