2 Your Business Park Modern office accommodation within a landscaped environment adjacent to historic woodlands Woodlands Business Park has become established as a major office destination and offers a highly accessible location in a landscaped setting adjacent to ancient woodland within the Linford Wood area of Milton Keynes. Current occupiers of the 120,000 sq ft of existing buildings include British Standards Institution, Hanco ATM Systems/Royal Bank Of Scotland, DX Network Services and Bellway Homes. Business sectors represented include accountancy, information technology, logistics, public relations, banking, property and recruitment. The next stage of development at Woodlands will see the construction of c. 145,000 sq.ft. of highly specified office buildings. The development will proceed in phases giving occupiers the opportunity to purchase or lease bespoke buildings ranging from 3,000 sq.ft. to 50,000 sq.ft. It is a unique opportunity to make Woodlands your business Park.

3 Quality designed offices The new three and four storey office buildings have all been designed to provide individual occupiers with the facilities of a headquarters office environment. Careful selection of materials ensures that the business park environment is retained, whilst providing occupiers with a high standard of uninterrupted open plan office space and exterior design.

4 Milton Keynes well connected The success of Milton Keynes, and Woodlands, is influenced by its connectivity. BIRMINGHAM M42 M6 COVENTRY LEICESTER A14 A43 NORTHAMPTON A1 PETERBOROUGH A14 CAMBRIDGE This is what has attracted BP, Abbey, The Open University, Argos, Daimler Chrysler and other blue chip occupiers to locate their offices here. The efficient internal grid road network and the strategic location on the M1 midway between Birmingham and London are important factors and here are the other advantages that make Milton Keynes and Woodlands so well connected. 5 The business community Existing occupiers BSI Hanco (part of RBS Group) Bentley Jennison White Clarke Group Wincanton DX Bellway Michael Page Finance CiB CITA Andrew Keech Bentley Jennison Chris Edington Bellway Angela Askwith DX Dara Clarke The White Clarke Group Stephen Baker BSI We are delighted to have our offices at Woodlands Business Park after moving from Bedford, we have been here for over 1 1 /2 years. We find that the Business Park is well maintained and easily accessed from the M1 motorway and railway station, public transport is readily available which includes a reliable local taxi service. We have also found that the Property Management team on site are very helpful. We have been in Oak House for over five years. We chose this location because of the flexibility of space and the opportunity of taking more as the company grew. The other two major advantages are the amount of parking available and air conditioning. Access to our operational area is ideal and this location and the rental price per sq ft compared to the city offices is much better with more parking. DX have occupied two offices within Woodlands Business Park since March During this period, we have benefited from a pleasant environment with a friendly and professional site management team, who are always available to assist. I have been more than happy with the level of service we have received. We moved to Woodlands Business Park 5 years ago and were one of its original tenants in Oak House. The grounds are well maintained with ample parking spaces for staff and visitors alike. The Business Park is well situated with Luton Airport 30 minutes drive away, with easy access to motorways, London is 45 minutes by train with the station a 5 minute drive from here. As a long term tenant of the business park, BSI has recently renewed our commitment to it. We find it a pleasant and convenient location for our staff and visitors.
