It is masonry construction and was built in. It is a partial two storey building with a gross area of 4986 sq.m. Including shared space. Structural Summary: This building has a structural steel framed on concrete foundation walls on concrete strip footings,concrete slab on grade, concrete topping on steel deck second floor, and a steel deck roof. Envelope Summary: This building has a split face block veneer to approximately 24 high above grade used in combination with EIFS and metal cladding. Windows are double glazed in anodized aluminum frames. The roof is a single ply loose laid EPDM membrane. Interior Summary: The interior walls are primarily painted gypsum board, with accent strips of metal cladding in the main lobby areas. The floor finish is resilient sheet vinyl. The steel stair treads are rubber finished complete with non-slip inserts. Most corridor walls are 2 mm concrete block, painted. Fire rated hollow metal doors and pressed steel frames are installed on Janitorial, storage, and service rooms, in addition to stairwells. Classroom doors are SCWD in pressed steel frames. Mechanical Summary: Heating, ventilation and air conditioning for the facility consists of number of heat pumps located throughout. Piping and ductwork distribution systems from the main boiler room located in the Fox Run school. Mother Theresa school shares boiler plant, plumbing system, control system, fire suppression system and domestic hot water system with the Fox Run school. Fresh air is supplied to heat pump system by one, designated air handler located in the main boiler room. Humidification system is disconnected and no longer required by the Owner. Conventional plumbing fixtures throughout complete with domestic hot water recirculation system. DDC control system in place. School is sprinklered throughout. The cost of the main mechanical system components (including boiler plant, cooling tower, Industrial Ventilation etc.) included in the Fox Run school report. Overall mechanical system is in good condition. Electrical Summary: The 347/6V 4A CDP is fed from main distribution switchboard located in Fox Run School. The 225KVA transformer is used for stepdown voltage from 347/6V to 12/28V. The fluorescent light fixtures are the major source for the interior lighting. All the fixtures are T-8 lamps with electronic ballasts. Exterior lighting is provided by HPS wall packs around the building. Emergency lighting in the building is provided by battery pack emergency lighting fixtures. Exit lighting in the building is provided by LED. The fire alarm, telephone, Call and security systems meet current school facility requirements. In general the overall condition of the electrical distribution and systems are "Good".
