3 Why: open standards, full control and lower costs. Keep all information of assets up to date, and meet all (legal) obligations that come with the management of buildings. Like: long term maintenance planning, incident management, inspecting fire equipment, energy control (or transition), etc. BIM, Building Information Modeling, is an important technology that helps the development process and the maintenance of buildings. And BIMkeeper can be used accordingly.

Store all building information and collaborate in a safe way with stakeholders. The 3D viewer supports all these processes and shows real time information. For example: the status of contracts can be shown in the transparency mode. Could also be rooms where maintenance issues are being solved.

5 Why: open standards, full control and lower costs. BIMkeeper supports maintenance, but can also be used in the development and renovation process. In 2013 the UK government stated that the costs of constructing and maintenance of Public Property should and could go down 20%. 6 BIMkeeper = an online collaboration platform BIMkeeper is 100% web-based. You need only a web browser to view and share models and all (related) information, with your partners or stakeholders. Our 3D viewer is IFC based (open standard), so architects can use any design program. You can use any level of detail. You do need a modern device, with enough memory and a recent browser that supports WebGL.

7 Basics: legenda In BIMkeeper we use the words Complex and Unit. A Complex is a building, with at least one unit. In the system you cannot have a unit without a related complex. Normally a complex (for example, of apartments) holds many units. A Unit is the smallest entity of a complex. It could be an office floor, an apartment, a garage box, etc. Primarily, a unit is an object that can be sold or rented.

8 Basics: how to find data The List page offers an overview all complexes (buildings) in the database. You can browse, page by page Or search: city, street, type of building (industrial, school, hospital). You will very quickly find a specific Complex, even if there are thousands in the database. If you want to use a combination of criteria: use the Map page, Here you can see exactly what filters are on and what the reusults are.

9 Basics: how to find data The Tiles page makes the daily management easier. Here you can view your own private collection of complexes, with an overview of al items that need your attention. Repair requests, expiring contracts, etc. And compliance with laws and regulations. These dashboards can actually show any information in the database. You can also search within this collection.

10 Basics: how to find data The Map page gives you direct access to any selection of information in your database. In seconds you can have an overview of all buildings older than 50 years with an energy label A or B. You can store this selection for re-use. You can also zoom in on the map, click on details and open the 3D model (if present)

11 BIMkeeper is safe: access is role based All stakeholders can (should) have access. Administrators decide what they are allowed to see or change. The system is logging all actions, of all accounts. Validation and versioning are in place The status of files is always clear

15 3 options for any (repair) request Option 1: Use our app! This is a Cross-platform app. Easy to install on any device. The app is personal (has a login) Installation is explained in the manual. Fill in a title, text, make a picture and send (store in our database).

16 3 options for any (repair) request Option 2: Login to the website and create a new request. After the login, we know who you are and the management can contact you, to help you out. You can always see the status of your request

17 Options for any (repair) request Option 3: Login to the website (any device) and use the 3D model. Select 1 or several elements and click: Exactly the same view can be shared with anyone. This works anywhere (Bahrain Zallaq resort; model on the right)

18 From repair request to solution The manager of the complex assigns the request to a supplier (work order). The supplier sees the exact location and the request or complaint and can act accordingly. If the repair is done, an invoice can be connected to the work order. This guarantees 100% compliance.

For example, when you only want to view the 2 nd floor of a building. At the right pane you see the details of the selection you made on the left. Additional information (text, hyperlinks, files) that is available for the specific element or elements.

You can turn them on or off by level. To hide everything except a specific category, right click and select Hide others. You can do this for a main category ( Glass ), or a subcategory (all glass from a specific brand or dimension)

24 Using the IFC based 3D BIM viewer left pane Viewer and Tools The tab ( Zones ) shows elements grouped by Zones and Groups, if this data is in the IFC. A zone represents a vast collections of elements and/or spaces. The elements of an apartment are such a collection That s how we can extract and view one specific unit fast

27 Using the IFC based 3D BIM viewer: TOOLS The Separate floors slider pulls floors apart, so that it becomes easy to look inside. In the left pane structure you can also turn floors on or of, but this works faster. The Add objects button allows to dynamically add additional objects (like furniture). To use it, first select a surface to add an object to. Of course: only available if there are objects.

