The building is four stories plus basement and has an approximate footprint of 2,900 m 2 (31,215 ft 2 ) in area. The building was reportedly constructed in the early 1920 s. New teacher s offices were recently relocated to space formerly occupied by the Sisters Residence, located on the 2 nd and 3 rd floors. Several rooms on the ground floor, includingg the chapel, chapel reception and lunch room are now shared with the Sisters Residence. Toronto Catholic District School Board (TCDSB) provided G2S with a copy of a report entitled Asbestos-Containing Building Materials Assessment, Loretto Abbey Secondary School, 101 Mason Boulevard, Toronto, Ontario, prepared by Jacques Whitford, dated May 8, The 2008 survey did not include areas previously occupied primarily by the Sisters Residence. This survey was limited to areas of the building that were not included in the original asbestos survey completed by Jacques Whitford. Locations of the areas not included in this survey are illustrated on Drawings 1 and 2. The following areas were included in our survey: Basement hallway, boiler room and elevator mechanical; Ground floor chapel, chapel reception, lunchroom and adjacent hallway; 2 nd and 3 rd floor teachers offices; and, Stairwell #1 The purpose of this Asbestos Survey is to identify the location, type and condition of asbestos- containing materials (ACMs), for compliance with Ontario Regulation 278/05. G2S s conclusions and recommendations are summarized below. Recommendation Friable grey insulation (Aircell) containing 20% Chrysotile asbestos was identified on the LPR Steam line located within the shared basement hallway and boiler room. The LPR Steam line in the hallway was approximately 15 metres (m) in length andd approximately 20 m in length within the Boiler room. Both liness were observed to be in good condition at the time of our survey. The asbestos-containing insulation in the hallways is accessible to maintenance staff with a 4 foot step ladder. The asbestos- a lift or extensionn ladder. containing insulation in the boiler room is not accessible without Friable grey parging cement containing 15% Chrysotile asbestos was identified on the LPR Steam line pipe fitting located within the shared basement hallway. One (1) fitting, approximately 12 in diameter was observed to be in good conditionn at the time off our survey. The asbestos-containing insulation is accessible to maintenance staff with a 4 foot step ladder. i

Reg. 278/05. Should the asbestos-containing materials require repair or removal, it shall be done in accordance with Type II or III specifications as per O. Reg. 278/ /05. Should suspect ACMs be uncovered during future renovations or demolition projects, the material should be assessed for asbestos content prior too disturbance. ii

(G2S) completedd a Limited Asbestos Survey for the property located at 101 Mason Boulevard in Toronto, Ontario, hereafter referred to as the Site. Authorization to proceed with the Asbestos Survey was provided by Ms. Kathleen Wilson of the TCDSB. The Site is occupied by Loretto Abbey Catholic Secondary School and Sisters Residence. The building is four stories plus basement and has an approximate footprint of 2,900 m 2 (31,215 ft 2 ) in area. The building was reportedly constructed in the early 1920 s. This survey was limited to areas of the building that were not included in the original asbestos survey completed by Jacques Whitford. Locations of the areas not included in this survey are illustrated on Drawings 1 and 2. The following areas were included in our survey: Basement hallway, boiler room and elevator mechanical; Ground floor chapel, chapel reception, lunchroom and adjacent hallway; 2 nd and 3 rd floor teachers offices; and, Stairwell #1 The Asbestos Survey was conducted on December 29, 2014 and was completed in accordance with the Occupationa al Health and Safety Act. 2. Scope of Work The scope of work for this Asbestos Survey included a visual inspection of the areas listed in Section 1.0 as well as sampling and analysis of potential ACMs. Concealed areas including wall, ceiling and bulkhead cavities were assessed as part of this investigation where accesss was attainable without destructive measures. Any suspect materials uncovered during the course of renovation or demolition should be assessed prior to disturbance. 1

