2 PROFESSIONALLY SURVEYED SITE PLAN *THREE (3) full-sized copies. Site Plan must include the following: a. Boundary Survey b. Measured Setbacks; minimum setbacks are: Front (from road) - 20 ft from right of way Side lot - 10 feet from property line Rear lot - 20 feet from property line Rear Setback for golf course lots - 20 ft from property line c. Topographical and Tree Survey; identify which trees are to be removed. No more than 1/3 shall be removed within 10 feet of property lines without approval. No tress will be unnecessarily disturbed. Trees removed without ARC approval will be replaced at owner/ builders expense d. Footprint of the house and garage - with building placed in the expected position (staking points) on the surveyed plan e. Finish Floor Elevation /FFE (in feet, with a consistent reference point on the topographical survey) f. Easements (as applicable) g. Clearing limits h. Location of driveway, walks, patios, decks and site walls i. Location of site accessories (mailboxes, fencing, lighting, etc.) j. Location of air-conditioning compressors, power and gas meters, propane tanks and phone pedestals k. Erosion control measures (e.g. Silt fence locations, etc) l. Drainage structures and surface water draining management, including points of discharge *Note: These items will be retained by the Architectural Review Committee NOTE: All homes must be completed within twelve (12) months after construction has commenced except where such completion is impossible or would result in great hardship to the Owner or Builder due to strikes, fires, national emergencies or natural calamities. 6 THE CLUBS AT CHEROKEE VALLEY POA DBA "THE WOODLANDS" ARCHITECTURAL REVIEW GUIDELINES CERTIFICATION I/We Acknowledge receipt of a copy of the Architectural Design Criteria for The Clubs at Cherokee Valley DBA "THE WOODLANDS". I/We understand all items contained within and acknowledge that said property is subject to Architectural Review Committee (ARC) Review. I/We have read and agree to the terms and provisions of The Clubs at Cherokee Valley Declaration of Covenants, Conditions and Restrictions and Architectural Design Criteria. Failure to comply could result in fines. I/We agree to submit three copies of all required/applicable applications, $500 application fee, three full sets of construction plans, storyboard, landscape plan, $25 Management fee, and $3,000 Builder's deposit required by the ARC in a timely manner. I/We hereby grant permission to members of the ARC and appropriate ARC representatives to enter on the property to make reasonable inspection of the construction location.
