1 Wildwood Home Owners Association Architectural Review Board Guidelines A. STATEMENT OF OBJECTIVES : 1. It is the intention of Wildwood Home Owners Association, through this review board, to provide the homeowners with the most pleasant environment possible in which to live. Quality control as well as high standards are to be the trademark for achieving pleasant living. It is with this in mind and for these purposes these guidelines have been set forth in an effort that tasteful, timeless and aesthetically pleasing Architectural and Landscaping designs be incorporated into our subdivision. These guidelines are for use by the homeowners during all phases of their respective residence design. All construction must conform to the Covenants and Restrictions for the subdivision, the Architectural Review Board Guidelines, and the architecture of existing homes in the particular phase of the subdivision in which the home is located. Buildings shall be traditional in nature. Documents can be found at These guidelines do not cover every possible situation and may be changed, altered, and/or waived by the Board. B. PROCEDURES FOR APPLICATION SUBMITTAL TO THE ARCHITECTURAL REVIEW BOARD (ARB) FOR NEW HOME CONSTRUCTION IS AS FOLLOWS : 1. It is recommended that preliminary designs/drawings of the intended residence be submitted to the ARB as early in design process as possible. This is not mandatory, but it is provided for the applicant s benefit so that any redrawing of plans will be kept to a minimum. An approval of preliminary plans is not a final approval for construction, but a courtesy approval to move forward with construction plans and specifications. This submittal should include basic floor plans of all floors with dimensions and ceiling heights. Drawings should also include front and rear exterior elevation with materials and roof slope labeled so that it can be determined if the plans will conform to the ARB Guidelines. 2. The ARB will review all information submitted and indicate if the preliminary plans have gained approval, disapproval, or needs changes to be incorporated to gain approval for the preliminary design. This preliminary approval does not guarantee that final approval will be given without further comment when final construction plans are submitted. However, it should give homeowner the confidence to move forward with the final construction plans knowing that the basic design should not have to change. 1

2 3. For Final Approval a Construction Application must be submitted to the ARB at least ten (10) business days prior to starting construction. The application will be reviewed for compliance with the Covenants and Restrictions for the particular phase of the subdivision, the Architectural Review Board Guidelines and architectural conformity to the existing homes in the phase construction will occur. The following must be submitted to the ARB: a. Completed Construction Application signed by applicant and Alabama licensed builder. b. Two copies of the construction plans and specifications. c. A Non-Refundable check for the new home processing fee in the amount of $75 made payable to the Wildwood Homeowners Association. d. Builders name, Alabama Home Builder s license number and phone number. e. Complete description of all exterior finishes and materials. The following information should be provided. Paint swatches showing all paint colors, picture or sample of all siding materials (Brick should also include mortar color), brand name and color of the architectural roof shingles, windows, shutters and front door color. Any changes in exterior finishes must be approved by the ARB prior to installation. f. Site Plan showing easements, setbacks, property lines w/ dimensions, location for all structures including buildings, sidewalks, driveways, retaining walls, fences, decks, patios, recreation facilities, air conditioner units, power meter, sewer field line areas and vehicle parking areas. g. Landscape Plan showing everything on site plan plus planting beds, natural areas, new trees and areas to be sodded. All landscaping must be completed prior to the house being occupied. h. Construction of house and landscaping must be completed within nine months from the start of construction. 4. Plans that need modifications will be returned and revised plans will need to be resubmitted before final approval is granted. Resubmittal does not require additional fees. 5. If changes are made from what was submitted and approved by the ARB on the Construction Application or plans before or during construction, the applicant must notify the ARB within 72 hours for re-approval. Any changes must be approved prior to installation. 2

