INTRODUCTION 1.1 The purpse f these design guidelines is t encurage individual creativity while fstering a unity f materials and finishes t ensure that the verall develpment harmnists t create a balanced life style fr all residents. 1.2 The cnstructin and imprvements shuld cmmence within tw years frm the date f registratin f transfer f wnership. Shuld this nt be adhered t, the SRHOA will have the right t intrduce penalties. In rder t reduce incnvenience t neighburs as well as unsightliness, cnstructin shuld prceed withut lengthy interruptins, cmpleted within ne year and shuld be handled in such a way that the end f each phase shuld be aesthetically acceptable t the Hme Owners Assciatin. The develper will prvide a cnstructin entrance frm Thern Street ver stand 86 and will maintain this entrance and nt sell it fr 36 mnths frm prclamatin. 1.3 The design f the dwelling unit and the entire stand shuld shw sensitivity t the existing natural features, flra and tpgraphy with the emphasis n natural materials. Permissin t be drafted befre existing trees are remved and all existing trees are t be shwn n the site plan. Surrunding structures must be taken int accunt in the design prcess and shwn n the site plan. 1.4 The cntrlling authrity fr the develpment is the STONE RIDGE HOME-OWNERS ASSOCIATION (SRHOA) wh will be respnsible fr the apprval f all plans and buildings n behalf f the seller. 1.5 It is strngly recmmended that the purchaser engage the services f a qualified architect r registered architectural draughtsman. Further it is advisable that the chsen architect cnsult with the SRHOA s architects prir t the design f the prpsed huse t determine the intent f the design parameters set fr the develpment. 1.6 N erf may be subdivided r rezned withut written cnsent frm the SRHOA. Erven may be cnslidated with prir written permissin frm the SRHOA in which case the wner will be liable fr the cmbined levy pertaining t each particular stand. 1.7 Elevatin treatment f all buildings must cnfrm t gd architecture s as nt t interfere with r detract frm the general appearance f the neighburhd. The SRHOA architects reserve the right t cmment n the design t imprve the architecture in the interest f all parties. 2. TOWN PLANNING CONTROLS 2.1 Cverage Maximum dwellings per erf - One (except where indicated therwise) Maximum height - 2 Streys (excluding rf) Single strey dwellings - maximum cverage allwed will 2

3 be 60% Duble strey dwellings - the grund flr cverage f duble strey dwellings shall nt exceed 50% f the area f the stand while the upper level shall nt exceed 75% f the grund flr (excluding terraces). 2.2 Building Lines Single strey dwellings - Street Bundaries 5m - Side Bundaries 2.25m - Back Bundaries 3m Duble strey dwellings - Street Bundaries 7m (First flrs) - Side Bundaries 3.75m - Back Bundaries 5m In the case f crner stands, applicatin can be made fr the relaxatin f abve. 3. TREATMENT OF STAND BOUNDARIES It is appreciated that the diverse nature f single residential neighbrhds will lead t a variety f treatments t the street bundary. Every effrt shuld be made t avid the hstile canyn like effect that high slid walls alng streets cause in many residential areas. In rder t enhance the appearance f sidewalks and the street scpe f the general estate, the fllwing guidelines will apply. 3.1 Street Bundary The street bundaries shuld be pen r a 1.2m palisade type fence can be used in cnjunctin with brick pillars. Shuld further clsure becme necessary, this must be set back 5m frm the street bundary and may be t a maximum height f 1,8m. 3.2 Side Space The sidewalls between prperties may be a maximum f 1,8m high ver the extent f the bundary except fr the last 5m adjacent the street bundary, where item 3.1 will apply. Applicatin can be made fr relaxatin t 2,1m height. 3.3 All bundaries brdering nt parks and strm water green belts will be handled in the same way as street bundaries as mentined under item BUILDING DESIGN GUIDELINES 4.1 All plans must be prepared by a Registered Architect r a registered architectural draughtsman and submitted fr apprval t the Hmewners Assciated Architects ORBiC Architects Tel: , The Willws (see item 9 Building Plan Submissin). Only after this apprval has been btained can the plans be submitted t the lcal authrity. It is the wners' respnsibility t ensure that all plans are submitted and apprved by bth authrities prir t cnstructin. 3

