2 ABOUT CMD Kabbani Construction Group (KCG) entered the field of construction management to make use of its expertise in the field of construction, its huge professional labor force and great experience in providing effective solutions to intricate construction problems. In 2006 the management of KCG decided to diverse the capabilities of its construction group to perform large-scale projects by establishing a Construction Management Division or CMD.

3 CMD can be identified as a General Contractor / Construction Management Company engaged in project management and project execution for a variety of construction work mainly industrial and commercial. CMD team was established in the pursuit of quality and excellence in architectural, civil, mechanical and electrical construction. Back up with experienced technical staff, CMD is committed to provide professional services meeting high standards, top quality, on time delivery and always cost efficient. CMD is proud to provide its services in a professional manner to insure a quality product in the most cost effective and timely manner for its clients. Our goal is to promote professionalism and excellence in the management of the construction process. Scheduling and coordination are the keys to controlling time in the design and construction processes. The Construction Manager uses a variety of scheduling techniques to monitor progress and to anticipate critical events and concerns before they become issues. The Construction Manager also prepares independent cost estimates and reviews the on-going design for potential cost savings. The Construction Management process is most effective when employed from the beginning of the project, allowing the Construction Manager, the owner and the design professionals to identify and resolve issues of value and constructability prior to construction. This collaborative relationship enables all parties in the Construction Management process to optimize their expertise in the best interest of the project and the owner; our division s primary interest is that of the client s. CMD is a construction management division that provides an assortment of services spanning all phases of the design and construction process. Our primary task is to represent the interests of the owner throughout all phases and aspects of the project. Our division primarily offers a unique approach which maintains the Construction Manager as the professional advisor to the owner. As a Construction Manager we are in a position to offer advice untainted by any interests other than those of the owner and the project. Professional Construction Management is a project delivery method that applies modern management techniques to project planning, design and construction in order to control time and cost and assure quality for the projects owner. As part of the owner s project team, which includes the owner, the construction manager, the design professional, consultants, prime contractors, and subcontractors, the Construction Manager is responsible for developing and implementing a management plan that will achieve the goals of the owner and the project with the budgetary and schedule parameters established by the plan. As the Construction Manager, we are acting as an experienced employee who has the role of a trusted advisor to the owner. Use of a professional consultant experienced in Construction Management improves the client s confidence in the success of the project. This enhanced confidence grows out of the ability of a professional Construction Manager to make expert recommendations regarding: Optimum use of available funds Enhanced control of the scope of work Optimum project/program scheduling Optimum use of design and construction skills and talents Maximum preclusion of delays, changes and claims Enhanced design and construction quality Optimum flexibility in contracting/procurement options Construction Management includes a significant component often missing from other delivery processes. A comprehensive management and control effort applied to the project for the owner, beginning in the early program planning stages and continuing through project completion. It involves the application and integration of comprehensive project controls to the design and construction processes and generally includes the following: Development of a written scope understood by all the participants

4 Design quality assurance throughout the design process Consideration of material, systems and process alternatives Milestone cost estimating to ensure design complies with the budget Matching construction spending to funds availability Construction specification enforcement Continuous schedule enforcement project, thus again eliminating any conflict of interest in managing the costs of design and construction. The implementation of these management activities turns the traditional design-bid-build process into one which maximizes the owner s control over the project s scope, quality, time, and cost and adds predictability of the outcome of the project from start of programming to completion of construction. Early development of the scope of the project provides information for the development of a baseline budget and schedule. Because of the continuous monitoring of the schedule and project cost during the development of the project, the impact of changes and new information on this baseline can be evaluated and corrective action taken when most effective. Well-formulated and priced constructions bid packages, developed out of the planning and design processes, are the key to minimizing changes and avoiding disputes and delays during construction. CMD SERVICES Pre-Design Develop Construction Management Plan/Project Procedures Develop Conceptual Budget Develop & Update master and Milestone Schedules Design Team Recommendations Design Develop Preliminary and Final Design Estimates/Schedules Perform Value Engineering/Value Analysis Studies Perform Constructability Reviews This is the owner s most powerful tool in assuring a positive outcome for the project.the collaborative efforts of the design professional and the Construction Manager during the design phase achieve a constructible design prior to bid, thereby reducing the need for costly changes or redesign during the construction phase. The team approach to project management reverses the inherently adversarial nature of traditional construction, reducing the causes of disagreements and subsequent litigation. Compensation for professional Construction Management services is not dependent on the ultimate cost of the Procurement Develop list of Pre-qualified Contractors/Bidder Interest Bid Analysis/Negotiation/Award Contract Preparation Construction Coordinate/Conduct Progress Meetings Contract Management/Administration Monitor Construction Costs Update Construction Schedule
