2 Request for Proposal 11/8/12 The following information contained in Addendum No. 2 amends the Request for Proposal for the CIF 5013 Wawona Hotel Heating Replacement and shall be included in the proposals for this project. For questions or concerns, contact Brian Fulce at or bfulce@dncinc.com. ADDENDUM No. 2: 1. Question: Can the Contractor Qualifications forms required with bid be submitted by e- mail rather than fax or hardcopy? Answer: Yes. Contractor qualification forms (Attachment A to the RFP) and historic properties experience can be submitted in form to bfulce@dncinc.com prior to 1:00PM on Nov. 13, All other required documentation (Bid Form, Schedule of Values and Construction Schedule) shall be submitted by fax or hardcopy to the fax number or address listed on the RFP by 1:00PM on Nov. 13, Question: Clarify the historic qualification requirements for a Restoration or Finish Carpenter. Answer: It was assumed that the "Restoration" Carpenter would be an employee of the General Contractor and his projects would be the same as the General Contractor. We can accept an experienced finish carpenter in lieu of a restoration carpenter as long as we get a statement that they have reviewed the plans and specifications and possess the skills to perform the work, the use of dutchmen would be the major difference from typical finish carpentry skills. The form requires this persons resume information, list of relevant work etc. If the Restoration Carpentry is to be done by a sub contractor then to stay within the framework of what has been asked for in the RFP I would suggest the particular personnel to be assigned to the work fill out the information being requested rather than the company. 3. Question: Existing drywall and other building materials are fastened to the underside of the floor joist for the 1st floor of the Main Hotel Building. The plans currently call out that new floor insulation is to be installed under the entire 1st floor/basement area. Is it the intent to blow in new insulation where the existing drywall and other finishes are or is it the intent that the ceiling finishes be removed for insulation installation? There currently are no instructions on the intent of the finished ceiling of the 1st floor/basement areas. Answer: Insulation at the underside of the first floor of the Main Hotel is only to be installed at unconditioned spaces. The finished areas of the basement level do not require insulation. Insulation is not required if a floor/ceiling assembly is part of an adjoining conditioned space. 4. Question: In the Annex Building at the Wawona Hotel there are a few other rooms that currently have drywall on the ceilings limiting the access for insulation to be installed unless blown into the ceilings. 3 Request for Proposal 11/8/12 office and connecting storage rooms off the maintenance office. Is it the intent to blow insulation into these ceilings or remove and re-install new drywall after the insulation is installed. Answer: Insulation at the underside of the first floor of the Annex is only to be installed at unconditioned spaces. The finished area of the basement level does not require insulation. Insulation is not required if a floor/ceiling assembly is part of an adjoining conditioned space. 5. Question: Detail 3/A5.11, the MC stringer 6x12 is scaled to reflect 10x12. Which is correct? Answer: MC 10 X 8.4. See modified detail on Sheet A5.11 attached. 6. Question: Same detail, what is the size/weight of the MC8? Answer: MC 8 X 8.5. See modified detail on Sheet A5.11 attached. 7. Question: Sheet A What is the size of the bolts/lag screws and what is the spacing pattern for the MC8? Answer: (2) rows of lag screws spaced 4 inches vertically, 12 inches o.c. centered on the MC8 X 8.5. See modified detail on Sheet A5.11 attached. 8. Question: Sheet A What material and class is the P1 standard pipe supporting the MC8 and what is the size/weight of the plate at the concrete flooring? Answer: All metal material in the stair is galvanized steel. P1 pipe is Schedule 40. Resting plate is 3 x 3 x 1/4 inches. See modified detail on Sheet A5.11 attached. 9. Question: Sheet A The support angles for the stair treads are identified as 1-1/2 x 1-1/2 x 3/16. Is this a typo or is the length not identified? The scale makes it roughly 11-1/2 long. Also, what is the angle of the cut at the ends? Answer: The treads are dimensioned at 11 inches from nosing to nosing. Support angles are the same length. Angle of cut at nosing is 45 degrees. See modified detail on Sheet A5.11 attached. 10. Question: Sheet A The hand rail tubing on detail 12/A5.11 has been identified as galvanized, but no identification was given to the hand rail wall bracket. Please advise. 4 Request for Proposal 11/8/12 Answer: Specifications Section , Part 2.2-C calls for Handrail Brackets: 1/4 inch gauge stamped steel with single hole for mounting screw; galvanized finish. 11. Question: Do the exposed pipes in the building crawl spaces get paint? Answer: Specifications , Part 3.1-B6 calls for Paint all insulated and exposed pipe occurring in finished areas to match background surfaces, unless otherwise indicated. Crawlspace areas are typically not finished spaces. 12. Question: There is no detail for attaching/securing the piping in the crawl spaces. Is it the intent of DNC to leave the exposed hydronic piping laying directly on the ground or will there be details and specs in the addendum for securing these to the decks? Section A has a schedule for hanging pipes. Answer: The 3 campus loop will be placed on the ground (not supported except as indicated on Detail 3/G2). All other pipe shall be supported per the PEX piping manufacturers recommendation and as specified in Section SUPPORTS, ANCHORS, AND SLEEVES. 