3 General The building is certified with a Category A Energy Efficiency Certificate, satisfying European standards and in accordance with the local Authorities regulations. Groundwork All investigation work and materials were subject to approval by the supervising Structural Engineer according to Cypriot and European Standards. In-situ Concrete In-situ concrete was ready mix supplied by approved batching plants. All appropriate lab-tests were carried out and approved by the Structural Engineer. All the concrete used for structural elements was based on the current Cyprus Anti Earthquake regulations. 4 5

4 Cladding / Coverings Marble Cladding The marble cladding of the building has been fitted with the Undercut UBE25 certified system with anchors. HPL Cladding Regarding the HPL cladding of the building, High Pressure Laminate panels of 6mm were used. Masonry Masonry walls constructed by first quality bricks, locally manufactured. Specifically, walls are as follows: Internal walls: 100mm thick brick walls, generally, with render, spatula and emulsion paint. External walls: 250mm thick brick walls. Internal finishing with render, spatula and emulsion paint. External finishing with Thermal Insulation System (see below) and relevant cladding in specific areas. External Thermal Insulation Systems All roof surfaces thermally insulated with polystyrene panels. All external wall surfaces thermally insulated with polystyrene cladding system according to Local Authority regulations. Waterproofing All foundation structures, verandas and roofs were applied with appropriate primer and two coats of liquid damp-proofing. Additionally, they received one layer (with appropriate overlapping) of asphalt damp proof membrane 4mm thick super polyester, all as per the manufacturers specifications. 6 7

5 Dry Partitioning Suspended ceilings Materials and methodology followed for the suspended ceilings is that of Knauf systems, or equivalent. Windows / Doors / Balustrades Aluminium Windows and Doors (External) All external doors and windows sections are from MUSKITA Thermal-break profile ranges type MU2075 (2015) in compliance with EN 12207:1999, EN 12208:1999, EN 12210:1999/AC:2002, satisfying European Standards and Energy Efficiency requirements. Double-glazing, with low-e type glass of 11mm used throughout for noise, excessive sunshine, UVA/UVB ray protection and burglar resistance. SPECS: Air permeability: Class 4 Water tightness: Class 8A Resistance to wind load: Class C4 8 9

6 Timber Doors (Internal) All internal doors and frames made from local bespoke fabricators according to Interior Architect s Designs and Specifications. Door frames from solid oak. Door leafs with oak veneer. All ironmongery used is of European import. They all come with hidden hinges (60kgr load), three sides rubber sealed and magnetic locks. Main Entrance Doors to Apartments Fire-rated Main Entrance doors imported from Certified European Manufacturer, satisfying European standards and in accordance with the local Authorities regulations. They resist to fire exposure for 240 minutes and come with a 16-pin locking system. Certified with the norm CNVVF/CCI/VNI Sliding Doors (Kitchen) Separating sliding doors made of solid oak frame and 10mm thick, tempered glass. Internal Metal Balustrades in Stairwell Locally fabricated aluminium balustrade systems fitted throughout the communal stairwell

7 Surface Finishes External Glass Balustrades on Verandas Locally fabricated balustrades consisting of aluminium base profile and handrail and paneling from laminated glass (10+10mm thickness). All Apartments Bedrooms fitted with a high quality laminated parquet floor. Entrance/hallway/dining room/living room/kitchen/veranda flooring all with Crema Delicato high quality imported marble of beige color, 20mm thick and crystallized. Bathroom floors and wall claddings all from imported Italian quality ceramic tiles

8 Communal Stairwell, Ground Floor Main Entrance, Window Sills, Fence Tops, Lobbies & Cladding and Ground Floor Storage Rooms All flooring with Emperador Light high quality imported marble of brown color, 30mm thick and imported Italian quality ceramic tiles. Roof garden, Room & WC All internal and external floors and WC wall claddings from imported, Italian quality, ceramic tiles. Parking Areas All flooring with industrial use strong and non-slippery granite ceramics

9 Kitchens Manufactured by local bespoke fabricators, with frames of hydro absorbent melamine and cupboards combining glossy beige MDF and 4mm thick glass. Instead of standard handles, kitchens come with aluminum grooves. Furniture / Equipment Wardrobes and Closets All kitchen, wardrobe, closet and TV unit cabinets manufactured by local bespoke fabricators, according to Interior Architect s Designs and Specifications. Kitchen Work Tops and Back-splash Cladding All kitchen work-tops and back-splash cladding from quality CESARSTONE QUARTZ material

10 Sanitary Appliances / Fittings / Bathroom cabinets All Sanitary appliances, fittings and bathroom cabinets from quality European manufacturers. Showers are LAUFEN (Swiss origin) and the water mixtures are GROHE (German origin). Electrical Appliances High quality built-in appliances (A+++), such as LIEBHER refrigerator, WHIRLPOOL washing machine and dryer, NEF dishwasher/oven/ gas hob/microwave oven. Samsung Q-LED/LED TVs are also provided

11 Landscaping / Planting / Perimeter Walls Soft Landscaping Mature gardens in front and back side with elegant trees (olive tree, bonsai, etc.). Full irrigation system is provided in all soft landscaping areas through computerised operated electro valves and pumping facilities. Perimeter Walls Reinforced concrete walls of 250mm with two coats of spatula and paint finish. Covered on top of Emperador Light marble, with Metal & Aluminium balustrades locally fabricated

12 Other Facilities / Services Lift A 2nd Generation OTIS elevator (model 2017), energy class A, according to standard VDI4707. It comes with 8 person capacity (650kgr) disabled access use, position indicator and automatic rescue device in case of power failure. Roof Garden Facilities Free-standing JACUZZI SPA J-495, with 8-9pax capacity installed with certified water filters (ProClarity & ProClear). Concealed LED lighting on perimeter upstands. Barbeque area. Pergola. Automation/CCTV System Access to a HIKVISION CCTV System, which includes 8 cameras, an HD Recorder (6TB). HIKVISION Video Intercommunication with builtin microphone and loudspeaker and door button. A CRESTRON Automation System (American origin) for controlling lights, curtains, shutters and hot water, also remotely accessed from i-phone/ipad/tablet

13 Satellite Two satellite dishes of 85cm, providing access to HOTBIRD and NILESAT with 8 way LNB and signal boosters at every apartment. Alarm System AJAX alarm system, which awarded as Intruder of the Year at Security and Fire Excellence Awards Heating/Cooling DAIKIN under floor heating/ central air-conditioning (Japanese origin) and two (2) VRV units (one for heating and one for cooling), which meet the European Safety Regulations. All products are manufactured in ISO90001 certified factories. It comes with wireless motion detectors, control panel, door protection and smoke detector and with a key fob. Can also be controlled via an application on mobile phone/ i-pad/ tablet
