Besides the cleaning and the last adjustments of House J, construction works have mainly been taking place within and outside House H. As construction works of House L have not yet started, most teams of contractors have been active in House H where the flats are now getting finished to some extent. Painting and decorating are main activities, while building services installations are mostly done. In some of the flats, floors and wallpapers are completed and the carpenters mainly work with kitchen fixtures, architraves and details. White goods are delivered. <01_2012_c> - The layout of the retrofitted building (House H): A former bedroom of one flat is transformed into a fan room. The rentable space is hence decreased, but on the other hand this measure saves storage space at the bottom floor that can be used for storing wheelchairs and prams instead of plant rooms. The layout also allows the skyline of the area to stay intact with no new attic fan rooms interfering with the roof silhouette. <01_2012_d1 and d2> - Staircase interior: Hand rail in detail in House H and J, during construction and after. An extra loop added to the end of the rail increases the accessibility of the stairs, enabling support from the very first step.

The main focus of the month has been to finish House H with decorating and installation works. As the roof and façades were completed, the weather protection was taken down and scaffoldings were only left on the balcony side where the balconies are not yet completed. By the end of February, the project moved on to the third and fourth BEEM Up building (Houses L and M) were demolition works started. Tile façades and infill walls are torn down, so are the installations, interior doors and the top layers of the bottom floors. This update is also showing some of the efforts for public safety of the Brogården area, where construction works are taking places nearby the tenants' homes. The inhabitants and users of the neighbouring buildings need to be protected from risks of injury. As construction moves on, new bordering areas are concerned. During the first weeks of March they could also work rather undisturbed, but as the façades and bottom floor structures are taken down other teams of workers move on to House L and M, such as landscaping contractors, plumbers and ground workers. Drainage channels and footing insulation were assembled, followed by casting of the concrete foundations for the structures of the new balconies. By the end of March, tenants have been moving into House H, the second BEEM Up building of Brogården. Demolition and construction works have been taken place in Houses L and M. < 03_2012_2.jpg> - Demolition. The old flats are stripped down to the concrete structure. Due to changes in the layout of flats, some new door openings need to be made. < 03_2012_3.jpg> - Demolition. The old concrete balcony slabs penetrating the building envelope are cut off in alignment with the structural concrete in order to avoid thermal bridging effects. New self-supporting balconies will be mounted on the outside of the new outer wall. < 03_2012_4.jpg> - Assembly of cantilevers supporting outer walls and insulation of footings. Electricity, district heating, water and sewage are fed to the underground ducts of House L. < 03_2012_5.jpg> - Plumbing works in the bottom floor of House L. Pipes are assembled on the structural concrete after the existing structures have been taken down, and connected to the underground duct system. Additional leveling concrete and PIR insulation will form the floor construction of the bottom floor