4 4.2 The privacy f surrunding prperties shuld be cnsidered. As a general rule n windws r balcnies n the upper strey shuld verlk the living space f the adjacent dwelling, next t it r behind it. 4.3 N staff accmmdatin shuld be nearer t the street than the main building unless cntained under the same rf r integrated int the verall design. 4.4 Staff accmmdatin and kitchen areas shuld pen nt screened yards. 4.5 Out-buildings and additins shuld match the riginal building design in style, elevatin and material usage. N flat rfed carprts will be permitted unless it matches and blends with the design f the main dwelling. 4.6 Washing lines and refuse areas must be screened ff with a wall f the same material as the external finishes f the huse. 4.7 N dg kennels, caravans, bats r trailers are t be visible frm the rad and may nt be placed in the restricted side space (building lines). 4.8 N pre-fabricated garden sheds r Wendy Huses will be allwed n the Estate. 4.9 N shade netting may be used fr carprts r any ther cverage Slar heating panels, if used, shuld be incrprated int the building and frm part f the basic structure and shuld be clearly shwn and anntated n the apprval drawings Awnings, TV aerials, air cnditining units, satellite dishes, and ther items, which d nt frm part f the basic structure, are t be clearly shwn and anntated n the apprval drawings, and screened where pssible All expsed plumbing and washing lines shuld be fully screened and nt be visible frm the street elevatins and ther elevatins nt adjining prperties N deviatins frm the apprval drawings will be permitted unless the deviatin is resubmitted and apprved in writing prir t cnstructin N dwelling (except grup stands) may be smaller than 120m² excluding garages and utbuildings. 5. APPROVED BUILDING MATERIALS 5.1 Rf Cvering The fllwing rf cverings will be allwed. - Crmadek rf sheeting - All cncrete rf tiles - Slate rf tiles - Fibre cement rf tiles - Flat cncrete rf 4

5 5.1.2 The fllwing rf cverings will nt be allwed. - Thatch rfs - Unpainted galvanized rf sheeting - Flat steel rfs N galvanized gutters and drain pipes will be permitted. All expsed gutters and rainwater gds t be factry painted t match the clur f the building. 5.2 Structural and screen walls External masnry walls may be 115mm thick, but must terminate with 230mm clumns. Walls may be face brick, plastered r bagged, but clurs must be submitted fr apprval Face brick t be used must be f a red range f clurs and samples must be apprved by the SRHOA architects Natural stne and ther stne will be permitted but samples must be apprved by SRHOA architects Selected semi-face bricks with autumn clurs as apprved by SRAHOA architects All screen walls must be cmpleted and finished all sides Any ther building materials must be apprved by SRHOA architects Any face brick r plastered walls must be cmpleted n bth sides f the wall. 5.3 Paving and Landscaping Landscaping n sidewalks must be undertaken within the integrated landscape language f The Stne Ridge Cuntry Estate, t be apprved by the SRHOA architect The landscaping theme f The Stne Ridge Cuntry Estate is t encurage the use f indigenus trees and plants All driveways t be fully paved. Driveway widths are limited t 5000mm at the junctin with the public rad. Preference will be given t clay brick paving, clured interlcking r cable stne but n slid cncrete paving will be allwed The use f hedgerws is recmmended and the planting f indigenus trees and shrubs is encuraged where pssible. Trees planted in the rad reserve must fllw the guidelines set fr that street Planting and hedgerws are als encuraged where palisade fencing is used. 5

6 5.3.6 N trees, plants r sidewalk lawn may be remved withut the permissin f the Estate Manager N shrubs, trees, flwers r plants may be planted n sidewalks withut the prir apprval f the Estate Manager r the Bard. 6. PROHIBITED BUILDING MATERIAL 6.1 T allw fr diversity and interest a variety f individual architectural designs and building cmbinatins will be encuraged. In principal, n limitatins are placed n building materials ther than the fllwing items: Unpainted plaster (except cement xide r if shwn n apprved elevatins) N precast cncrete walls will be allwed Unpainted reflective metal sheeting Wd panel fencing Razr wire, security spikes r similar features Thatch rf lapas N steel carprt will be allwed All sewage pipes shuld be cncealed. 7. CONSTRUCTION ACTIVITIES As the building within the residential estate will be cnstructed ver a cnsiderable time perid, the fllwing guidelines have been frmulated fr the benefit f residents. 7.1 All building materials are t be stred within the site bundary, n material is t be ff-laded nt the rad r rad reserve. 7.2 N advertisement r sub-cntractrs bards will be permitted. Only the apprved cntractr/prfessinal bard will be permitted (see drawing attached). 7.3 N wrkmen will be permitted n site between the hurs f 18:00 and 06:00. With prir arrangement with the SRHOA, a night-watch man may be permitted t remain n site t safeguard building materials. 7.4 All cntractrs will be required t prvide screened ablutin facilities fr the wrkmen and subcntractrs under his cntrl. 7.5 Cnstructin hurs are restricted t 06:00 and 18:00 Mnday t Friday. N cnstructin activity is t take place n Public Hlidays, Saturdays and Sundays. 7.6 Delivery rutes and hurs may be defined frm time t time by the Stne Ridge 6

