2 C1 INCLUSIVE RATES AND PRICES The items and descriptions in this Schedule of Works are intended to identify the majority of works that require pricing and notwithstanding that in some cases, non-specific reference to drawings may have been given. Therefore this Schedule of Works must be read in conjunction with all Tender Drawings provided and any other information forming part of the Tender Documentation. Inspection on site will be essential to understand the extent of the works including all demolition and alterations required to be included with this Tender. Rates and prices, which are to include for all laps, waste, bulking, labours, temporary works etc., are also to include all work or costs reasonably to be implied from the descriptions, drawings and specifications provided or evident from inspection of existing on site, whether specifically referred to in descriptions or not.

3 C2 Demolition C2.01 Former Conservatory Remove all remaining elements of the former conservatory complete. Dispose of all arisings from site. C2.02 Concrete Apron Take up as necessary existing concrete apron, taking care not to damage the raft foundation to the existing dwelling. Dispose of all arisings from site. C2.03 Existing Bathroom C2.04 Drainage Isolate water supplies and drainage connections to existing bathroom sanitary units and strip out as detailed. Dispose of all arisings from site. Allow to break out and cap off existing foul and surface water drainage installations complete. Isolate and make safe all pipework, connections etc on completion. C2.05 Existing Kitchen Installation Allow to carefully strip out base units as necessary to suit new kitchen layout and set aside for possible later re-use. Carefully cut back existing worktops to suit new layout and dispose of arisings from site. C2.06 Existing Oil Fired Boiler Installation Allow to strip out existing boiler installation complete and dispose of from site. C2.07 Understairs Cupboard C2.08 External Wall Following the removal of the existing boiler installation, allow to strip out complete and dispose of from site. Allow to hack off existing render to external wall within new extension and leave ready to receive new plasterboard on softwood battens. Dispose of all arisings from site C2.09 Existing Building Allow to form all new openings as detailed.

4 C3 SUB-STRUCTURE C3.01 Foundations New Extension Allow the Provisional Sum of 3,500 for the provision of piled foundations. C3.02 Cast In-Situ Concrete Floor Slab New Extension Allow to cast in-situ concrete floor slab in accordance with Structural Engineer s specification and details. Include for all shuttering as necessary. C4 FRAME C4.01 Insulated Lintels C4.02 PC Lintels Supply and install all insulated lintels to all external openings, refer to notes and drawings for details. Install all PC concrete lintels to 2no new openings between the existing dwelling and new extension. C5 UPPER FLOOR C5.01 Suspended Timber Floor Install new suspended timber First Floor, refer to notes and drawings for details. Allow to insulate between the joists with Rockwool RW3 and cover with chipboard sheets to finish flush with existing first floor structure. C6 ROOF/RWG C6.01 New Roof C6.02 Insulation C6.03 RWG Construct new roof structure complete with all associated items. Allow for stripping back and trimming out existing roof to suit the new extension. Include for valley boards, flashings and cutting tiles to accommodate new roof. Supply and install the specified insulation to the new roof. Allow for an additional 100mm layer of insulation to the main roof. Supply and install all new rainwater goods complete, including all associated accessories, clips, stop ends, bends, connectors etc.

5 Gutters to be laid level with new downpipes positioned as indicated to dispense into new below ground surface water drainage system. C7 STAIRS C7.01 Understairs Storage Allow for making good to the understairs storage area as detailed following the removal of the existing boiler and cupboard. Include for making up floor level to suit adjacent areas as necessary. C8 EXTERNAL WALLS C8.01 External Walls New Works Build up external cavity walls as indicated and noted on the drawings. Allow for Furfix profiles or equivalent between the existing dwelling and new extension, with flexible mastic joint externally. Allow for 2 coat render finish to match existing and include all stainless steel stop beads as required. C8.02 External Walls Existing House Undertake alteration works as indicated and allow for making good to all areas on completion. C9 WINDOWS/EXTERNAL DOORS C9.01 Windows C9.02 External Door Supply and install new windows as specified within the formed openings. Include new quarry tile sills externally to match existing. Supply and install new external door as specified within the formed opening. C10 INTERNAL WALLS C10.01 Internal Non-Load Bearing Walls Form new non-load bearing internal walls as indicated - refer to wall legend for wall type. C11 INTERNAL DOOR C11.01 Internal Door Supply and install new internal door as specified including all linings, stops and architraves match existing where necessary.

