1 COUNCIL APPROVAL Did you know most new structures need building approval? Pool Fences All pool fences require building approval. For a brochure on Rules for Pools and Spas please visit _216_web.pdf In some cases, your pool company may have already lodged your pool fence application but if not you are required to do so, you will need: Two copies of your house plans showing where your pool fence will be located House plans can be requested only by the registered owner at a small cost from your Local Council Engineering/Specification report (this is supplied by us once a deposit has been paid) BA2 application can be downloaded via or we can you a copy on your request. Lodge these documents with your local council (fee is around $17) If you wish to have your building approval approved within 1 working days instead of 21 plus days as normal you can contact a private certifier we use Basics Approval Services info@basicsapproval.com.au cost is generally $25 plus GST plus council fees. Before contacting a Private Certifier, you will require a site plan showing where your pool will be located, specifications/engineering report provided by us on receipt of your deposit. A BA1 form is required if choosing to use a certifier instead of the BA2. Please note when completing your BA1 or BA2 form you put the owner s details as the Builder Contractor Details in section 4 as the value is under $2K. Replacing an Old Fence If you are replacing an old fence with different materials or making your pool compliant you are still required to lodge a building approval application. We recommend contacting your Local Council. Front Fence/Automated Gates Most council require front fences to be approved. If you are on a special rural property you may need planning approval also. The first step is to contact your Local Council. You will need your house plans. If you don t have a copy, contact your Local Council to request a copy of your house plans. Only the registered owner/owners can request a copy of your house plans. Most council have a website where you can download an application for house plans. The cost is approximately $8 each council is different Decide what type of fence you would like and arrange for plans to be drawn and discuss council requirements with your draftsperson. Check you have pegs showing your fence boundary at the front of your property. If not you will require a re-peg by a land surveyor, this is to ensure your front fence is built on your boundary. 2 Council require: 1. BA1 or BA2 Application form. Please see details and links under pool fences. 2. Site plan showing all boundary locations and driveways including adjoining lots at a scale of no less than 1:2. 3. At least one elevation of the front fence as viewed from the street at a scale of at least 1:1 4. All plans to be clearly dimensioned with member sies 5. Sectional details showing lateral support of piers. 6. Footing sies and location. 7. Details of building elements at a scale of no less than 1:5 8. Structural engineering is required but your draftsperson can arrange this for you. Please note if you are using a certifier you only need one copy of the above but if you choose to lodged uncertified you need two copies of the above documents. 9. Once your approval has been granted by Council you will receive a building permit. 1. If you are building pillars you will need to arrange your trades. Once your pillars are build/plastered please contact us to do a site measure to confirm measurements. Visual Permeability for front fences Visual Permeability is defined under the Residential Design Codes as Continuous vertical or horiontal gaps of at least 5mm width occupying not less than one third (1/3) of its face in aggregate of the entire surface or where narrower than 5mm, at least one half (1/2) of the face in aggregate as viewed directly from the street.