6 Limited Asbestos Survey 101 Mason Boulevard, Toronto, Ontario G2S /15/ Methodology The following subsection describes the general characteristics, sampling and analytical methods of the suspected ACMs. 3.1 Asbestos Asbestoss is a generic term used to describe a naturally occurring silicate mineral with fibrous crystalline structure. There are six minerals defined ass asbestos, two of which are commonly found within some building materials used in Canada, chrysotile and amosite. Asbestos can be further defined as serpentine or amphibole. Chrysotile is the only asbestos mineral classified as serpentine, curly fibres occurring in a layered structure. Building materials often containing chrysotile asbestos include floor tiles, ceiling tiles, drywall compounds, plaster, texture coats (stucco), roofing materials, caulking, pipe insulation,, fireproofing, gaskets, fire doors, fire blankets, adhesives, brake pads and shoes, clutch plates and asbestos-cement siding, panels and pipes. Asbestoss minerals classified as amphibole include amosite, crocidolite, anthophyllite, tremolite and actinolite. The second most commonly used asbestos mineral, Amosite, can be found in asbestos-cement panels and pipes, thermal and chemical insulators (gaskets, lagging), insulationn boards and ceiling tiles. Samples of suspected ACMs were collected and submitted to EMLab P&K (EMLab) in Fort Lauderdale, Florida, an accredited laboratory under the National Voluntary Laboratory Accreditation Program (NVLAP) for asbestos analysiss using testt method EPA/600/R-93/116 (NVLAP # ). Samples were collected and analyzed in accordance with Ontario Regulation 278/ Building Description The Site is occupied by Loretto Abbey Catholic Secondary School and Sisters Residence. The building contains both TCDSB facilities and the Loretto Sisterss Residence. New teacher s offices were recently relocated to space formerly occupied by the Sisters Residence, located on the 2 nd and 3 rd floors. Several rooms on the ground floor, including the chapel, chapel reception and lunch room are now shared with the Sisters Residence. Interior flooring finishes were found to be constructed off wood, carpet, vinyl sheet, terrazzo and concrete. Walls were found to be constructed of drywall, plaster and concrete. Ceilings were found to be constructed of drywall, plaster, concrete, suspended and acoustic ceiling tiles. Exterior construction included brick, stone, and cement. 2

7 Limited Asbestos Survey 101 Mason Boulevard, Toronto, Ontario G2S /15/ Findings A total of 74 samples of suspected ACMs were collected and submitted for asbestos analysis. The table below detail the sample identification, material description, location of material and results of analytical testing completed during this survey. As per O. Reg. 278/ /05, materials containing less than 0.5% asbestos are not considered to be asbestos-containing materials. Qualification ns of the Assessor This Asbestos Survey was conducted by Mr. Ryan Boyd. Mr. Boyd has over 6 years of environmental consulting experience, including Phasee I and II ESAs, hazardous materials management, contaminant hydrogeology, waste compliance audits, air quality, environmental monitoring and remediation of contaminated sites. Mr. Boyd is responsible for the successful completion of field work and reporting. Mr. Boyd has completed numerous projects on behalf of private and public sector clients for industrial, commercial and residential sites. This Asbestos Survey was reviewed by Mr. Geoff Bell, P. Geo. (limited). Mr. Bell has over 13 years of environmental consulting experience, including Phase I and II ESAs, hazardous materials management, contaminant hydrogeology, airr quality, environmental monitoring and remediation of contaminated sites. Mr. Bell is responsible for the overall management of projects, QA/QC, and health and safety, as well as acting as a technical lead on projects. Mr. Bell has managed numerous asbestos, designated substances and mould assessments, as well as remediation programs. 5

Concealed areas including wall and ceiling cavities were not assessed as part of this investigation. The survey was limited to several recently shared spaces with the school and Sisters Residence. Thesee areas were previously occupiedd primarily by the Sisters Residence; thereforee were not included in the original asbestos survey. Exterior building and roofing materials were not sampledd at the time of our survey. This report has been prepared for the sole benefit of TCDSB and is intended to provide an Asbestoss Survey of the Site, 101 Mason Boulevard in Toronto, Ontario. The report may not be used by any other person or entity without the expressed written consent of TCDSB and G2S Environmental Consulting Inc. (G2S). Any use which a third party makes of this report, or any reliance on decisions made based on it, are the responsibilities of such third parties.
