5 It s in our DNA HOMES ARE PERSONAL THINGS They re about how we live, how many people we live with, and how we use our space. That s why your home should fit who you are and how you want to live, reflecting your individual character and needs, changing as your family does. East Thames are proud to be working in partnership with our architects MAKE to design these homes. At East Thames Group we are making this happen. By working with buyers to design a house that suits them, and making it flexible enough to adapt with their family: a forever home. DNA is located in East London, close to the Royal Victoria Dock and City Airport, two areas that have already seen a lot of regeneration investment. The site located in Custom House will form a collection of three-storey town houses which will create 3 & 4 bedroom homes for small families to grow into or large families of 6 or 7 people. The selection of plots will offer flexible buying options to suit your needs, either through Shared Ownership or Private Sale. 6 The DNA Process From the drawing board to moving in Designing and building your own home by yourself is a massive project. And one that most people never get to do in their lifetime. You have to find a plot of land, pay an architect and employ teams of builders, electricians, plumbers and plasterers. With a DNA home, we ll be with you every step of the way, guiding you through the process, helping you make the right decisions and taking away all the stress to give you total peace of mind. From choosing a plot, planning your home, managing the architects and builders right up to the day you move in. STEP 1 DESIGN & PLAN YOUR HOME We re partnering with people to design their dream home to suit how their families live. You can move into your new home approximately 18 months from applying to the scheme. Our three step process gives you all the building blocks you need to start creating your dream home. To suit the outside of your home to your taste, you can select one of five types of tree to be planted outside your home, and choose between different architecture designs that have been approved by the local authority. Then you can select from several different designs of outdoor spaces and landscaping, including front and back gardens, as well as upper-floor terraces and roof gardens. 11 Create a Bespoke interior A DNA home is a forever home We ve used the classic Victorian terraced house as our model, due to its efficiency in using space. But every house will be different according to what the buyer needs. Each house in the terrace is structurally independent from its neighbours, so there are no shared party walls: it means you have real flexibility in designing the inside. Utilities connections are positioned to allow freedom in locating bathrooms and kitchens anywhere along a service spine. A choice of two stair arrangements will give variation to ceiling heights and non-structural internal walls create total adaptability to the rest of the space, so you can decide where living spaces and bedrooms go, and the number of rooms you prefer. It also means that as your family grows or shrinks, you can easily have walls moved to create more rooms or bigger ones. You don t require full planning permission to adapt your home if your changes fall within the approved guidelines. So your home can evolve as you and your family do. 14 DNA works with you to create the home of your dreams We will work with you at every stage to help guide you through the process from initial design, right up to moving into your new home and showing you how everything works. Efficient from both an energy and building services perspective, the 3-storey houses offer a multitude of ways of crafting your space to your needs, depending on whether you work from home, enjoy entertaining or just want more space for the children. Each house can sleep up to six (3 beds), and there s a 4-bed that sleeps seven; but beyond these guidelines, it s up to you. Our professional team will take away the stress of project management from you during the process. By helping you choose between a selection of plots in our Custom House location, to guiding you through the design process and dealing with the building contractor who will build your home for you. 28 City Connections Custom House is well connected. It s just a short walk to Custom House DLR station (for the City), seven minutes by bus from Prince Regent bus station (for London City Airport) and two DLR stops to Canning Town station (Jubilee line and DLR). Crossrail will also stop at Custom House from 2018, shortening times to Liverpool Street (10 mins), Bond Street (17 mins) and Heathrow (45 mins). It s easy to connect to other parts of the country by road, being just a couple of minutes from the A13 (for the East) and within minutes of the A11 (for the North). 26 // DNAHOMES.CO.UK

33 BY 2025, 22 BILLION OF INVESTMENT WILL TRANSFORM EAST LONDON. LONDON IS MOVING EAST. STRATFORD AND THE ROYAL DOCKS HAVE ALREADY SEEN THE BENEFITS OF INVESTMENT, AND BY 2025, IT IS ESTIMATED THAT AROUND 35,000 NEW HOMES AND 100,000 NEW JOBS WILL HAVE BEEN CREATED IN EAST LONDON. The borough of Newham will be a major focus for regeneration, and Canning Town and Custom House will be redesigned for the 21st century. There will be new and unique neighbourhoods, with properties of different sizes and appearances for variety. Public areas will have improved lighting and street furniture, high-quality landscaping and tree planting. There will be improved shopping opportunities with the redevelopment of Rathbone Market and Freemasons Road. 34 Crossrail is coming Crossrail is Europe s largest infrastructure project. Opening in 2018, it will stretch from Reading and Heathrow in the west, across to Shenfield and Abbey Wood in the east; all accessible from Custom House Station, just a short walk from DNA. The DLR is 40 kilometres long with 45 stations that link the Docklands to the City, City Airport, Stratford International (for Eurostar) and Crossrail. Nearby Canning Town station gives easy access to Canary Wharf and North Greenwich (O2 arena and London City Airport), Stratford International, London Bridge and Waterloo. 36 Professional team ABOUT US We are a housing association and social regeneration charity with more than 30 years experience. One of the largest housing associations operating in East London and Essex, we own and manage more than 14,000 homes and build award-winning affordable homes. East Thames also offers care and support services and we run a range of programmes to prevent homelessness, get unemployed people back into work, create better neighbourhoods, and bring communities together. THE ARCHITECTS The award-winning international studio was founded in 2004, and is still entirely owned by its employees, who share the company s profits each year. With studios in London, Beijing and Hong Kong, they are engaged in a broad selection of projects throughout the world, from large-scale urban projects to luxury private houses.
