4 PRECISION ROOF CONSULTING, LLC PO BOX LONGWOOD, FL Cause & Origin: Age/deterioration and faulty workmanship caused a roof leaking resulting in minimal interior damage. Observations: - The subject property is a single-family detached home that faces Northeast. - An interior leak was reported in the second level guest bedroom, which is located on the other side of the fireplace. An attic inspection revealed staining and minor rot on the underside of the plywood where the chimney flue goes through the roof covering. The visible staining and minor rot around the cut-out indicates longterm water intrusion - A ground-level inspection was performed to find collateral evidence of hail having fallen at the property. No collateral evidence of hail was found. - All accessible roof slopes were inspected and photographed. - Overall, the concrete barrel roof tiles were in fair condition. - A roof-level inspection was performed on the vents and soft metal to find collateral evidence of hail having fallen at the property. No collateral evidence of hail was found. - The base of the chimney was previously re-flashed with Wakaflex (stepflashed) and then counter-flashed with a 1 x10 termination bar and sealed with silicone at the vertical stucco chimney wall. The Wakaflex and the termination bar were found to be improperly sealed. The silicone installed at the void of the termination bar is also visibly deteriorated which has resulted in an improper seal at the chimney wall. Openings in the sealant were found and appear to be the likely source for water intrusion showing in the guest bedroom. - Numerous chipped corners on the filed tiles were found scattered throughout the roof covering and are consistent with the natural aging process of a concrete tile roof. The visible chips are not consistent with storm (wind) damage. Precision Roof Consulting Page 4 of 5

5 PRECISION ROOF CONSULTING, LLC PO BOX LONGWOOD, FL Conclusion: No evidence of storm related damage (e.g. wind, hail, etc.) consistent with the reported date of loss could be found during the course of the subject roof inspection. Reported roof leaks are the result of age/deterioration and faulty workmanship. Repair Recommendations: No visible storm damage found. No recommendation for repair can be made at this time.
