4 The Project -Arizona State University ISTB IV ISTB IV is a $113 million research laboratory delivered by CM@R. Because of prior relationships, the Construction Manager (Sundt Construction) and Design Team (HDR) managed the project more like an IPD than CM@R, allowing for more open communication and sharing of information. Trade subcontractors were shortlisted prior to bid based on their ability to utilize BIM and to maximize prefabrication. The project is currently 85% Complete.

23 Designer Perspective of Project BIM Provides a pure understanding of a 3D world Complex area communication between design, construction, and users Decisions made based on BIM reviews vs. Construction Documents Model used to show how ASU standards wouldn t work on this project in some cases Early communication reduces RFI s and construction administration Modeling of access zones allows for increased coordination Will the 7 th floor work? Because of BIM coordination, yes it will! Inclusion of embeds and unistrut solved multiple issues

26 Is it fair that the savings goes back to the Owner? We are OK with us making a fee for the work we do. As long as we get a fair profit, the owner deserves to get the best building at the best price Mike Hill, Senior PM, Sundt

27 Is it fair that the savings goes back to the Owner? No issue with cost savings returned to the owner Should be shared so there is an incentive to save rather than just making sure that you don t go over the GMP total I believe for a GMP to work the best, there should be an incentive for the Subcontractor to finish under budget If the owner gets all of the savings, then they will trust us to do their next project Subcontractors