The objective of the meeting was how to make Stage 5 the best part of the project so far. Every participant building owner representatives, contractors and subcontractors, including all skilled workers on the site was provided a green t-shirt, and a number of interdisciplinary teams were formed for a few hours of workshops. Each workshop was led by a partnering partner or subcontractor, and concentrating on the most important achievements and experiences drawn from the project so far. There was much discussion among all teams regarding different actions, what ideas to keep and targets for the coming stage. After the workshops, the teams competed in a pentathlon of construction related events. The probably most popular event was the wheelchair challenge taking place in an original Brogården flat, involving everyday life operations such as closing and opening doors, to take down a clothes hanger, enter the bath room, flush the toilet, exit to the balcony or take a glass from the kitchen cupboards and fill it with water. This was an obvious end very entertaining lesson taught to both competitors and spectators regarding the accessibility defects in a normal flat from the 1970's. The evening ended with a common taco dinner prepared on site. The photo series of April continues where the March series ended, focusing on House L. New balcony structures have been erected on the foundations casted outside the building. Before the weather protection was mounted, the original concrete structure of the buildings was visible once the façades and infill walls were taken down. Apart from demolition works, paint and wall papers are taken down and interior plumbing and electricity has been installed before the new bottom floor structure is mounted. The self supporting concrete walls are erected on separate concrete foundation pads, only attached to the building via a steel cantilever to the attic floor. <04_2012_04 > - The top concrete layer of the bottom floor as well as the sand filling are removed, and the floors are prepared for a thin layer of leveling concrete. However, some landscaping works are still taking place at the yard of buildings G-H-J-K to finalise the outdoor environment. For houses L and M, most demolition works are finished along with external plumbing and the erection of balconies. The weather protection has been mounted to House L where most work is taking place by the end of the month, while preparations are made to House M. Buildings seen at the photo are House L behind the trees, House J and the red kindergarten of the Brogården area. NB that trees and playgrounds of the yard will be saved and therefore are protected with fences separating them from containers and material supplies. <05_2012_02.jpg> - As House M is located close to the street, a new walking path has to be built to let people pass the building site safely, hereby reducing motor traffic to a single lane. <05_2012_03.jpg> - House M during scaffolding assembly. After the brick façade is torn down, the infill walls are left as a temporary weather shelter until the scaffoldings and weather protection can be mounted. During May, drainage and pipe works have been finalised around Houses L and M along with assembly of foundation and prefabricated balcony structures. <05_2012_04.jpg> - From a flat inside House M. After demolition of the top structure of the bottom floor a levelling concrete has been applied before the floor will be insulated. House L has been finished in terms of roof and internal frameworks and MEP structures, while the façade soon will be finalised and the scaffolding and weather protection will be taken down. Internal insulation and gypsum boards are now mounted and floors, painting and MEP fittings will follow. Regarding House M, most teams are active in the building for the moment. The original infill walls still remains inside the weather protection but are to be taken down as there is no longer need for their sheltering function. The primary framework of the new curtain wall is being mounted on the outside. On the inside, demolition for and assembly of internal floor structures and elevator shafts have been made. During the vacation period of July, the building site will be closed for three weeks. Trees and playgrounds are partly fenced to be protected from damage during the construction phase. <06_2012_02.jpg> - The last yard yet to be retrofitted. The next step of the Brogården retrofitting will involve BEEM-UP buildings N, O, P and Q. <06_2012_03.jpg> - Inside House L. Airtight layers, bottom floors, interior frameworks and electrical fittings are all done. Insulation of the inside of the exterior walls and mounting of gypsum boards are the next operations to be done. <06_2012_04.jpg> - Inside house M, bottom floor. Internal frameworks are now mounted, including that of the sound absorbing stud wall supplementing the partitioning concrete wall between flats (mid photo). 26 in the foreground. <06_2012_05.jpg> - Before the weather protection was mounted, voluminous and/or heavy material supplies were placed on the roof of the building. From there, the m high steel studs of the exterior walls are now assembled. The depot of profiles is seen on the roof and the already mounted framework of the gable in the foreground. The eaves are cut off before the attics are cleaned out. The roof structure will be reinforced and the eaves prolonged to cover the new walls and ensure that the architectural expression is kept. <06_2012_06.jpg> - Inside the attic of House M. After the original insulation is cleaned out, pipes, ducts and elevator shafts penetrating the attic floor are installed. Access to the stairwell is via the service hatch in the foreground. <06_2012_07.jpg> - From inside the stairwell of House M. Through the door openings to the flats in the background, the ducts of the shafts can be seen as the ventilation system is already mounted. To the left, a new elevator shaft is installed with a load-bearing steel structure on the inside. <06_2012_08.jpg> - During June, a driving rain test of the façade was performed as a part of the development in BEEM-UP Work Package 4. However, the yard of the first BEEM-UP buildings (Houses J and H) where trees and flowers were planted last year are now blooming, showing the finalised area at its best. During the few working days of July, works on roof and attic structures of house M, as started in June, went on. As the scaffolding and primary framework of the new exterior wall was mounted, the original infill walls were taken down. Regarding House L, the façade assembly finished by the time the vacation started. Building L is now past the most disturbing phase as the building envelope is close to finished. Painting, paper hanging, wiring and installation of kitchens were carried out during August. In house M, windows are mounted when the primary framework and insulation of the exterior wall has been assembled. Concrete works, insulation of bottom floors and installation of ventilation ducts in the attic space were also carried out in House M. Pictures (at least two photos and/or videos are to be uploaded each month): Photo enclosed (jpg, min 300 dpi) Description: <08_2012 Brogården Pictogram> - Works are now carried out in and around buildings L and M. <01_08_2012> - As all buildings of the Brogården area share a common system for heat distribution and building services, the main system needs to be kept in service during the retrofitting of individual buildings. Here, the substation of House O, the next building to retrofit, has been connected to the new heating pipe system to ensure proper service to the buildings not yet retrofitted while the buildings in between are under reconstruction. <02_08_2012> - Apart from the installation works in the substation, the yard including buildings N,O,P,Q will remain undisturbed for some more months while buildings L and M are retrofitted. <03_08_2012> - The ventilation system of the attic is quite extensive, as the central system is to serve every flat with supply air, exhaust air and a kitchen flue. The duct work system of the attic space includes the main ducts to and from the fan room and the roof intake/outlet as well as the distribution ducts for every

