2 Edgewater Estates - Stage 9 Architectural Guidelines 1.0 SITING 1.1 MINIMUM HOUSE SIZES BUNGALOW MULTI - LEVEL main floor footprint (excl. garage) 2 storeys / 3 level splits (excl. garage) 1400 sq ft 2200 sq ft 1.2 MINIMUM SETBACKS Front Yard Rear Yard - Block 8 - Lots 44 to 61 Rear yard - all other lots Side Yard 6.0 m from back of walk or curb 10.0 m to foundation 7.5 m to foundation 1.2 m (3.0 m flanking side of corner lot) 1.3 FRONT ELEVATION Every front entrance must face the street and will be required to include an upgraded door, decorative trim (masonry), and a porch roof. All recessed front doors should have additional roof and column treatment. Courtyards, verandas and arbors at the front entrance are encouraged. The width of the garage cannot exceed 75% of the total width of the front elevation. The front entryway must be 25% of the width of the front elevation. The front eleveation cannot be on one continuous plain, the front entry must must be either recessed, or extended, to provide for a relief in the front elevation. Recessed entries are encouraged. 1.4 CORNER LOTS The side elevation on corner lots must be regarded as a front elevation in both design and detail. Homes on corner lots which incorporate stone, window or roof detailing on the front elevation must use the same type of applications along the full length of the side elevation flanking the street. CORNERS at the front elevation must be WIDE. May be wood, or smart board. No metal clad corners will be allowed. Corner Lots 1 and 10, block 21 will be side entry homes. 1.5 GARAGES, WALKS, STEPS AND DRIVEWAYS The Edgewater Estates Architectural Controls emphasize the importance of attention to garage doors. All homes must incorporate a minimum double front drive garage. Homes must incorporate a triple car garage wherever possible and multiple garage bays must be staggered. Triple car garages must have multiple bays and are not permitted with one oversized garage door. Garage doors must be an upgraded style (ie. coach, smooth panel, STAGE 9 ARCHITECTURAL GUIDELINES 2

3 etc.) and are encouraged to be wood, or glass. No standard panel doors will be allowed. The garage door style, design and color selected must enhance the overall look of the house. The width of the garage cannot exceed 75% of the total width of the front elevation (entry + garage). The front entryway width must be a minimum 25% of the total width of the front elevation (entry + garage). 2 garage doors are encouraged over 1 garage door. For side entry garages, the garage wall that faces the street must have full front elevation detailing, including trim, masonry and window(s). All front steps, walks and driveways are to be a minimum of poured, exposed aggregate concrete, or stamped concrete. Driveways cannot exceed the width of the garage at the sidewalk. Steps are to be incorporated into the front yard to reduce the number of risers at the house. Homes are not to exceed a maximum of 5 risers at the house. 1.6 EXTERIOR CLADDING Hardie Board, smooth acrylic stucco and masonry are the only approved cladding materials and masonry must be used. Cedar trims should be kept to a minimum. Brick and stone are the preferred masonry materials. When used, they must form a significant percentage of the overall wall cladding on the front elevation and must be returned a minimum of 900 mm (36 ) around the corners. The amount of stone, wood trim, crezone panels, muttin bars, shutters, porches, or louvers will be used to provide interest and a sense of individuality while maintaining continuity to the streetscape. a) FALSE FRONT material will not be permitted unless the material utilized on the front elevation of the dwelling is either brick or stone complete with a minimum 900 mm (36 ) wrap around all corners onto the side elevation. b) EXTERIOR MATERIAL Hardie Board, or similar siding, smooth acylic stucco only and stone or brick (vinyl and troweled stucco exterior will not be permitted). c) SECONDARY MATERIAL may consist of cedar shakes, composite shakes, smart panel, board or batten detailing. d) WINDOW & DOOR OPENING DETAIL - All front window and door openings require trim detail of full battens, top and bottom sills or shutters. Including any window or door openings on garage side wall or within 3-ft of the front corner of the dwelling. e) ENTRANCE COLUMNS Should use detailing that is coordinated with the house materials. f) FRONT ENTRY DOORS - It is strongly suggested to use glass detail, however it is not mandatory g) BRICK OR STONE must be used on all homes and in portions reflecting structural integrity. All stone or brick must wrap a minimum of 1220 mm (46 ) onto side elevations. h) RAILINGS Must be pre-finished ie. glass, aluminum or painted / stained wood (natural pressure treated wood will not be allowed). 