All prpsed new develpment, detached garages, large additins r garden/garage suites must submit a Develpment Permit Applicatin with prpsed plans, site plan, survey, getechnical reprt (if required) etc. fr Cuncil cnsideratin prir t submitting Building Permit Applicatin infrmatin. All prpsed smaller prjects (ie. decks and accessry buildings) may submit the Develpment/Building Applicatin as ne submissin with all plans, site plans, etc. SINGLE DETACHED DWELLING A permit is required fr cnstructing a new dwelling, adding t an existing dwelling, r making any structural changes t a dwelling due t maintenance r renvatins. 3 PLUMBING/WATER A plumbing permit is required fr all plumbing and hlding/septic tank installatin which may be purchased at the Twn Office. Hlding tank setback per Sask. A Certificate f Status Number is required when a plumbing permit is purchased fr installatin f fixtures. Water line cnnectins t twn water main, meter installatins and water turnn/ffs must be arranged thrugh the Twn ffice. ACCESSORY (SHED) A permit is nt required fr a shed that is less than 9m sq (97sq ft) in area. The setbacks are: Frm a lane - minimum - 1.5m (5ft) Rear yard minimum - 1.5m (5ft) Rear side yard minimum - 1m (3ft) Frnt and frnt side yard - nt allwed FENCE A permit is nt required fr a fence if the fllwing regulatins are adhered t: Side r rear lt line, maximum - 2m (6.5ft) in height Frnt lt line, maximum - 1m (3.3ft) in height Crner lt line - 1m (3.3ft) in height measured abve the grade f the street BUILDING PERMIT TIMELINES (Zning Bylaw N. 11/2005, ) Where a cnstructin is taking place under the authrity f a building permit, the exterir f the building shall be cmpleted within 12 mnths f the issuance f the permit. Initial landscaping f the lt shall be

5 cmpleted within tw years. The lt shall be free f stred building materials and be levelled fr prper drainage within tw years f the issuance f the building permit. GRADING AND LEVELLING OF A LOT Any lt prpsed fr develpment shall be graded and levelled at the wner s expense t prvide fr adequate surface drainage, which shall nt adversely affect the natural drainage r adjacent prperty, in accrdance with the requirements f the Twn f Regina Beach. An apprval permit shall be required fr ALL excavatin that exceeds 0.6m (2 feet) frm the natural grade. ** ALL prpsed grade change and/r prpsed fill plans must be frwarded t the Twn ffice fr cnsultatin with Public Wrks staff. DRAINAGE Prper drainage within Regina Beach is f great imprtance. All eaves trughs and dwnsputs must be in place and directed s as NOT t affect neighbring prperties r allw pling water n yur lt. All drainage directed ff prperty must drain t a Twn drainage rute and if cnsultatin with Twn Public Wrks staff if required please call the ffice t set up a meeting time. RETAINING WALLS At cuncil s discretin, a retaining wall may be inspected by a qualified Building Official t determine the safety and functinality f an existing r prpsed retaining wall. If the wall is deemed unsafe r n lnger able t cnfidently prvide intended results, it shall be replaced r repaired at the cst f the wner. Retaining walls shall nt be allwed t interfere with sight triangles r sightline setbacks at the intersectins r crners. If a wall is abslutely required the twn shall take apprpriate measures t ensure the safe flw f traffic in the area. DEMOLISH A BUILDING Cmplete Applicatin fr a Permit t Demlish a Building Demlitin Permit - $80.00 (includes administratin fee) $ damage depsit, which will be refunded if n damage is caused Adjustment f taxes fr the structure being demlished frm January t demlitin cmpletin date is cmpleted at year end by Twn ffice. Cst f waste management fees is wner s respnsibility After demlitin is cmplete and if there is n damage t any Municipal prperty, lt is restred t satisfactry cnditin and all waste management fees are paid the damage depsit will be refunded. MOVING A BUILDING INTO TOWN Size, minimum - 93sq m (1,000sq ft) basements and attached garages are nt included. Pwer, etc. are wner s respnsibility New RTMs: All RTM prcedures frm abve and Per Zning Bylaw N. 11/2005: Develpment Standards fr Mdular Hmes (1) All mdular hmes shall be placed n a permanent fundatin cmprised f a full r partial basement and/r cncrete r preserved wd grade beam/pile structure, such fundatin being nt less than 600 millimetres abve recmmended r established grade. The basement wall and grade beam supprt shall be attached t the perimeter f the building. (2) Mdular hmes shall be permanently cnnected t water and sewer services prvided by the municipality and any ther public utilities that may be acquired by the wner r ccupant serving the dwelling. MOBILE HOME Mbile hme must be certified by the manufacturer that it cmplies with the Canadian Standards Assciatin Cde CSA-Z240 series standards. Mbile hmes are nly allwed in the Twn f Regina Beach Zne District RMH-Residential Mbile Hme District and must cnfrm t all setbacks as indicated in the sectin called Single Detached Dwelling. A mving permit is required at the time f mve, alng with a building applicatin, site plan, fundatin plans, supprt & anchring being used and cribbing specs. APPROVAL FOR CONSTRUCTION Cnstructin may begin nce the Building Permit is purchased frm the Twn f Regina Beach. BUILDING WITHOUT A PERMIT If cnstructin begins prir t the permit being issued the permit fee will increase by 50% f the riginal fee. PERMIT EXPIRY All permits expire 12 mnths frm date f issue. PERMIT EXTENSION AFTER 12 MONTHS If cnstructin, after 12 mnths frm date f permit issued, is nt cmplete per Prfessinal Building Inspectins, a permit extensin is required: - Cmplete a Permit Extensin Applicatin - Permit fee- 25% f the riginal permit fee Permit extensin will be issued fr 12 mnths frm the expiry date f the riginal permit n matter when applicatin is received

