3 1 st Priority 3 Concern Uncontrolled storage loading was found on 2nd floor of Annex building. Although this was light loading, it was uncontrolled and could cause greater problems in the future. It was suggested to the factory owner that he should create loading plans, according to the structural design and maintain them properly. Uncontrolled storage loading on 2 nd floor of Annex building

5 2 nd Priority 3 Concern According to the permission drawing, the Annex building is approved as a two storey building only. However, the roof floor has been covered over by a steel roof structure. The building does not conform with the permission drawings. Extended extra floor on top of Annex building

7 3 rd Priority 3 Concern The supporting posts for the the emergency staircase appear to be very slender indeed, and the lateral bracing is not sufficient to provide any reasonable enhancement for these posts. The staircase is also deemed to be inadequate for use as an emergency stair in light of the loading requirements, in particular the handrail which appears grossly inadequate to resist the lateral panic loading from an emergency situation. 9 4 th Priority 3 Concern Plaster has not been applied on this wall of main building which allows water penetration through the brick wall. Water penetration was seen in inside of this wall. No plaster to protect water penetration in main building

10 Overall Stability System

11 The building did not feature any core or shear walls. Stability was achieved through sway action between beams and columns and masonry infill walls. The lateral stability should be investigated via an Engineering Assessment

ITEM 3: (3 rd Priority 3) - Supporting columns for the emergency staircase are very slender, and the staircase appears inadequate for emergency loading. ITEM 4: (4 th Priority 3) - No plaster to protect from water penetration in main building causes water damage to the inner walls. ITEM 5: (Stability System) Building to be checked for sufficient lateral resistance stability.

Factory Engineer to assess the structural integrity of the existing staircase to take the anticipated loadings due to emergency loading (typically 5.0kPa imposed load and 3kN/m horizontal load on the handrail If found inadequate, new staircase to be designed, including the supporting posts and foundations. 6-weeks 5 3rd Priority 3 - Supporting columns for the emergency staircase are very slender, and the staircase appears inadequate for emergency loading. Replace the supporting posts of the staircase. Install new staircase in the case the existing staircase is structurally inadequate. 6-months 6 4th Priority 3 - No plaster to protect from water penetration in main building causes water damage to the inner walls. Apply plaster on the wall of main building to protect from water seepage through wall. 6-months 7 Stability System - Building to be checked for sufficient lateral resistance stability. Building engineer to assess the building structure with regard to lateral wind and seismic resistance in accordance with the BNBC 2006 code. 6-months
