23 Building Envelope Assessment Roof: EPDM (1990 reroof) & clay tile (original to building) EPDM lap seams failing in several areas & is pulling away from parapets Repairs & penetrations made thru roof after installation are failing due to incompatible materials being used Clay tiles are in overall good shape with few loose and cracked Repairs made where tiles adjoin parapets are failing Copper gutters are damaged in some locations & allow water intrusion Recommendations: Replace EPDM roof Reroof clay tile porches, salvage existing clay tiles for reuse

24 Building Envelope Assessment Exterior Walls: Limestone base, brick, glazed terra cotta cornices, copings & accents Limestone is in overall good condition with little cracking, some mortar joints are deteriorated. North side has significant pollution staining. Brick mortar joints are failing in several locations. Some cracks appear around the building Terra cotta is in poor condition. Mortar joints are significantly deteriorated, repairs made in past are failing. Several pieces are chipped & cracked.

25 Building Envelope Assessment Recommendations: Clean exterior Repoint mortar joints Repair damaged limestone & brick Need further evaluation of terra cotta condition. Metal anchors supporting units may be rusted almost to failure.

26 Building Envelope Assessment Windows & Doors: Condition varies depending on location & weather protection. Second & third floor windows are in poor condition. Some frames are rotted away. Recommendations: Replace windows with significant damage Repair/replace deteriorated parts on other windows Repaint all windows & doors with exterior grade paint

27 Building Envelope Assessment Waterproofing: Existing waterproofing is probably deteriorated & failed in several locations around basement perimeter Tunnel to jail has water intrusion Recommendations: Install spray urethane waterproof system from interior of basement Conduct further investigation to determine condition of waterproofing system over tunnel
