3 Introducing Ridgewater Homes With more than 30 years experience in the building industry, Company Directors Andrew Wilson and Gary Bhanot have combined their expertise to form Ridgewater Homes. Andrew and Gary are proud to introduce Ridgewater Homes who are already quickly gaining a reputation for providing quality family homes for their customers by ensuring a high level of all round service. For the past 18 years, we have been trading as Supervised Building Services and we recently decided to transform into Ridgewater Homes. The decision to rebrand was to help establish ourselves as a leading residential builder by bringing together a fresh new approach to our customer service along with our extensive knowledge of the building industry. With a proven track record of building residential units, Supervised Building Services will continue to concentrate on unit development and Ridgewater Homes will focus on building new residential houses in the rapidly growing suburbs of Melbourne. At Ridgewater Homes we are committed to providing excellent customer service and will guide you through the whole building process. We care about you and understand that building a new home can be a stressful experience. We aim to deliver exceptional customer service by producing quality built and designed homes and ensuring that customers are supported during their home building journey. We are focused on helping customers to find the right home. We understand that your home is very important and we will be there to ensure you have settled into your new home. The quality of service customers receive does not start and finish with the signing of their new home contract. Our friendly staff will guide them through the whole building process and are available to answer any questions customers may have about your home. 4 4 OUR PROCESS

5 STEP 1 INITIAL BRIEF AND BUDGET You ll meet with our staff and discuss the project that will result in the creation of your dream home. Here we ll start to look at the details to make it all happen. Our team will give you a budget as a rough estimate as to what your project is going to cost. STEP 3 PRELIMINARY FLOOR PLANS AND COMPLETE ELEVATIONS You receive your preliminary architectural designs that reflect all the work completed in the previous steps. This is your time to make sure your plan is what you ve been imagining. STEP 6 MATERIAL SELECTION MEETING The fun part. Colour selection meetings are on the cards. You ll get assistance from our experienced design team. The materials are just as important and are a key aspect in the quality, feel and overall appearance of the final product. STEP 2 PRELIMINARY DOCUMENTATION AND CONCEPT DESIGN This step is all about getting a rock solid foundation for the project. We do an in depth survey of the site including such things as a soil report. Together we work on getting the concepts of the design crystal clear and begin looking at the specifics that make your project perfect. STEP 4 FINAL PLAN APPROVAL You sign off on the plan, this is where you confirm the home or renovation is just the way you want it. STEP 5 BUDGET ESTIMATE Here s where costs start to take shape. Now that the plan is approved and the design specifications are finalised we can get a far more defined idea of the budget involved. STEP 7 FINAL QUOTE The last and most important aspect. A fixed contract price. A fixed contract is vital so you know what you ll be paying for your new home. There will be no surprises as the work is being done. STEP 8 CONTRACT PRESENTATION We go over each step with you to make sure you re completely happy. Now you have your contract and a great image of what we have created together. 5

7 It s time to build! Ridgewater Homes is dedicated to building high quality homes that provide you with the very best of everything. We employ the best tradespeople in their field to ensure the quality of our homes. Our tradespeople understand the importance of using quality materials and providing you with the top quality finishes you expect. We provide quality workmanship, from concept to completion. You deserve to know what s going on every step of the building process and our team of building supervisors recognise that customers are keen to know what s going on every step during the progress of their homes. They also ensure that homes are built according to Australian standards and in compliance with all building codes are regulations. Our experienced tradespeople are ready for the next step in your home building journey. 7

8 BUILDING TIMELINE STEP 1 BASE Let s begin! It s time to clear the site so that the plumbing can commence beneath your home. The slab is formed and poured. STEP 2 FRAME Wall frames and roof trusses are erected. Your new home is starting to take shape. STEP 3 LOCK UP The brickwork and roof cover is completed. Windows are installed. STEP 4 FIXING Plasterboard goes up on the internal walls and ceilings. Skirting boards, architraves and doors are fitted. Kitchen and bathroom works begins and all external cladding is completed. 8

9 STEP 5 COMPLETION Painting, tiling, electrical and plumbing works are completed. Shower screens, mirrors, bench tops, sinks and basins are installed. You will be advised when your new home is ready for inspection in preparation for the final handover. You will be invited to attend a completion inspection with a member of the Ridegewater Homes team, who will show you through your home and answer any questions you may have. Settlement generally occurs within 14 days after this inspection. STEP 6 SETTLEMENT Congratulations! You are now the owner of a brand new home. An onsite handover will be conducted by a member of the Ridgewater Homes team on settlement day. Appliances will be installed at an agreed time ideally as you are about to move into your new home. After you pay the balance owing on your final settlement, you will be presented with your keys and settlement pack. AFTER CARE The first six months after your home is built, you have the opportunity to list any issues or faulty items. At the end of this period we ll ask you to send us your list and we ll arrange for a member of the Ridgewater Homes maintenance team to visit your home. 9