3 C. PROCEDURES FOR APPLICATION SUBMITTAL TO THE ARCHITECTURAL REVIEW BOARD (ARB) FOR EXTERIOR CONSTRUCTION FOR EXISTING HOME IS AS FOLLOWS (No Fee Required) : 1. Addition to Home, Garages, Pool Houses and Other Outbuildings must match the style, materials, quality of construction and colors of the existing home. The roof slope must be the same as the existing home. A building permit from the city of Wetumpka is required. The following information must be submitted to the ARB for review and approval: a. Completed Construction Application signed by applicant and Alabama licensed builder. b. Two copies of the construction plans and specifications. c. Builders name, Alabama Home Builder s license & phone number. d. Complete description of all exterior finishes and materials. The following information should be provided. Site Plan showing all existing buildings, proposed buildings, easements, setbacks, property lines w/ dimensions, recreational facilities, sidewalks and driveways. f. Construction must be completed within six months. 2. Fences must be approved by the ARB before construction begins. Submittals must include the Construction Application for ARB Approval and a sketch that shows property lines, buildings, recreational facilities, proposed fence and gate locations with a photo or brochure showing design style, materials and height. The homeowner is responsible to be sure that the fence is constructed within the property lines. Having a surveyor flag the property corners is recommended. 3. Recreation facilities such as swimming pools, tennis courts or other permanent structures must submit the Construction Application for ARB Approval with a photo and/or brochure showing design, materials and a sketch showing location of recreation facilities in relation to the existing home, fences and property lines. 4. Deck, patio, driveway, sidewalks, etc. must be approved by the ARB before construction begins. Submittals must include the Construction Application for ARB Approval and a sketch with dimensions and type of material to be used including color 3

4 and finish should be submitted to the ARB. D. SITE STANDARDS : 1. Maintenance: a) All trees, shrubs, grass and plantings shall be maintained properly and free of trash and debris. 2. Landscaping: a) Sod will be required for all grass areas for new home construction. b) Landscaping should not be planted so that it overhangs the street curbing. 3. Play Structures: 4. Fences: 5. Mailboxes: a) Play equipment and similar structures are not permitted in the front yard area. a) All fences must be sealed, stained or painted. b) No chain link fences are allowed. c) Wood privacy fences must have most attractive side facing neighbors and street with all bracing on the inside of the fence. a) Pool equipment must be located so that it is not visible from the street. a) Satellite Dish must be installed so that it is not visible from the street. b) TV, radio, CB or other similar antennas are discouraged and will only be permitted if unobtrusive and approved by the ARB. a) Wildwood has a common design which has been approved by the ARB. The ARB shall provide the name of the supplier for mailboxes and the homeowner shall order, install, maintain and replace the mailbox as required. 8. Concrete Driveways and Sidewalks: a) All driveways and sidewalks must be concrete or other material approved by the ARB. b) Asphalt, gravel or dirt driveways and sidewalks will not be allowed. c) A sidewalk is required to the front door. 4

5 E. BUILDING STANDARDS : 1. Roof: 2. Chimneys: a) Roof Shingles shall be architectural style. b) Metal roofs will not be allowed. c) Light colors will not be acceptable. d) The roof must have a minimum slope of eight (8) to twelve (12) or greater. e) Overhang on roof eaves shall be a minimum of 12 inches (12 ). f) Roof flashing, stand pipes and vents must be painted to match roof color. g) Roof vents or stand pipes should not be installed on the front facing roof. a) Chimney will be required if visible from the front of the house. b) Chimney style and exterior finish must be compatible with the home. c) Smokestacks will be allowed on the rear of the house and will be required to match the roof shingle color or be constructed of an approved material. d) Spark arresters and chimney caps must match roof shingle color or must be constructed of an approved material. 3. Garages, Carports and Parking: 4. Other: a) A two car garage is required. b) Garages must load from the side and cannot be front loading. c) Garage doors must be kept operable. d) Garage door shall be of paneled type and color should match trim color. e) Carports must be located on back of the house. f) A minimum of two parking spaces must be provided beyond the front face of the house. g) No parking on street will be allowed, except for temporary guest parking. a) Window air conditioning units must not visible from any adjoining property. b) Propane tanks should not be visible from any adjoining property. c) Interior drapes, blinds and shutters must be compatible in style and color with 5

6 the exterior of the building. d) Solar Collectors must be installed where they are not visible from the street. e) Cable/Satellite Dishes must not be visible from the front of the house. F. CONSTRUCTION STANDARDS : 1. Building permit from the city of Wetumpka is required. 2. Silt Fence must be installed to prevent silt from running onto streets or adjacent lots. Any silt that enters streets or adjacent lots must be cleaned up within 24 hours. Silt fences that have failed or been damaged must be repaired within 24 hours in order to be ready for the next storm event. 3. Building material should not be stored in streets. 4. Dumpsters should be located inside lot and not on the street. 5. Streets and curbs should be protected during construction. It is the builder s responsibility to repair any damage that is caused. Extreme care should be taken when unloading construction materials. 6