7 Hme Owners Assciatin and all cntractrs are t btain these restrictins frm the sales ffice. 7.7 Fines may be levied frm time t time by the Stne Ridge Hme Owners Assciatin fr cntractrs and delivery vehicles that spill material en-rute, damage radways and kerbs, stain tarmac and generally create nuisance within the estate. 8. GENERAL 8.1 The develper will secure the entire twnship frm the beginning s that n night guard will be required. 8.2 It is recmmended that the hme wner r his architect discuss his cncept with the supervising architect at an early stage t avid unnecessary delays and thus btain the best architectural result. 8.3 N brehles will be allwed, as there will be numerus brehles in the twnship t feed all the water features. 8.4 The SRHOA will be respnsible fr the maintenance f the street paving as well as the special street lights. 9. Nte: Scrutiny fee includes tw submissins; in the event f a third submissin 50% f the scrutiny fee will be charged as a re-submissin fee. 8

Queries regarding the status f scrutinized plans are t be ed t aesthetics@rbic.c.za and will be answered after the date f scrutiny. Cmments will be ed regarding the varius aspects cntained in the checklist n the Friday after the aesthetics cmmittee has scrutinized the plans, nly n request f the wner. aesthetics@rbic.c.za The Architects will inspect the twnship n request t see that all regulatins are adhered t. Only Aesthetic inspectin will be dne, nt cnstructin inspectin. FINAL AESTHETIC INSPECTION: Final Aesthetic inspectin is dne t ensure that all dwellings are as per the apprved plans befre the building perfrmance depsit can be refunded. On requesting final inspectin please nte the fllwing: The dwelling must be the same as the apprved plans n file at the Aesthetics Cmmittee. All elevatins, balcnies, windws, rf and bundary walls must be as apprved plans and all finishes must be cmplete and neat. If the dwelling deviates frm the apprved plans as built plans must be submitted fr apprval by the cmmittee depicting all variatins. A resubmissin fee f R750 will be charged. A fee f R will be charged befre any inspectin and is payable befre we g t site. The building has t be cmplete t such an extent that the wner can mve int the huse, the intentin is that all building activity has been cmpleted and all cntractrs are ff the estate. Please nte that final aesthetic inspectin and the final inspectin certificate has nthing t d with the Occupancy Certificate frm cuncil. This is slely an Aesthetics Inspectin frm the HOA in rder fr the wner t claim the building depsit paid t Pretr Estates. Terms & Cnditins: Aesthetics cmmittee is respnsible fr the fllwing: Receipt f building plans. Ensuring that building perfrmance depsits are paid. Seeing that the Architectural Guidelines are adhered t. Scrutinizing the plans, building lines, bundary walls, privacy factr etc. Arranging fr plans t be revised when necessary. Apprving plans nce they are aesthetically and structurally crrect. 9.2 A Building perfrmance depsit f R6 000 (Six Thusand Rand) must als be paid t the SRHOA and it will be held in trust (interest free) by the SRHOA. 9.3 The depsit amunt will be used in the event if there is a breach f nn perfrmance t remve rubble r make gd any damage cause by the cntractr r his sub-cntractrs r 9

10 suppliers, including kerbing, landscaping, cmmunity services, rads, irrigatin etc. and fr any utstanding spt fines. 9.4 The building perfrmance depsit shall be released subject t the submissin t the Architect f a Lcal Authrity s Certificate f cmpletin and ccupancy and shall nly be refunded within 14 days nce all the abve dcuments are crrectly cmpleted and submitted. The SRHOA is nt t release the depsit withut the apprval, stamp and signature f the Architects. 9.5 The SRHOA reserve the right t prevent the ccupatin f any huses if the abve is nt fully adhered with. 9.6 All plans necessary fr City Cuncil apprval must be submitted tgether with an extra rendered paper cpy t be kept fr recrd purpses by the SRHOA. Plan apprval fees fr the City Cuncil are fr the wner s wn accunt. 9.7 The fllwing items must be clearly shwn n the plans: Refer t aesthetic checklist, available n ur website: yu will find the checklist under dwnlads 9.8 A signed cpy f these guidelines by the wner f the erf is t be submitted as well as the clearance certificate (attached). 10. ACKNOWLEDGEMENT The abve dcument is fully understd and the Cntractr and wner undertake t cmply with the abve pints, in additin t any further cntrls which may be instituted by the SRHOA f the Develper frm time t time in the frm f a written ntificatin and t ensure cmpliance by any sub-cntractrs emplyed by the Cntractr, and any suppliers t either cntractrs, sub-cntractrs r wners. In the case where the prperty is sld r leased, the seller r lessr must ensure that the buyer r lessee receives a cpy f these guidelines and that is binding n the buyer r lessee.