36 flat and stairwell. <04_08_2012> - Interior painting, paper hanging and electrical installations as carried out in House L <05_08_2012> - The electrical control unit is installed prior to paper hanging. Feel free to organise Your updates thematically or aligned with Your local construction process ): After external works of the exterior wall of House M are finished and the windows are fitted, the carpenters move on to work from the inside instead. Firstly, the air tightening plastic foil is mounted, a delicate assembly that requires a very high quality in craftsmanship in order to achieve an air tight passive house envelope. Every flat is pressurized once the air tightening layer is finished, as to ensure that the Swedish passive house requirement of a maximum air leakage q 50 of 0.3 l/s,m² building envelope area at a 50 Pa pressure difference is met and if not, to search for and adjust possible weaknesses. Once the ventilation ducts are installed on the attic floor and the exterior framework of the walls is set, carpenters start working with the reinforcement of roof trusses and extension of the roof eaves. In House L, plumbing and wiring continues in the flats along with rendering of the stairwells and assembly of new entrance doors and weather screens, replacing the previous inset entrances. Pictures (at least two photos and/or videos are to be uploaded each month): Photo enclosed (jpg, min 300 dpi) Description: <09_2012 Brogården Pictogram> - Works are now carried out in and around buildings L and M. <01_09_2012> - Air tightness is tested in every flat according to EN This temporary door is then tightly clamped to the door opening of the flat, and a fan equipment is fitted to the round opening of the door. <02_09_2012> - Setup for measurement of air leakage. The Brogården team ensures a full series of documented measurements for each flat. The mean value out of five measurements for 50 Pa positive and negative pressures respectively is notated. <03_09_2012> - House L: Exterior entrance weather screens under construction. <04_09_2012> - >In the stairwells, a special material made of cellulose and minerals is used for rendering, providing a nice and vivid texture/surface that also is easily maintained and show good sound absorption and fire resistance. The doors to the flats are

41 double rebated with weather strips to ensure good air tightness between the flat and stairwell. <05_09_2012> - A false ceiling is mounted in the stairwells, further increasing the sound absorption and reducing the risk of disturbance to the tenants. <06_09_2012> - Extension of the eaves to keep the same roof overhang for the new, thicker wall. By early October, the last complements were made. Lighting was fitted in the stairwells, MEP equipment was tried out and the last cleaning was made. Regarding House M, works regarding the inner structure and air tightening layer of the exterior wall were still present, as were completing concrete works, inner walls and building services. The pictures for October, however, concentrate on the roof works as the roof and attic could be seen in many phases during the period. On the 11 th of October, the wall development team of WP4 also conducted a successful fire resistance test of the newly innovated prefabricated exterior wall, rendering much happiness to the team as being a most vital part of the development. Pictures (at least two photos and/or videos are to be uploaded each month): Photo enclosed (jpg, min 300 dpi) Description: <10_2012 Brogarden Pictogram> - The last complementing work is done in House L while most teams are active in House M. <01_10_2012> - After the roof structure is reinforced, the eaves are extended and connected to the exterior wall and its insulation, the wooden roof is rebuilt. However, to ensure moisture safety by keeping the relative humidity of the wood well below critical values, an additional 100mm of insulation will be added on top to prevent temperature of the sooden layer from dropping too low. When the attic floor is supplementary insulated, the heat transfer through the attic space will decrease significantly and without exterior insulation there is a risk of high levels of relative humidity or even condensation on the inside of the roof. <02_10_2012> - Ventilation ducts are insulated with mineral wool mats before the attic is insulated, to prevent unwanted heat exchange between the air and the attic space. <03_10_2012> - Roof-wall connection prior to attic insulation. NB the reinforcement of the original wooden beams. This is made in order to adjust to current requirements for snow load, which

46 have changed since the buildings were originally erected in the 1970's. <04_10_2012> - A service bridge (the wooden box in the front) is built prior to attic insulation, to enable service and checkups to the ventilation system and attic space. The attic insulation of 300mm mineral wool will fill up towards the sides of the box. The wooden shelves in the middle of the picture are built temporarily to enable the insulator to reach to fill every space between the ducts. <05_10_2012> - Attic insulation of House L in progress. The mineral wool is blown into the space through the yellow tube from a truck standing by the building. Feel free to organise Your updates thematically or aligned with Your local construction process ): The second building of stage 5, the larger House M, is now to be finished. The construction site is therefore kept to a minimum including only one building next to the establishment. House M has a maximum of flats with its three stairwells, three and a half floors of dwellings and a souterrain basement floor. The building includes, apart from 21 flats; two elevators, laundry facilities, storage rooms, an assembly room and a common guest flat. In December, the last operations were carried out inside the building and the scaffolding was taken down. On December 13 th the BEEM-UP project made a site visit to Brogården as a part of the General Assembly in Borås. Pictures (at least two photos and/or videos are to be uploaded each month): Photo enclosed (jpg, min 300 dpi) Description: <01_12_2012 Brogården Pictogram> - After building L is moved in to, only House M is being retrofitted in December. <02_12_2012> - Inside the stairwells, walls and false ceilings are the last steps to be finished. Here, the easily maintained, soundabsorbing and fire-protecting fiberite mass of the inner walls is given its final texture. <03_12_2012> - Preparations for the elevator; guide rails and machinery are mounted. <04_12_2012> - In the basement, new doors are assembled in the existing walls. This is a tricky operation as the lightweight concrete wall material is thin and very brittle. Normal fixtures cannot be used, so the carpenters have tried many different types of screw but cannot completely prevent the walls from cracking up. The sealant foam is a good help, but is also very powerful in its expansion so wedges and braces are needed to make the frame stay in place and not break. <05_12_2012> - Inside a flat, surface finishes/bathroom wall: plastic coverings are used on floors and walls to ensure water tightness and a good thermal comfort. However, in the shower,

51 tiles are applied as a contrast for better aesthetics. <06_12_2012> - Inside a flat; carpeting.
