Additions in 1963, 1965 and are 125 sq.m., 185 sq.m. and 45 sq.m. respectively. The resulting area of the school is approximately 126 sq.m. The school was modernized in and the administration and library area were upgraded in The school is in good condition. Structural Summary: The foundation is concrete strip footings and pad footings under structural columns. The building and 1965 addition are frame construction. The addition is grade beams on reinforced concrete bell piles. The and 1963 additions are masonry construction. OWSJ provide the structure for the floor over the crawlspace and the roof in the addition. The building has a basement, the floor structure over the basement was upgraded with the addition of teleposts in. The structure is in acceptable condition with the exception of the basement. The basement slab is cracked and requires repairs. The east basement wall was upgraded in with construction of an additional concrete wall to the exterior. Steel channels and angled teleposts are currently supporting cracked and deteriorating portions of this wall. It is recommended to prolong the life of the structure by excavating the exterior of the east wall, making necessary repairs and installing a membrane and sump if required. The interior basement walls require cleaning and patching. Envelope Summary: Metal siding was installed at the exterior of the majority of the school. Some brick wall skin that was rebuilt in is located at the south entrance. The addition has exposed concrete block exterior walls. The wood frame portions of the building are reported to have glass wool insulation. The addition has core fill insulation at concrete block walls and rigid insulation on the interior. The envelope is generally in acceptable condition. It is recommended to have the exterior painted concrete block refinished as it is peeling off. The aluminum windows were installed in 1981 and along with the aluminum framed storefronts at the west entrance. The built up asphalt and gravel roofing will likely need to be replaced within 5 years. The 1993 SBS roofing should last another 1 years, however there is considerable ponding and ridges in some areas. Interior Summary: In 1998 and 1999, the library and administration areas were upgraded including new wood shelving, interior windows and millwork. The linoleum flooring throughout and blinds were replaced in 1998 and The majority of the interior doors were replaced in with clear finished solid core birch doors in pressed steel frames. Fire rated metal doors are located at mechanical and storage rooms. In, vinyl gypsum board panels, suspended t-bar ceilings and new millwork was installed throughout and washrooms finishes, fixtures and accessories were replaced. In 25, wood panels were added to the lower gym walls. New acoustic panels have been installed in the gym. There was a issue with the presence of mice at the last report inspection, currently there are no mice and problem seems to be looked after. The interior is in acceptable condition. Mechanical Summary: School is heated and ventilated via (6) change air units and (5) furnaces. Supply air ductwork is low velocity. 3 closets, wall type urinals, counter top and wall hung lavatories, stainless steel counter sinks. Fire protection consists of portable fire extinguishers. Mechanical services include hauled in water to storage tanks and sanitary drainage to a community lagoon, surface run-off for rain water, and natural gas supply from local utilities. The building mechanical systems meet present requirements. Overall mechanical system rating is Acceptable. Electrical Summary: The school has been provided with a 4A, 12/24V, 1 phase, 3 wire service. The main switchboard is the product of Square D and is complete with a distribution section. Lighting is provided by fluorescent fixtures utilizing T8 lamps and electronic ballasts in the gym. Battery packs and remote heads have been provided for emergency lighting. New fire alarm system is an Edwards EST1-2Z6 panel with remote annunciator at the main entry. The electrical systems are generally in good condition.
