1 This property has been used extensively for fabrication of metal products. It is located in an industrial area of SE Memphis adjacent to the BNSF intermodal terminal. An active spur is available for a tenant s use. Some of the characteristics of the facility: One story, steel frame with metal wall panels with translucent sections The production area is basically 200 x 600 with 3 raceways each 50 wide with bridge cranes. The easternmost bay has 2 5-ton bridge cranes and one 10-ton. The middle bay has 2 5-ton cranes and 1 10-ton. The westernmost bay has 1 5-ton crane and ton cranes. Attached at the north end of the structure is 225 x 100 wet paint line building. This may be leased independent of the production facility if necessary. This portion contains one 10-ton bridge crane. The roof is metal decking supported by steel joists. Inside clearances approximate 30 Floors are smooth concrete Lighting is suspended metal halide The 30 x 150 office area is on the mezzanine level attached to the south end of the fabrication building. There are 3 grade level doors on the west side and one on the east side of the fabrication facility. There is one dock high door and one ramp door on the north end of the fabrication building near the paint area. There are 4 grade level doors adjacent to the paint facility and grade level doors on each side of the canopy area between the production area and the wet paint line. 4 The mezzanine area with office space is sketched below. There are 2 spaces each approximately 45 x 23 on the east and west ends. Each has 2 10 x10 approx. offices with the remainder open. Rest rooms and a kitchen/break area separate the 2 office areas.

6 Several bridge cranes are visible in this view of the easternmost bay taken near the dock high door looking south towards the office. There is abundant electrical power. 2,500 KVA enters the building in the SE corner near the office area and 4,000 KVA enters mid-way along the facility on the west side.

7 Rest room facilities are located at each end of the fabrication floor. This image is from the north end near the dock-high door. The wet paint facility: The 225 x 100 wet paint area is separated from the fabrication area by an enclosed open area approximately 75 x 100.

8 Fabricated metal plates are visible on the wet paint conveyor as is a grade level door at the north end of that section. One 10-ton bridge crane is visible. A shot blast machine in the fabrication building can be used to prepare metal for fabrication or other processing. The paint line was custom designed by North Mississippi Conveyor in 1982 and renovated in 2009 for 3-coat capability in one trip on line. The part window is 4 x8 x20. Max weight is 12,000 lbs over 20. There are 2 natural gas ovens, 400-degree Fahrenheit max. There is a 3-stage automatic washer with 1,000 salt spray hour success. It is currently running an iron phosphate system. The paint booth is 40 long x 8 tall, 3-sided. Air assisted airless Graco 30-1 pump in use. Air exhaust. The 22,500 sf paint facility and the 7,500 sf canopy area can be leased separate from the fabrication facility.
