8 EXTERIOR SCOPE OF WORK DETAIL Exterior Items: Trees: Remove two Birch trees and two Fan Palms. Remove all Pine trees and replace with Maples. Remove every other tree along perimeter. Remove mushroom trees. Clear out trees and bushes along Henderson Street. Remove every other tree on Parkview. Prune, raise, and shape all trees for greater visibility. Landscaping: Remove unattractive bushes at Burrito Bandito and dead shrubs at Humble Joe s and replace with Fortnights. Remove shrubs at parking stalls in front and replace with Fortnights. Remove shrubs along road by Burrito Bandito. Add mulch to tree wells as necessary. Investigate and repair irrigation as necessary. Pressure wash and seal four planters in courtyard, and assess attractive upgrade options for planters. Asphalt and Parking Lot: Repair asphalt as necessary. Seal and stripe parking lot. Sidewalks and Concrete: Fill sidewalk cracks with an Ardex or concrete patching material, and seal concrete. Masonry: Clean and seal CMU block with a light sealer. Pressure wash and paint CMU at Kragen. Add stucco to wood sign bands. Wood and Siding: Repair or replace wood columns and miscellaneous dry rot. Roof: Pressure wash and seal roof tiles. HVAC Units: Replaced and/or refurbished, subject to separate report (pending). Storefronts and Windows: Install new ADA compliant push/pull hardware and weather stripping on all storefronts. Remove window tint and blinds from storefront windows. Rear Exit Doors: Replace weather stripping, rain drips, and door sweeps as needed. Paint all rear exit doors as part of the exterior paint project. Paint: Paint wood members with a Timeless or similar product. Caulk and paint underside of soffit with a two color scheme. Paint all site work including transformers, bollards, light poles, and bases. Signage: Under review by City of Redding Equipment and Site Furnishings: Remove old bailer at back of property.
