13 Pioneer Collection Specifications Specifications could vary to some extent per floor plan. Any changes in specifications will be listed on change orders and in Buildertrend and will override the specifications listed in this document. Not all items apply to every floor plan. Foundation Block foundation on grade with brick façade. Builder will determine the best foundation type based on the topography of the lot. All concrete footings will be reinforced with rebar. Waterproofing from top of footing to grade as needed. French drain installed in a gravel bed around perimeter of house. Footings are treated to prevent termites Base pricing is for the home at a setback of 40' from the road. Final price will be based on land topography and site conditions. Framing The home will feature 9' ceilings on both the first and second floor. All load bearing walls are constructed with wood studs spaced at 16' on center. The exterior wall sheathing will be covered with housewrap and taped at the joints, around windows, and door openings. The roof system will be spaced per plan and will have OSB decking. Engineered beams will be placed as required. Insulation Cold walls will have R-13, sloped ceilings R-22, flat attic areas R-38 blown insulation, and floors will be R-19. Base plates, windows, and exterior corners will have spray foam. There will be a spray foam seal at base framing as well. Attic will be ventilated with continued soffit and ridge vents. Windows and Exterior Doors Windows are YKK AP Styleview single hung vinyl, in a choice of white or tan, with clear lites. Front door is a stain grade wood door. The Colter, Clark, and Bridger plans will also include stain grade side lites. Back, or porch door is a steel full lite door with clear glass. Door will be painted to match the corresponding trim, interior and exterior. Garage pedestrian door will be a 6 panel fire rated steel door, painted to match corresponding trim. Garage home entry door will be a fire rated version of the interior doors. Garage and Driveway The home will have a 2 car, side facing garage, with the exception of the Colter. The garage door is Amarr Stratford 2000, with short raised panels, with your choice of color, and window style. Garage will have painted, smooth finished sheetrock, with baseboards. Garage will have a concrete floor. Driveway is to be gravel, with a 720 square foot concrete turn around. Gutters 6" seamless aluminum gutters in your choice of color. 3 x 4 Downspouts will drain onto splash blocks. Roofing Roofing materials include 15 lb Felt Underlayment with ice shield in valleys, and 30 year Architectural shingle in your choice of color, subject to Architectural Review Board approval. Continuous ridge vent and Hardie perforated soffit will provide ventilation. Exterior Finishes The exterior of the home will be comprised of HardiePlank lap siding, Hardie Board and Batten, and brick. Lap siding, board and batten, and trim to be painted in your choice of colors. 16' Soffits are also Hardie board, fascia and friezes are Miratec. The home will have a brick over block foundation, All other brick will be per the plan elevation Columns and shutters to be rough sawn pine, stained or painted. Front porch floor will be brushed concrete, with railings of treated lumber, painted or stained to match trim, should the site require a handrail. Front porch ceiling will be bead-board, painted or stained in your choice of color. Back porch or deck will be treated lumber for both floor and railings, per the individual plan. Heating, Cooling, and Comfort Each home shall have its own properly sized Amana, or comparable, 14 seer heating and air conditioning unit(s). Thermostat will be provided for each unit Appliances Frigidaire Gallery Package includes Stainless Steel side by side refrigerator, dishwasher, microwave/ hood, and freestanding electric range. Any deviation from the standard appliance types may result in additional cost such as cabinet redesigns, venting range hoods, additional electrical requirements, or adding a gas line. *all plans subject to change

Pex water supply lines, PVC drain lines An ice maker connection is included. 2 exterior hose bibs per plan are provided. All toilets are American Standard 2 piece elongated chair height in white. Powder Room - A pedestal sink, and a 4 inch centerset faucet in your choice of finish, from JHH Selections Package. Kitchen - Pull Out Spray Faucet in choice of finishes from the JHH Selections Package - Undermount stainless steel sink with a selection of 3 standard bowl configurations. - Insinkerator Septic Enzyme garbage disposal Master Bath - (2) 4-inch Centerset faucets from the JHH Selections Package in your choice of finish. - Shower faucet from the JHH Selections Package in your choice of finish Guest Bath - (1) 4-inch Centerset faucet from the JHH Selections Package in your choice of finish. - American Standard