2 EXECUTIVE SUMMARY OF THE REPORT Rakesh Kantibhai Patel is planning to construct a Residential cum commercial Project of Aarya Empire at Block No. 255, B/h. Akshar Paradise, Opp. Deeps Party Plot, B/h. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, VADODARA The houses will be constructed on the private land. Around 20, sq. m. land will be utilized for the proposed project. PROJECT COST Cost of the proposed project would be Rs Crore. REQUIREMENTS FOR THE PROJECT Land: Around 20, sq.m. land will be utilized for the proposed project. The houses will be constructed on the private land. Water: During Construction water requirement will be 11.0 KLD for drinking and domestic purpose & construction only. During Operational Phase water requirement will be KLD for domestic purpose only. Electrical Energy: During Operational Phase total power requirement will be 1500 KVA. Power supply shall be from Madhya Gujarat Vij Company Limited (MGVCL). During Construction Phase power requirement will be 10 KVA which will be met from MGVCL. Manpower: During Construction around 60 workers will be employed on contract basis. As proposed project is residential building. There will be around 1610 Permanent Resident, 144 Shops Staff and 938 Visitors. WASTE WATER GENERATION AND ITS TREATMENT: During Construction Phase Domestic waste water i.e. 2.4 KLD will be generated which will be disposed off through temporary septic tank/ soak pit. During Operational Phase Domestic waste water shall be generated i.e KLD after reuse which will be disposed off through u/g drainage of Vadodara Urban Development Authority. SOLID WASTE GENERATION AND ITS DISPOSAL METHOD Door to Door solid waste collection system will be adopted. That will be provided at relocation site also. The segregation of wet and dry waste will also be adopted. GREEN BELT DEVELOPMENT Green Belt area shall be developed at plot boundary, road side and Stretch of open land. Green belt development plant is in initial stage which will be submitted letter. AARYA EMPIRE 2

4 CHAPTER 1 INTRODUCTION OF THE PROJECT 1.1 IDENTIFICATION OF PROJECT AND PROJECT PROPONENT Rakesh Kantibhai Patel is planning to construct a Residential cum commercial Project of Aarya Empire at Block No. 255, B/h. Akshar Paradise, Opp. Deeps Party Plot, B/h. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara The Flats, Duplex, triplex and shops will be constructed on the private land. Around 20, sq. m. land will be utilized for the proposed project. The proposed residential complex project is proposed by Rakesh Kantibhai Patel. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara NEED FOR THE PROJECT The present scheme named as AARYA EMPIRE is being developed for the segment of the society. The scheme is located at Block No. 255, B/h. Akshar Paradise, Opp. Deeps Party Plot, B/h. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara The present schemes is aimed to provide residential accommodation to the said class of people at comparatively reasonable prices to suit their requirements. 1

5 Had the present scheme is not taken up, it will result in higher demand for residential premises thereby causing short supply of dwelling units against the present demand thereby soaring the prices of residential units making it practically infeasible for them to purchase premises. Further, the requirement of said class of segment of society like comfort, preference as to area of locality, etc. Command utmost attention in the present scenario which needs to be fulfilled. The present project is aimed at satisfying those needs of segment. 1.4 EMPLOYMENT GENERATION As proposed project is construction project, it will generate a lot of employment for local labours and manpower. Around 60 construction workers will be engaged in the construction work. After establishment of proposed residential project indirect employment will also be generated in the nearby region. 2

Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara LOCATION OF THE PROJECT WITH COORDINATES Proposed project is located at at Block No. 255, B/h. Akshar Paradise, Opp. Deeps Party Plot, B/h. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara Proposed project site is located between 22 15'57.0" N latitude and 73 09'01.20" E longitude. 7 GOOGLE EARTH SHORT VIEW GOOGLE EART LONG VIEW 2.3 SELECTION OF THE PROPOSED PROJECT SITE All the physical infrastructure facilities like trunk main of water supply as ground water table is good, Drainage line are planned on this road. So all proposed infrastructure facilities will be available. City level infrastructure facilities will be available at Vadodara city around 0.2 km from project site. 2.4 SIZE OF OPERATION Proposed project is the construction project of AARYA EMPIRE having total land area will be around 20, sq. m. with 37, sq. m. of built up area. Total 39 Duplex, 25 Triplex, 144 Shops, 258 Flats will be constructed. 4