6 C11.02 Ironmongery & Door Furniture Allow the Provisional Sum of 45 per door for ironmongery. The Contractor is to allow for the installation of ironmongery to all new doors within this item. C12 WALL FINISHES C12.01 Internal Walls Plasterwork to new internal walls as noted including plasterboard or Aqua panel linings where required, refer to wall legend for wall type and finish. Allow for Gyproc Thermaline Reveal to internal reveals of all new openings. C12.02 Plasterboarding to Existing External Walls Supply and install 12.5mm plasterboard on 38 x 25mm battens, mechanically fixed to the internal face where detailed. C12.03 Skirting and Window Boards C12.04 Wall Tiling Supply and install new skirting and window boards throughout to match existing to internal wall faces. Supply and install new wall tiling as specified to internal wall faces. C13 NOTE: FLOOR FINISHES Upon completion all floor finishes to form level finish without steps or ridges throughout. C13.01 Generally Allow the Provisional Sum of 20 per square metre for the supply only of new carpet to the stairs and first floor landing. Include threshold strips, underlay, fitting and attendance on the carpet fitters. Allow the Provisional Sum of 20 per square metre for the supply only of vinyl floor covering to the bathroom. Allow for fitting and attendance on the fitters. Allow to supply floor finish to the new ground floor areas to match that in the existing kitchen. Allow for fitting and attendance on the fitters. C14 NOTE: CEILING FINISHES Upon completion, all ceiling finishes to form smooth appearance with square down stands, where applicable.

7 C14.01 Ground Floor Ceilings Install plasterboard lining to the underside of floor joists as detailed with skim finish. C14.02 First Floor Ceilings C14.03 Loft Hatch Install plasterboard linings to underside of trussed roof structure as detailed and skim finish. Allow to install insulated loft hatch to provide access to new roof area. C14.04 Underlining of the Staircase Underline the underside of the staircase in fireline board and skim finish. C15 DECORATION C15.01 Mist Coat All new plaster work to be mist coated prior to decoration. C15.02 Internal Decoration New Extension and Making Good Apply 2 coats of contractors Dulux emulsion paint to all plastered surfaces including ceilings. C15.03 Internal Woodwork Decoration Rub down new woodwork as required to provide a suitable substrate and apply 2 coats undercoat. Apply 2 coats of eggshell or gloss finish to woodwork surfaces to match existing. C15.04 External Render Apply 2 coats of Dulux Weathershield textured masonry paint in white to all new areas. Make good to existing dwelling as necessary. C16 FITTINGS C16.01 Kitchen and Utility Room New installation to match existing Ikea Adel Birch base units with Pragel black mineral worktops. Allow to re-fit kitchen units previously removed where possible, allowing for the new cooker position and leaving space for the existing fridge/freezer. Include the Provisional Sum of 1,800 for the supply only of new units to the kitchen and utility. Allow for all new worktops with edging strips, end panels, plinths, legs, etc as necessary together with new single bowl stainless steel sink and chrome mixer tap to utility.