8 PERMIT NOT REQUIRED N permit is required fr: - Replacing shingles (nly), if reinfrcing rf trusses r bards a permit is then required - Eaves - Siding, stucc, brick veneer - Kitchen cabinets - Gyprc wall finishes - Painting, wallpapering, decrating - Carpet, linleum - Replacing tp bards (nly) f a deck, if replacing any supprting beams a permit is required. STRUCTURAL CHANGES A permit is required fr any structural changes/maintenance that may be dne t a building that may affect the supprting strength, i.e. replacing windws/drs t a different size, beams, supprting walls, flr jists, rf trusses, replacing r reinfrcing piles r fundatin r ther changes that are nt indicated in the sectin called permit nt required. RECONSTRUCTION When replacing an existing structure with new structure f the same size, shape and frm, setbacks must cnfrm t the Zning Bylaw 11/2005 and cnstructin must meet Natinal Building Cde Standards. PROFESSIONAL BUILDING INSPECTIONS Prfessinal Building Inspectins, appinted by the Cuncil shall make peridic inspectins t the prperty t ensure that the cnditins under which the permit was issued are being cmplied with. Applicant is t give 48 hurs ntice t Prfessinal Building Inspectins t cnduct an inspectin at different stages f cnstructin. Prfessinal Building Inspectins Inc. Phne # (306) Fax # (306) BUILDING PERMIT FEE SCHEDULE (Bylaw 03/2017) 5(6) The permit fee fr erectin, placement, cnstructin, alteratin, repair renvatin r recnstructin f a building shall be based n the fllwing fee schedule: Residential: The inspectin fee f $ includes a six unit/five-part inspectin first part cnsists f the drawing inspectin (2 units) and fur n-site inspectins fr all new residential buildings that are ne r tw family dwellings and d nt exceed 139 m 2 f develped living space. Dwellings greater than 139 m 2 f develped living space (m 2 includes walk-uts and finished basements) are charged $160 per each additinal 50 m 2 r part theref.

9 Cmmercial: All nn-residential buildings, residential buildings that are nt ne r tw family dwellings, and single dwellings with a ftprint larger than 600 m 2 will be charged at $4.50 per $1000 cnstructin cst (althugh minimum fees d apply). The number f inspectins required is dependent upn the size, usage (restaurant, schl, etc.) and methd f cnstructin (prefab, wd, cncrete blck, etc.). The building fficial will assess the number f inspectins required at the time f the plan review prir t issuance f a permit. This number is typically between 5 and 15 inspectins, except fr larger prjects. This fee/$1000 may be reduced fr prjects ver 20 millin dllars. NOTE: AN ADDITIONAL ADMINISTRATION CHARGE WILL BE ADDED TO ALL PERMIT COSTS, AND ADDITIONAL MILEAGE CHARGES PER SITE VISIT WILL BE ADDED TO ALL PERMIT COSTS BASED ON THE CURRENT RATE CHARGED BY THE BUILDING INSPECTOR. 1. After twenty-fur mnths, a new building permit must be applied fr. 10.