4 i) ENTRY RISERS & STAIRS must be pre-cast or poured in place, or a composite material that is the same as the homes veranda. j) WINDOW GRILLS OR MULLION separation are optional, however if used must be used on all windows at the front elevation. k) REAR ELEVATIONS Design elements and details present on the front elevation of a home will apply to rear elevations in high visibility areas i.e. lots backing onto the storm pond, open space, main roadway, park, greenbelt or school site (all lots in Edgewater), specifically noting the following: Massing composition (roof and walls) No 3 storey high uninterrupted walls Use of exterior materials (stone and brick) articulation of wall and roof planes Alignment of elements Dormers and Bays Window portions and alignment (where possible) Window types window detailing Window Surrounds Decorative elements Rear deck supports must be a minimum of 12 x 12 Decks on walkout lots must be built with the house Designs for spindles and handrails must reflect the design of the rest of the rear elevation Variations between adjacent lots are required as per the Architectural Guidelines. Window & door opening details will be required ie. shutter, full batten or top & bottom sills. Where rear fence is wood screen second storey window & door openings require detailing. Where rear fence is chain link, ALL window & door openings require detailing. 2.0 EXTERIOR MATERIALS 2.1 ROOFS Roofs should have a minimum 5/12 pitch on a 2 storey and 7/12 pitch or greater on a bungalow and must be black, or dual black, in color. 2.3 SOFFIT, FASCIA AND RAINWEAR May be pre-finished aluminum and must match other elements on the house facade. All fascia must be minimum 200 mm (8 ) deep. 2.4 CHIMNEY TOPS Flues should not be visible. All metal vents must be painted a matte black finish to blend with the roof. 5 3.0 EXTERIOR HOME COLORS a) Colors will be approved on a lot by lot basis. Dark Bold contrasting colors are the central theme to emulate the Contemporary Heritage Home style. b) COLOR REPETITION - of main body cannot be repeated within 4 lots on the same side of the street (XoooX), and is not permitted directly across the street. The ARCHITECTURAL CONSULTANT has the authority to make changes in a color scheme, so that it is appropriate within the context of the adjacent homes. The ARCHITECTURAL CONSULTANT will make the final decision on the color of the houses. INTENSE SHADES will be reviewed on a lot by lot basis at the sole discretion of the ARCHITECTURAL CONSULTANT. c) STONE OR BRICK selection cannot be repeated on 2 adjacent buildings on the same side of the street. (XaoX) d) FRONT ENTRY DOOR - must be painted in a contrasting dark or vibrant color or wood look door. e) GARAGE DOOR - The intent of the garage door(s) is to enhance the overall look of the home (refer to Section 1.5). 4.0 FENCING a) All fencing installed by the Developer will be maintained by the Edgewater Estates Homeowner s Association. b) All Builder and Homeowner installed fencing will be maintained by the Homeowner. c) All interior and / or side yard fencing is to be wood screen or chain link, built as per diagrams provided by the Developer. d) Mandatory fence colors: i) All wood screen fencing is to match the Developer installed perimeter fencing and will be natural cedar in color. Paint used on the developer installed woodscreen fence is Sansin - Natural Cedar colour 101. j) All chain link fencing is to be black in color. 4.1 POND BACKING LOTS (Lots 44 to 61 Blk 8 - refer to Schedule B ) All pond backing lots will have black chain link fence along the backs and the sides of the lots as shown in Schedule A. 4.2 PARK BACKING LOTS (Lots 1 to 4 and Lots 6 to 10 Blk 21 - refer to Schedule B ) STAGE 9 ARCHITECTURAL GUIDELINES 5

6 All park backing lots will have black chain link fence along the backs of the lots and stepped down wood screen fencing as shown in Schedule A. 5.0 LANDSCAPING The following landscaping requirements must be met at a minimum: Front Yard 2 tree minimum in front yard 1 tree planted close to sidewalk where possible to create tree lined street Addressing post as per spec provided by developer 1 shrub Rear Yard 1 tree minimum in rear yard 6.0. DISCRETION 6.1 DISCRETION Notwithstanding anything else set out in these guidelines, Tamani Communities and their design coordinators may apply their respective judgments when considering and approving anything regulated or controlled by these guidelines. In so doing, Tamani and it s consultants may provide waivers of, or relaxations to, any matter set out in these guidelines in their sole and absolute unfettered discretion. In case of disagreement, Tamani Communities will render a final decision. 6.2 NO RIGHT TO ENFORCE Only the Developer may enforce the guidelines, no purchaser of a lot in Southfork may enforce these guidelines. 6.3 RIGHT TO AMEND The Developer may from time to time amend these guidelines as it sees fit in its sole and absolute unfettered discretion. Tamani will allow some latitude where it can be shown that an alternate material is consistent with the intent of the Edgewater Estates Stage 9 Architectural Guidelines. 12 EDGEWATER ESTATES Conceptual Examples The following photographs conceptually illustrate the look and feel of the homes that are envisioned in Edgewater Estates. Although they do not necessarily exemplify the exact architectural specifications for Edgewater, they demonstrate the level of elevation treatment and detailing that is required. As shown in the photos, the upgraded garage door will be a key component of the homes in Edgewater. Substantial masonry is required on exterior cladding and full elevation treatment on the street facing wall of garages and garage doors must be incorporated into the homes of Edgewater Estates.
