Defining BIM BIM Definition from PAS Process of designing, constructing or operating a building or infrastructure asset using electronic object-oriented information

3 Key Ingredients BIM

BIM Policy How can you help?

Case Study 1 Hallsville Quarter (phase 2 of 3) BIM Execution plan agreed (includes) - Project Coordinates/Setting out - Role of Lead Designer and other model authors - Role of BYUK - BIM Objectives : 1) Design Coordination 2) Visualisation & Communication 3) 2D information to be extracted from models 3) Methods Sequencing 4) Quantity Take off 5) Setting out directly from 3D Models 6) Scanning/Point Cloud comparison - as built checks

Enabling Collaborative Modelling The enabler = Geospatial alignment (e.g. using Shared Coordinates in Revit)

Collaborative Modelling (3D)

Design Coordination - reporting

Construction Planning/Sequencing (4D)

Construction Planning/Sequencing (4D)

Property Data in a model

Quantification (5D/QTO)

Quantification (5D/QTO) Quantification is most useful at an early stage but often the models are simply not created to sufficient detail to facilitate QTO and more critically due to the contractual landscape i.e. drawings govern there is inhibitive risk to using models solely for QTO (in this case the drawings were updated but the model was not reissued to tenderers)

Quantification (5D/QTO) Comparison below (between estimator (2D) and Navisworks Model QTO)

Setting out directly from a 3D Model.IFC File Format 3D Digital Model + Digital Layout Points: Leica Infinity Leica Captivate Workflow: Leica Exchange Cloud Solution to Captivate Controller Leica Robotic MultiStation

Setting out from the 3D Model From co-ordinated 3D Design to Setting out on site from the 3D model ensuring Dimensional Control is achieved and maintained

Concrete Frame scanning

Concrete Frame scanning

Concrete Frame scanning The key catering for the lowest common denominator (2D CAD)

As Built Services/Builders work

Concrete Frame scanning

Concrete Frame scanning Laser scanning concrete frame (façade) to enable as built checking for Brick work support Notes have been added to Point 20 (BYUK project stage lessons learned) by the Senior Design Manager who was a key player in rolling this out on the project Process has enabled a stronger contractual position with the Brick Work Support subcontractor i.e. cost certainty The key catering for the lowest common denominator (2D CAD) We do not typically use scaffolding for our concrete frames so how can we survey our frame any other way and achieve a similar amount of data? It is our intention to bring these technologies to bear in a routine manner in the coming months and reduce the reliance on 3 rd party surveying companies, making quality checking using point cloud comparison what we do business as usual

COBie - essential to the UK BIM strategy. It is designed to transfer data from the design and construction phase through to facilities management CAFM systems. To facilitate the BIM initiative, the UK Government has released an array of BIM Management documents 1. PAS :2013 Specification for information management for the capital/delivery phase of construction projects using building information modelling (CAPEX) 2. PAS :2014 Specification for information management for the operational phase of assets using building information modelling (OPEX) 3. BS :2014 Fulfilling employers information exchange requirements using COBie Code of practice 4. PAS :2014 BIM and Security 5. Building Information Model (BIM) Protocol (CIC Documents) 6. GSL (Government Soft Landings) 7. dpow (Digital Plan of Works) 8. Classification System (Uniclass2015)

COBie is it too much to ask for?

COBie Trial (Asset Data/6D) Energy Centre - Asset Data (6D) Asset Data for Energy Centre (GDM & MEP Subcontractors to complete)

Shared parameters a workable short term solution?

Latest update on COBie/Asset data COBie/Asse Data Trials have been agreed for three ongoing BYUK Housing London Projects - Gascoigne Estate (East Thames/Barking & Dagenham) - Pontoon Dock (Grainger/Newham) - Lampton Road (Nottinghill/Hounslow) BYUK are investigating Co-builder (GoBIM) and Zutec amongst other tools to aid with this aspect.

Next Steps. Industry Groups running with baton received from the L2 BIM Task Group Experts sharing experiences and best practise from around the country and elsewhere - Engaging with Design consultants to work through realities of delivering via BIM - Engaging with Clients to better understand their requirements maximise value - Engaging with vendors to better understand what can be done

Next Steps. My question Currently as a main contractor we see Design consultants and especially sub contractors (with design responsibilities) augment their fees in relation to BIM Even provision of a 3D model is deemed a more costly undertaking. Is it fair to say that Clients can help by stipulating BIM related processes and deliverables? Namely: Coordinated as built model(s) and corresponding relevant asset data. Although this might lead to a higher upfront cost in the short term can this somehow be negated by a cost saving perhaps for maintenance/operation? (this is where I was going with the business case reference at the start)