8 C16.02 Light Fittings Include for the fitting of all items. Allow the Provisional Sum of 250 for the supply only of light fittings. Installation of light fittings is to be included in Section C20.02 C17 SANITARY/ABOVE GROUND DRAINAGE C17.01 Sanitary Fittings Bath Ideal Standard White 1700 x 800mm Idealcast rectangular bath; front bath panel; 1 pair Active bath pillar taps; chrome waste and bath plug Washbasin (2no) Ideal Standard Alto 55cm pedestal washbasin; 1pair each basin Active basin pillar taps; chrome waste and basin plug. WC (2no) Ideal Standard Alto close coupled cistern with dual flush and matching WC pan; soft close WC seat. Shower Ideal Standard Connect Infold Corner 900mm and 900mm shower side panel in white with clear glass finish; Ideal Standard Trevi Therm Built-in Shower Pack; chrome shower waste. Installation of the sanitary ware is to be included in Section C19.04 C17.02 Above Ground Drainage C17.03 Shower Gulley Supply and install above ground drainage including traps, bends etc associated with all sanitary fittings including also those within the Kitchen and Utility. Supply and install shower gulley within the shower area. C18 SITE WORKS C18.01 Service Trenches C18.02 Making Good Excavate trenches for all new service and drainage runs, allowing for all necessary ducting, pipework, etc. Allow for making good to driveway and verges on completion of the works. C19 MECHANICAL C19.01 Proposed Heating Supply and install heating to new areas and allow for making alterations as necessary to the existing installation to suit the new combi boiler. Include for all new pipe work, extending existing pipework (including oil supply pipework from existing oil tank position), new boiler, installation, etc. Note: Contractor is to supply all certification on completion of the new oil fired boiler installation.

9 C19.02 Proposed HW Installation Supply and install hot water to new units and include for making alterations as necessary to the existing installation to suit the new combi boiler, allowing for all new pipe work and connections as required. C19.03 Proposed CW Installation Supply and install cold water to new units as an extension to the existing system: include for all new pipe work and connections. C19.04 Sanitary Ware Installation Include for the installation of all sanitary ware as specified in the locations detailed. Allow for the supply of all product specific wastes, fittings, etc as necessary to complete the installation. C19.05 Utility Appliances Include for water supplies and drainage connections to new sink and washing machine positions. C20 ELECTRICAL C20.01 Small Power Install new small power installation; include for recessed back boxes c/w sub surface conduits and white plastic face plates. C20.02 Lighting Installation Install new internal and external lighting system. Allow for all fitting, wiring recessed back boxes and white plastic face plates. C20.03 Distribution Board C20.04 Extract Fans Install new distribution board as necessary to suit new works, allowing for separate power supply to package treatment plant. Supply and install new extract fans and all associated ducting to the indicated positions. C20.05 Fire/Heat Alarm Detection Supply and install new alarm systems as specified to the indicated positions. C21 DRAINAGE C21.01 Foul Drainage Form new foul drainage systems complete as detailed including all pipes, bends, inspection chambers, etc and connect to new Klargester Bio-disc BA package treatment plant, installed in

10 C21.02 Flexible Joints accordance with manufacturer s specification. Include for sampling point and taking outfall to discharge into the adjacent water course as detailed. Install flexible joint connections either side of foul drain run passing through foundations or walls below ground. C21.03 Surface Water Drainage Form new surface water drainage systems complete including all pipes, bends, rodding points, etc. Systems to be formed in conjunction the current Building Regulations and Environmental Legislations. The surface water is to be discharged into the adjacent water course as detailed. C22 BWIC C22.01 BWIC Mechanical Installations Include here for all builders works in connection with the mechanical installations, including chasing, formation of openings etc. C22.02 BWIC Electrical Installations Include here for all builders works in connection with the electrical installations, including chasing, formation of openings etc. C22.03 BWIC Drainage Include here for all builders works in connection with the new drainage installations, including chasing, formation of openings etc and works in relation to the installation of the Klargester package treatment plant. C23 MISCELLANEOUS Include and list here any other items shown in the documentation and not included elsewhere within this schedule. C23.01 Include the Provisional Sum of 400 for isolated repairs to the west facing external wall. The extent of the repairs and method of repair are to be agreed and confirmed with the CA prior to undertaking any works. C23.02 Include the Provisional Sum of 150 for miscellaneous boxings. C23.03 Include the Provisional Sum of 300 for Header Wall. C23.04 Include the Provisional Sum of 250 for discharge fees. C23.05 Include a Contingency Sum of 2,500.