29 Sensor value(s) and statistics In these views, the structure of the building (walls, roofs, windows, ) is made transparent. The sensor readings are attached to desks and spaces. The color relates to a specific value, that can be altered easily. To toggle between viewing spaces and the structure of the building, click on the Spaces icon

30 Sensor value(s) and statistics Sensors feed real time information to our database. The viewer collects the latest information, relates it to the right building and the right room. Statistics give a clear insight in the performance of buildings and spaces now and in the past. The manager of the building received a warning: bad air quality in room You decide on the colors.

We developed our own internet gateway, so there are no 3 rd party dependencies In bold and in the graph, the selected active Measurements. You can zoom in on the statistics and select a specific period.

33 Queries and filters: show results on map Primarily this demo shows an interactive map with the location of all properties. The search button takes you quickly to any destination on earth Main function on this page is building queries. For example show all buildings with energy label G & F. Or all buildings with pending requests. Any selection can be saved and reused.

34 Wheelchair accessible: show on map First select all accommodations that are accessible for Wheelchairs. Just click Next: check availability (rent / sale). Select an apartment & zoom to see the details. Where is the entrance, the elevator, etc.

35 All buildings with asbestos : show on map Show al buildings with asbestos on a map. Than select one and zoom in. Now you can see a preview of the 3D model. Open it to find the the exact location of the asbestos.

37 Compliance with laws & regulations You can set routines for a periodical inspections of all important aspects of Fire Safety. For example inspect sprinklers every year, fire alarm every month. Work assignments for inspections are automatically generated.

38 Compliance with laws & regulations The assignment to perform a check is automatically send to the right supplier: the one with a contract for these inspections. The only thing an inspector needs is a cell phone (and an account).

This page offers a status overview of: - Repair requests - Upcoming inspections - Contracts with an upcoming expire date - Inspections that reported an issue - Anything else that is important to you

41 How were apartments sold or rented? People that are looking for a new house fill in several criteria and search for the right price, location, number of bedrooms and the like. Results are often shown on a map, and a picture of the building is used to give information on the position. Floorplans will be available and sometimes some simple 3D presentation is supported. With BIMkeeper, you can do better.

42 What we do: connect sales data to spaces There is a fast toggle between the BIMview and the transparency mode, that holds extra information:, like: available=red All specifications of a selected apartment are directly at hand, like floorplans and 3D view. We took of the roof to look inside

43 What we do: connect any data to spaces Show spaces larger than 200 square meters. Show. In tansparency mode: the status of rental contracts with their upcoming expiration dates:

44 All details just 1 click away! Click on any space and open the sidebar on the right side. All details of the space and information on the current rental contract are now at hand. You may need to separate the floors of the building using the slider to reach some inside spaces.

46 Integrated Project Management tool 1. Before the BIM modeling process of a complex can start, it is necessary to gather all necessary input. For example: floor plans, drawings, pictures, point clouds, etc. 2. If the input is complete, the BIM modeler starts to work. If he is ready the new files are uploaded. The corresponding IFC-file, makes the model directly available in the 3D viewer. 3. In the PM tool work on a complex is called: a case. If the work of the modeler is accepted, the files are exported to the asset management environment. Case closed. If you already had an existing 3D model: use the viewer for revision requests. See next slides

47 Revisions Report issues directly from an existing 3D model. Select the elements involved and make a request to the BIM modeler. You can add multiple selections, floorplans, remarks. For example: remove this inside wall. Assign any issue to an existing or a new case.

48 Finalized submissions by the BIM modeler are directly visible in our viewer. If accepted, they are transferred to the right Complex. There is now a revised version 2. Integrated Project Management tool The PM Tool gives you full control. Nothing can go wrong, because all versions are saved. A full version history is always kept.

51 Configure your house The house configurator allows potential buyers or tenants to configure their future home. Choose a dormer or a porch, select a different interior layout, build expansions, etc. The floorplans change accordingly, on the fly. And also the pricing is displayed immediately.

54 Access control list roles and according rights Permissions can be managed on different levels. From the level of a whole complex down to an individual file. The system is flexible enough to adapt to any organisation structure. From a family business to a multinational. Access is granted to a group of employees with the same role. Look at a group and find out what the rights are: complexes, units, technical, financial, etc. And on a file level: read, update, create, archive or delete.