8 2.5 RAW MATERIAL REQUIREMENTS Construction materials i.e. cement, steel, wire, sand, aggregate, bricks etc. will be procured from the local market as per requirements. Aerated Concrete Blocks NOS 2.6 AVAILABILITY OF WATER, ITS SOURCE & POWER REQUIREMENT, ITS SOURCE WATER REQUIREMENT AND ITS SOURCE The main source of water supply is VUDA. The water quality is potable.total water requirement for the proposed construction project is KLD. During Construction, total water requirement is 11.0 KLD and source existing Bore well POWER REQUIREMENT AND ITS SOURCE During Construction total power requirement will be 10 KVA and source will be MGVCL. During Operational Phase total power requirement will be 1500 KVA for Row Houses and pumps, source will be MGVCL. 2.7 QUANTITY OF WASTES TO BE GENERATED AND THEIR DISPOSAL During Construction Phase Domestic waste water of around 2.4 KLD shall be generated which will be disposed off through temporary septic tank/ soak pit. During Operational Phase Only domestic waste water of around KLD shall be generated which will be suitably disposed off through u/g drainage of Vadodara Urban Development Authority. The solid waste management is one of the key considerations in the area. Door to Door solid waste collection system will be developed. That will be provided at relocation site also. The segregation of wet and dry waste will also be adopted. 5

The choice of the site is appropriate from the point of view of raw materials availability and the site is located at prime location from the point of view of real estate scenario Road Connectivity National Highway 8 is around 5.9 Km SE from the proposed project site Rail The Area is well connected by Railway. Atladra at approximately 1.1 Km in NNE, Vishwamitri at 3.6 km and Vadodara at 5.9 Km in NE direction from proposed project site Airport The nearest airport is Vadodara at a distance around 10.7 Km from the proposed project site Communication The site has access of telephone, internet and mobile connectivity. 3.2 LAND USE AND LAND OWNERSHIP The Residential Row Houses, Flats and shops will be constructed on the Private Land. which has already been acquired by Rakesh Kantibhai Patel. 3.3 EXISTING LAND USE PATTERN Land is non agriculture. Built-up Area 37, FSI Area 27, Parking Area 8, Common Plot Area ASSESSMENT OF INFRASTRUCTURE DEMAND Vadodara, also known as Baroda, is the third largest city in the Indian State of Gujarat, after Ahmedabad and Surat. Vadodara is located at N E in western India at an elevation of 39 metres (123 feet). It is the 18 th largest city in India with an area of km² and a population of 4.1 million according to the census. The city sits on the banks of the River Vishwamitri, in central Gujarat. The Vishwamitri frequently dries up in the summer, leaving only a small stream of water. The city is located on the fertile plain between the Mahi & Narmada Rivers. According to the Bureau of Indian Standards, the town falls under seismic zone-iii, in a scale of I to V (in order of increasing proneness to earthquakes). It is the administrative headquarters of Vadodara District. Two thousand years ago, there was a small town known as Ankottaka (present day Akota) on the western bank of the river Vishwamitri. 8

