5 Document Title: SUMMARY OF WORK Section: PART 1 GENERAL The following items of the Technical Specification Book are amended with respect to the clauses cited below. No other clauses or requirements of this item are waived or changed. Article 1.1 Work Covered by Contract Documents is replaced as follows: 1.1 WORK COVERED BY CONTRACT DOCUMENTS Fire Station No.5 HVAC System Replacement A. Work of this Contract comprises of Fire Station No.5 HVAC System Replacement. Construction will be outside the Airport s Air Operations Area (AOA). The Contractor shall be responsible for reviewing all existing conditions associated with the work prior to commencement of work activities. B. The operation of Fire Station No. 5 shall not be interrupted during the construction of this project, hence, the installation of the HVAC system shall be completed first, while the existing HVAC System is in place and fully functional. The phasing of new construction and demolition works shall be coordinated and agreed with the users and shall not impede on the routine operation of the Fire Station. The demolition of the existing HVAC System shall only take place after the completion of the new HVAC System. Upon substantial completion and testing of the new HVAC system, contractor shall continue with phase by phase approach of connecting the new system, and removal of the existing system. No construction stoppage time is expected, and all downtime of the system must be minimized and coordinated with the user. The contractor shall provide a detailed schedule prior to the construction for approval. The phasing of the new HVAC System operation will be coordinated with and approved by DFW DCC for inclusion in the schedule. C. The demolition of this project includes but not limited to Thirty-three (33) fan powered boxes, associated supply and return ductwork, thermostats, power & control wirings, One (1) air-cooled chiller, two (2) Air Handling Units, and hydronic piping. Exhaust fans and associated ductwork to remain. Review demolition drawings for detail. D. The Make-up Air Unit shall have BacNet IP interface and will be integrated to the DFW Airport s EIOS system. E. Sequence and stage work in accordance with the requirements of the Contract Documents so as to meet the following interim requirements and final contract completion dates consecutive calendar days for Substantial Completion, from the date set forth in the Notice to Proceed (NTP) consecutive calendar days for Final Completion, from the date set forth for Substantial Completion. 3. Total Contract Time = 240 consecutive calendar days from NTP. B. Owner reserves the right to request the completion of work based on critical Milestone date(s). C. Owner reserves the right to apply Liquidated Damages associated with request the completion of work based on critical Milestone date(s). 7 Document Title: ALLOWANCES Section: PART 1 - GENERAL 1.1 SUMMARY A. Allowances are not included in the Lump Sum Base Bid for Lump Sum contracts. B. Allowances have been set aside to complete elements of work that are within the intended scope of work, but which are not absolutely defined. Any and all unused portions of the stipulated Allowances amounts will not be paid to the Contractor and shall be deducted from the contract value at the completion of the project. C. Use of allowance funds is for work, which, while considered to be within the original scope of work, could not have been reasonably anticipated based upon the information available at the time the cost estimate was established. Use of the fund is not to be construed as including upgrading or enlarging the Scope of the Project and is at the sole discretion of the Owner. D. All price quotes and scopes of work requested by the Airport for each Allowance item of work shall be provided to and approved by the Airport prior to the Contractor proceeding with the work. The Contractor shall provide price quote within seven (7) days of receipt of request by the Airport. E. The Airport will approve an Allowance item of work by issuance of a Change Order prior to the Contractor proceeding. The Change Order will clearly define the Allowance item scope and agreed to amount. F. Contract time extensions may not be executed under this process, but within the change order process. Any adjustment to the contract time shall be handled in accordance with Technical Specifications Section , Construction Progress Schedule. 1.2 ALLOWANCE SCOPE A. Unforeseen Field Conditions: This allowance is to account for changes in the various work areas or scope of work as directed by the Airport to mitigate unforeseen field conditions. The scope of work and associated compensation under this allowance includes, but is not limited to: additional demolition, relocation, or construction of necessarymodification of existing infrastructure to mitigate miscellaneous unforeseen conditions. Potential unforeseen items include existing above and below grade foundations and structuresarchitectural and structural works not included in the contract documents, abandoned utilities from prior permanent and temporary facilities, drainage structures abandoned in place, and similar items. B. 8 Document Title: ALLOWANCES Section: adjustments and/or relocation of sprinkler heads which become necessary to accommodate the new VRF system installation. This allowance is set as $18,000. B. Utility Investigation, Relocation, and Mitigation: This allowance is to account for Level A Potholing and modification in various work areas of the Project as directed by the Airport. The scope of work under this allowance includes, but is not limited to: additional exploratory investigation, relocation of utilities, construction of necessary infrastructure to mitigate existing utilities, and other additional miscellaneous utilities requirements not included in the scope of work. Investigation of existing utilities shown on the plans to confirm location and depth is not part of this allowance but is included within the contract. C. Unforeseen Hazardous Materials Remediation: This allowance is to account for the proper removal of hazardous materials encountered during excavation and construction activities. The scope of work and associated compensation under this allowance includes, but is not limited to: protection of potential hazardous materials discovered during construction, acquiring services of a properly qualified contractor to fully expose, remove, transport, and dispose of the hazardous materials at an approved disposal facility, and any special handling or construction activities necessary to accommodate the hazardous materials removal, D. Supplemental Safety Measures: This allowance is to account for all labor, equipment and material as may be required to procure, place, remove, and/or modify the construction safety plan as it relates to all works above the existing ceiling and mezzanine level for demolition, relocation and new installation, temporary fencing, and other miscellaneous items deemed necessary by the Airport for the proper protection of the building occupants and airport personnel. PART 2 PRODUCTS Not Used. PART 3 EXECUTION Not Used. PART 4 MEASUREMENT AND PAYMENT 4.1 MEASUREMENT A.
