2 Hartmann Commons Agilitas Property Development is pleased to announce plans for Hartmann Commons I & II. With the successful completion of Physicians Plaza of Lebanon, Agilitas is moving forward with plans for two additional buildings in the business park. As Lebanon s newest office park Hartmann Commons will provide its tenants with the perfect office environment. Hartmann Commons is located in an area of Lebanon, Tennessee, that has seen significant development over the last several years. The location, just off of the South Hartmann exit from Interstate 40, provides easy access to the Lebanon, Mt. Juliet, and Nashville business community with all business amenities available. Physicians Plaza of Lebanon Hayden Architecture & Interiors has designed three buildings for the site that are becoming the new homes for a variety of medical and office users. Physicians Plaza of Lebanon was the first building completed with over 75,000 square feet of medical office space. Completed in 2008, Physicians Plaza is nearing full occupancy. Hartmann Commons I and II are soon to start construction and are planned for approximately 30,000 square feet of rentable space. These buildings have been specifically configured to allow maximum utilization in both an open and hard office environment with ample windows to accomodate office or medical office users. The buildings are each sited to provide the greatest convenience from car to office. The sites will be heavily landscaped with regional specimen trees and plants.

3 Hartmann Commons I Parking Loop Road Hartmann Commons I is planned for two floors with a total area of 9,500 square feet. The building is located near the center of the site to provide tenants and their guests the greatest convenience from car to office. On site parking is provided for 38 cars. First floor tenants will have walk-up exterior entrances. An entry lobby and open stairwell on the end of the building provide access for the second floor tenants. The site will be landscaped with regional specimen trees and native plants that will accentuate the architectural features of the office structure. 6 Hartmann Commons I Building Perspective Design architect, Hayden Architecture & Interiors LLC, has designed the primary facade articulated with brick veneer and cast stone that will give the building an enhanced presence on the site. The articulated brick fields highlight the building s rich exterior. The combination of large glass areas, exterior articulations, and lush landscape will give the building a feel of distinction set apart from nearby buildings.

The building is located near the center of the site to provide tenants and their guests the greatest convenience from car to office. On site parking is provided for 85 cars. The site will be landscaped with regional specimen trees and native plants that will accentuate the architectural features of the office structure.

A centrally located elevator lobby just off the main lobby will provide access to the upper office floor along with two stairways. All office space is provided with ample windows. Internal or external entrances are optional for first floor tenants.

11 Hartmann Commons GENERAL SCOPE - BASE BUILDING The following narrative specification is intended to establish the quality of the South Hartmann Drive project. Parking is provided at a ratio of about 1 space per 250 SF of building area. The building is sited to provide the greatest convenience from car to office and the floor plan is configured to allow maximum flexibility in accommodating any office environment. Compacted subgrade for walks, parking areas, and building pad as directed by a qualified geotechnical engineer. Walks will be concrete, brick, or other suitable paving material. Drives and parking areas will be asphalt-concrete paving with extruded concrete curbs. An entry plaza is to be provided to create interest to building employees and guest. The plaza will be articulated with paving materials, lighting, and lush landscape elements. The site shall be drained to the city storm drainage system. Sanitary sewer, electric, telephone, and water shall be brought to the building via underground services. A light level of approximately one foot candle will be provided for all parking and walk areas. Accent lighting will be provided to higher levels at entries. A lighted monument sign will provide space for tenant names, and building identification signage will be provided on the building. 12 Hartmann Commons STRUCTURE & MATERIALS Foundation: Framing: Exterior Walls: Window Systems: Entry Doors: Roof: Building foundations and on-grade beams and slabs will be constructed in accordance with the guidelines established by a qualified geotechnical engineer. Floors are designed for a live load and dead load in accordance with code requirements. Exterior wall systems will consist of brick veneer over fully insulated metal stud wall system. Window systems will be 1 inch insulated glass set in aluminum framing systems. Glass shall be tinted for all office areas. The main lobby entrance will consist of a glass storefront system and glass doors. Clear tempered glass set in aluminum medium stile frames with custom hardware for secondary entrances. Single ply adhered EPDM roof membrane over rigid insulation. Structure will provide positive slope to internal roof drainage system. INTERIOR MATERIALS & FINISHES Main Lobby: Hard tile or carpet Premium wall covering, or similar materials. Recessed down lights or indirect lighting. Resilient wall base throughout. A building directory is provided in the first floor lobby. Other Lobbies/ Floors Carpet Corridors: Walls Premium wall covering, or similar materials. Ceilings Gypsum board at elevator lobbies and building standard acoustical ceiling in corridors. Plumbing Will include wet stacks and waste system located near each end on the building to facilitate tenant requirements. Fixtures will be porcelain urinals and toilets. Toilet fixtures and drinking fountains shall be provided in numbers required by the building code. Roof drainage will be internal.