drop in tub/shower combination, with tile surround and tub/shower faucet in your choice of finish. Electrical and Lighting Lighting fixtures are to be chosen from one of the groups in the JHH Selections package. Incandescent can lights are also included per the electrical plan. Any variation from the standard lighting/electrical plan could incur additional cost. CAT 6 wire, and RG-6 Quad Shield cable All switches are white toggle. Service is built on the garage side of the house closest to main feed Installed underground A minimum of (2) exterior electrical outlets are included. Painting and Sheetrock Interior walls and ceilings will be ½" sheetrock with a smooth finish. Garage walls and ceiling will be 5/8" sheetrock, per fire code. All walls will receive one prime coat and one finish coat of flat wall paint. Homeowner may select up to (3) wall colors. Trim color is SW 7008 Alabaster in a semi-gloss finish. Closets and garages, and ceilings will be painted SW 7006 Extra White in a flat finish. Fireplace and Mantels Each home will have a 36" ventless gas fireplace with remote controlled gas logs. Homeowner to purchase or lease tank and regulator, and fill tank. JHH will bury tank, trench to house, and make all connections from regulator. Fireplace surround is to be from homeowner's choice of Horizon Stone, from floor to mantel, with sheetrock above mantel. A choice of Pearl Lexington or Shenandoah mantels, stained to match hardwood floor. Interior Trim Door and window casings, and baseboards may be chosen from the 3 styles in the JHH Trim Packages. Crown molding is not included, but may be added for an additional cost. Interior doors are to be 6'8" Masonite, choosing from the Carrara, Roman, or Winslow styles. Columns will be sheetrock wrapped, or rough sawn pine, per plan. All half walls will have a wood cap, painted to match trim. Stairways will have a half wall with a wood cap, unless otherwise indicated by plan. Stairs will be carpeted. Door Hardware, Bath Accessories, and Shelving Callan Bennett interior door lever in a choice of finishes. Callan Colton or Chatham front door handle set with a choice of finishes. Interior door hinges to match interior door hardware. All bathrooms will have decorative toilet paper holders, towel bars, and towel rings from either the Delaney 500 or 700 series in a shape and finish to complement corresponding plumbing fixtures. Plate glass mirrors will be provided in all full baths, a mirror is not provided for the Powder Room. A clear glass framed shower door is provided for the Master Shower. Closet and pantry shelving is ventilated, vinyl coated wire shelving per plan. Cabinets, Countertops, and Vanities Cabinets will have a Shaker style recessed panel door in a choice of (4) painted colors and (2) stain colors. Cabinets will remain consistent throughout the home, the same in kitchen, baths, and laundry if applicable. Granite countertops have been chosen to coordinate and complement each cabinet door color, and will also remain consistent throughout the home. All kitchen cabinets will be trimmed in crown molding. Granite countertops will have a 4 inch granite backsplash. Standard height for vanities is 36 inches. *all plans subject to change

15 Pioneer Collection Specifications Continued Flooring Hardwood - For the public areas of the home, and the master bedroom, there is a choice of sand and finish in place 3 ¼" red oak hardwood flooring #3, or Mohawk's Rustic Manor Wood Plank Laminate flooring. Carpet - Guest Bedrooms and finished Bonus Rooms will be carpeted in either Featured Attraction, or Westhaven Pointe styles of carpet by Mohawk, in your choice of colors. Tile - Master bath shower and floor will have 12" x 24" tile for the bath floor and shower walls, and coordinating 2" x 4" shower floor tile. - Guest bath will have 12" x 12" tile for floor and tub surround - Tile is to be chosen from the JHH Pioneer Selections Package and will remain consistent in all bathrooms. - Master bath shower and Guest bathtub/shower will include a 12" x 12" tile niche. - Master shower will include a solid tiled bench. Not all items apply to all floor plans. These specifications only list the standard selections which pricing has been based on. Many items may be upgraded at an additional cost. Any upgrades or changes to these plans are charged as follows and added to contract as a separate line item for cost of upgrades. Selection alterations and upgrades will have a $200 charge per item plus 20% mark up on the hard cost. Any changes to interior walls and layouts will be 1% fee based on the list price of the home + any additional material cost related to the change. Any changes or alteration to the exterior walls and footprint of the home will be charged a 2% fee based on the list price of the home + any additional cost of building materials etc. associated with the change. *all plans subject to change
