Prior to construction, owner and /or their representative is responsible for submitting required information to the fire department to determine if fire sprinklers are required for this project. all coordination and associated costs are not the responsibility of the designer. 2. The intent of these drawings is to show all necessary items to complete this structure. Typical details & notes within these drawings apply to similar conditions, unless noted otherwise. All work & construction shall comply with all applicable building codes, regulations, and safety requirements. For items, methods, and/or materials not shown, the minimum requirements of the current California building code, California mechanical code, California plumbing code, California electric code, and all other local state and municipal codes and ordinances shall govern. 3. Steven F. Kubitschek is not responsible for fabrication, erection and/or safety. The contractor shall comply with all safety regulations. 4. The contractor shall hold harmless, indemnify and defend the owner, designer, engineer, and his consultants, and each of their officers and employees from all liability claims, losses, or damages arising or said to arise from the performance of work described herein. 5. While every attempt has been made to avoid mistakes in the preparation of these plans, the maker cannot guarantee against human error, therefore, the dimensions and specifications of these plans shall be verified by the owner/contractor prior to the commencement of construction, and any discrepancies shall be brought to the attention of Steven F. Kubitschek. 6. These plans have been drawn to comply with the clients specifications, and any changes made to them after prints are made shall be done at the clients expense. 7. All work shall be the best of their respective types, and contractors shall be responsible for observance of all state, county, and local building codes. 8. Fire, vandalism, and theft insurance by owner, public liability, and workman's compensation insurance by contractor. 9. The job shall be left broom clean, with windows and fixtures washed, and all debris removed by contractor. 10. The contractor shall give the designer 48 hrs. notice minimum when site observations are necessary. 11. Any and all engineering and survey work required in connection with this project shall be by separate contract between owner/contractor and the engineer of his choice. 12. When discrepancies arise between engineering specifications and architectural specifications, the engineer's specifications shall govern. 13. These plans, specifications, details, and designs are the sole property of Steven F. Kubitschek. Construction is limited to a one time use on the property named herein. These pages may not be displayed, copied, or used in any way without the express written permission of Steven F. Kubitschek. 14. All work completed by Eric Alan Hare & his associates has been reviewed by Steven F. Kubitschek. Steven F. Site Grading & misc. civil information shown on this plan is diagrammatical only. grading shall be done in accordance with recommendations of the soil and foundation investigation prepared for this site. If applicable. 2. Existing vegetation consisting of weeds and other organic to be stripped and handled in accordance with recommendation of geotechnical engineer. Above ground organic to be blended with import material and incorporated with fill subject to approval of geotechnical engineer. If applicable. 3. Compaction to be determined Per Code Requirements. 4. Contractor shall uncover and expose all existing utility and sewer lines where they are to be crossed, above or below, by the new facility being constructed in order to verify the grade and to assure that there is sufficient clearance. Pipe shall not be strung nor trenching commenced until all crossings have been verified for clearance. If the contractor fails to follow this procedure, he will be solely responsible for any extra work or material required if modifications to the design are necessary. 5. The contractor shall set his string or wore through at least three grade stakes to verify grade. If the stakes so not produce a uniform grade, notify the engineer immediately and have the grades checked prior to trenching or placement of concrete. 6. All disturbed slopes shall be landscaped to prevent soil erosion. 7. Slopes (3:1 maximum allowable) shall be jute matted prior to ground cover planting. Approval equal Geo-Fabric should be used in lieu of jute matting. 8. Low precipitation irrigation heads shall be used to minimize water runoff and water usage. 9. All downspouts, and drainage to meet minimum standards per Code. 10. All retaining walls shall have drainage with 4 perforated rigid wall styrene and collected with rigid wall styrene. Min. slope of pipe to be 1/4 per foot. If applicable. 11. A positive gradient shall be provided away from the foundation in order to provide rapid removal of the surface water runoff away from the foundation to an adequate discharge point. Grading shall ensure drainage does not cross property lines. 12. R401.3 Drainage. surface shall be diverted to a storm sewer conveyance of other approved point of collection that does not create a hazard. lots shall be graded to drain surface water away from foundation walls. the grade shall fall a minimum of 6 inches (152mm) within the first 10 feet (3048mm). 13. Exception: where lost lines, walls, slopes or other physical barriers prohibit 6 inches (152mm) of fall within 10 feet (3048mm), drains or swales shall be constructed to ensure drainage away from the structure. impervious surfaces within 10 feet (3048mm) of the building foundation shall be slopped a minimum of 2 percent way from the building. 14. No ponding of water shall be allowed on the pad or adjacent to the foundation. Slopes beyond 10 feet from the foundation shall be a minimum of 1%. All grading on this site to comply with soils engineer recommendations from the soils report, when applicable. 15. Construction activities shall be limited to the following hours: 7 a.m. to 7 p.m. Monday through Friday and 9 a.m. to 6 p.m. Saturday and Sunday - Or as stated in local ordinance 16. The types, locations, sizes and/or depths of existing underground utilities as shown on the improvement plans were obtained from sources of varying reliability. The contractor is cautioned that only actual excavation will reveal the types, extent, sizes, locations and depths of such underground utilities. However, the engineer & / or Designer can not assume responsibility for the completeness or accuracy of their delineation of such underground utilities which may be encountered, but are not shown on these drawings. 17.General contractor shall coordinate all underground utilities. Provide 6 minimum between pipes crossing electrical lines and 12 minimum between pipes parallel to electrical lines. Water piping not allowed in same trench as electrical services conduit. 18. Contractor to provide adequate dust control at all times. 19. This site plan boundary & setback information is provided by the local jurisdiction. 20.If existing conditions propose barriers or inhibit minimum drainage requirements per Code, owner shall contract with a civil engineer to produce a complete drainage plan. 21.