12 The earliest mention of Vadodara is in a Granth or charter of 812 that identifies it as Vadapadraka, a village attached to the nearby town of Ankottaka. In 600 AD severe floods in the narmada forced the inhabitants to move to the eastern side of the river to a village known as Vatpatrak (Leaf of Banyan tree) which developed into Vadodara. In the 10 th century, Vadapadraka replaced Ankottaka as the main town. The city was once called Chandanavati after its ruler raja chandan of the Dor tribe of Rajputs, who wrested it from the Jains. The capital had also another name Virakshetra or Viravati (Land of Warriors). Later on it was known as Vadpatraka or Vadodará, which according to tradition is a corrupt form of the Sanskrit word Vatodar meaning in the heart of the Banyan tree. It is now almost impossible to ascertain when the various changes in the name were made; but early English travellers and merchants mention the town as Brodera, and it is from this that the name Baroda is derived. In 1974, the official name of the city was changed to Vadodara. In 1907, a small village and township in Michigan, United States, was named after Baroda. The City of Vadodara was described by a medieval Jain writer as a Tilak on the Brove of Lata. It was a nodal centre of the coastal plain of Gujarat. It was strategically situated at a junction of the main highways linking Gujarat with Rajputana in the north, Malwa and the Ganges valley in the north-east, Maharashtra in the south and south-east. Significantly Vadodara today is a junction on the western railway of the lines leading to Ahmedabad, Delhi & Mumbai. This confirms the historic role of Vadodara in the communication pattern for movements of people and culture. The history of Vadodara city amply bears out its cultural and commercial activities during the last two thousand years. Apart from the traditional stories, knowledge of the history of Vadodara is based mainly on Jain literature and a few old inscriptions pertaining to Vadodara. National Highway 8, connecting Delhi and Gandhinagar with Ahmedabad to Mumbai, passes through the city. Vadodara is also connected with Ahmedabad through Indian National Expressway 1, a stretch of 97 km Super Highway with exits at Anand, Nadiad, S.P. Ring Road and finally Ahmedabad. In near future, this Expressway will be extended southwards from Vadodara all the way up to Mumbai. The land acquisition work for the same is in progress and Govt. has put this project on a fast track priority presently. 9

13 CHAPTER 5 PROPOSED INFRASTRUCTURE 5.1 RESIDENTIAL AREA Rakesh Kantibhai Patel is planning to construct a Residential cum commercial Project of Aarya Empire at Block No. 255, B/h. Akshar Paradise, Opp. Deeps Party Plot, B/h. Narayan Kathiyawadi Hotel, Near Atladara, Kalali Village, Vadodara having total area is around 20, sq. m. with 37, s.q m of built up area. About sq.m. area will be developed as tree covered and sq.m. will be developed as lawn covered area. Total landscaping is sq.m. 5.4 SOCIAL INFRASTRUCTURE FACILITIES WITHIN SITE 1. Club house 5.5 CONNECTIVITY The proposed project site is well connected with the road, railway and air. 5.6 DRINKING WATER SOURCE The main source of water supply is VUDA. 5.7 SEWERAGE SYSTEM TYPE OF SEWAGE SYSTEM PROPOSED Regular drainage line of NP3 class R.C.C. pipes will be laid on the internal roads of the developed site. This will be connected with regular sewer line, disposing the sewage water in u/g drainage of Palsana town NO OF SEPTIC TANKS, MANHOLE ETC. (WHICHEVER IS APPLICABLE) As regular drainage line reaching up to treatment plant is planned, no need of any septic tank. Manholes at regular interval of 30 m will be provided SEWAGE DISPOSAL POINT The disposal point is through u/g drainage of VUDA. 5.8 SOLID WASTE MANAGEMENT The solid waste management is one of the key considerations in the area. Door to Door solid waste collection system will be developed in-house. That will be provided at relocation site also. The segregation of wet and dry waste will also be adopted. 10

14 REHABILITATION AND RESETTLEMENT (R & R) PLAN CHAPTER 6 The houses will be constructed on the private land. There is no human population on the proposed land, so there is no need of Rehabilitation & resettlement plan. 11

15 CHAPTER 7 PROJECT SCHEDULE & COST ESTIMATES 7.1 PROJECT SCHEDULE Implementation of Project within a pre-determined time frame is an important factor for the success of a project. Timely implementation saves on various costs like interest, administrative overheads and helps to realize the goals as per pre-determined objectives. Implementation of Project involves co-ordination of different activities at various levels of the firm and amongst different outside agencies.