13. Question: The new boilers going in to the Annex Basement will be wider (45 ) than the door way (32 ) between center lines L and M on sheet A1.00. It was recommended that a double door be installed to accommodate the appropriate access to the mechanical room during construction and for future service. Answer: Door 1B replacement will provide opportunity to remove and replace framing as needed for Boiler installation. Section of wall to east of opening is part of a structural shearwall assembly which is to be protected in place. 14. Question: Clarify the radiator specification and any companies that have been contacted for this work during the design process. Answer: The refurbishing companies contacted by the design team are Antique Plumbing and Radiators (Phone # ) and All About Radiators (Phone # ). These companies have not been pre-qualified with respect to pricing or quality of workmanship. Contractor shall solicit bids from companies specializing in this kind of work and who can meet the specifications for the project. 5 Request for Proposal 11/8/ Question: HVAC SECTION refers to Division 1 section General Commissioning Requirements (missing from spec); furthermore inspection of Electrical and Plumbing section do not seem to indicate any system commissioning requirements. Please request that Division 1 section General Commissioning Requirements be forwarded and that any omitted commissioning preferences beyond the scope of Cal Green Code be identified. Answer: The commissioning agent shall be responsible for identifying electrical and plumbing commissioning opportunities to be included into their commissioning plan as they pertain to the scope of work identified in the design documents. All commissioning requirements are found in section There are no additional requirements beyond the scope of and the Cal Green Code Question: Section / Mechanical General Provisions / Para 3.4A thru 3.4E make reference to Contractor Coordination Drawings. The time frame (3 months) stated in paragraph 3.4B and the general overall intent of this section do not seem to apply. Confirm if this specification section is to be part of this project. The cost and impact on schedule are relevant. Answer: Shop drawings must be produced to insure proper installation and performance of the system. Drawings for Phase 1 shall be submitted within thirty days of Notice to Proceed. Drawings for Phase 2 can be submitted in accordance with the specifications. Shop Drawings will be reviewed within 10 working days. 17. Question: On note 8 on sheet A1.00, the 1 ½ inch concrete topping slab only indicates concrete. Is this a standard 3,000psi concrete as requested for the equipment pads or a lite-crete product? Answer: See Specifications , Part 2.7C Question: DWH-1 water heater is listed as V300SWH830-DW. The plumbing sub thinks it should be V300SPH because the one specified is usually used for steam. Can you verify this? Also the expansion tank seems small for a 300 gallon water heater and is the fuel oil piping schedule 40 black steel? Can t seem to find it in the piping specification. Answer: DHW-1 Model is typically selected for steam applications but can also be an indirect heating water application. The model number on Sheet P0.2 is correct with the exception of the tank volume, revise model number to V200SWH830-DW (See the attached cut sheet for indirect heater selection). The expansion tank size shown on sheet P1.04 is correct. See specification for fuel oil piping and accessories. ADDENDUM No. 2 Request for Proposal CIF 5013 November 8, 2012 Page 5 of 7

6 Request for Proposal 11/8/ Question: Regarding temporary heat to be provided by Contractor (Add. #1, Question 12), what is the KW or BTU loads currently used at the WAW hotel complex for each building. Answer: There are currently no energy meters on the electric side or steam side so we have no way of knowing what each building is currently using. Please review Sheet M5.1 which shows the design heating load (Heating MBH) for each building. 20. Question: Drawing P1.04 shows a (N) fuel oil reservoir. This component is not scheduled or in the specs. Please provide a spec. Answer: See attached sketch of Fuel oil reservoir. It is typically fabricated from 4 pipe. 21. Question: Fuel oil piping and specialties are not specified. Please provide spec. Answer: See Specification for fuel oil piping and accessories. 22. Question: Drawing P1.04 detail 2 shows extension of double containment piping. Please indicate type and manufacture to match existing. Answer: See Harrington plastics Flo-Safe G product line for fuel oil double containment products. 23. Question: We have a metal manufacturing sub who is not IAS certified per Spec , Part 1.4.B., but they are an AISC Certified Fabrication shop. Would this be an acceptable certification in lieu of the IAS? Answer: AISC Certification is also acceptable. 24. Question: Specified vendor for PEX product has indicated factory made headers are limited by their branch outlet size. The largest factory made branch size is ¾ and the drawings call for 1. Please confirm ¾ branches will be acceptable. Answer: ¾ branch size is confirmed. 25. Question: Please approve the Uponor EcoFlex twin product for applications 2-1/2 and smaller. Question: Drawing indicates a Uponor vault at branch locations. Due to the available space in these locations, is it acceptable to use T fittings in lieu of the vault? Answer: Bid price should include utilizing vaults. If during the shop drawing process it is found vaults will not fit, a credit will be provided back to the owner.
