How FM can successfully engage with and benefit from the BIM process Simon Ashworth Zurich University of Applied Sciences (ZHAW) & Liverpool John Moores University
Agenda 1. Introduction: the impact of BIM 2. Role of FM: and benefits of BIM to FM 3. Findings: FM Awareness of BIM survey 4. CSF: to help FMs on their BIM journey 5. Guidance: BIFM material for FMs in practice 6. Q&A
BIM Model: Institute of Facility Management, Wädenswil 1. Introduction: the impact of BIM
The impact of BIM Building information modelling (BIM) is no longer just a technology or a process, it is a mindset for the entire built environment. It is changing the way we design, build and operate our facilities and premises. The FM role is crucial. Their knowledge of managing assets over their whole life is vital to ensure BIM is successful in achieving a sustainable built environment to meet users needs.
What has happened in the UK
Construction and FM: economic impact 107 Billion = UK Construction Market (HM Gov, 2010) 155 Billion = UK FM Market (Teichmann, 2009) 262 Billion = 33% = 86 Bilion If FM & Construction, made 1-5% savings? billion
Digitisation: driving change BIM adoption in the O&M phase is currently less than 10% (Eadie, et al., 2015) information Construction: Digital Knowledge Gap: Clients and FM FM & Clients: Information needs over WLC for BIM process
BIM Model: Institute of Facility Management, Wädenswil Switzerland 2. Role of FM and benefits of BIM to FM
Why should BIM of interest to FM? What is the role of FM? How will BIM help me?

Research partnership This research was conducted as part of an international partnership between: BIFM Zurich University of Applied Sciences Liverpool John Moores University
Government perspective
Research aim To establish and benchmark levels of awareness of Building Information Modelling (BIM) The findings will help inform industry and support the development of BIFM guidance on BIM for the FM industry The research was undertaken as part of the authors PhD project in March 2017 and published in August
International context 254 responses January - March countries Range of stakeholders
Awareness and perception of BIM Before taking this survey had you ever heard of BIM? Do you believe BIM will have a significant impact on the FM industry? 91.7% 74.0% Do you believe that BIM will help support the delivery of FM? Please indicate the timescale you think is relevant for the impact 83.5%
Experience of key BIM documents Have you any experience of the following key documents used in the BIM process? Experience: generally low
FMs confidence: BIM engagement Based on your current knowledge/experience of BIM, how confident would you feel about engaging in a BIM project and taking on roles such as reviewing or writing the OIR, AIR, EIR etc? Confidence: generally high
General perception and awareness From your awareness and understanding of BIM, please indicate your level of agreement with the following statements
Benefits of BIM to FM Please indicate your level of agreement with the following statements Ranked: (combining strongly agree and agree)
Barriers to BIM adoption and use Please indicate your agreement concerns/barriers relating to BIM Ranked (combining strongly agree and agree) 1 2 3
UK government s BIM strategy The government has described three different levels of BIM. Are you aware of these different levels? Are you aware of the government Digital Built Britain Level 3 Strategy? 46.5% Bew & Richards (2013) 48.0%
