6 construction management services The RIBA Plan of Work 2013 organises the process of briefing, designing, constructing, maintaining, operating and using building projects into a number of key stages. The content of stages may vary or overlap to suit specfic project requirements. The RIBA Plan of Work 2013 should be used solely as guidance for the preparation of detailed professional services contracts and building contracts. Executing the work in the field remains the most significant phase of any construction project. LGA s project management approach facilitates a professional method for construction delivery including the planning, coordinating, budgeting and supervising projects to achieve the client and building designer s vision Offsite manufacturing and onsite Construction in accordance with the Construction Programme Administration of Building Contract, including regular site inspections and review of progress Meeting Minutes and Correspondence Action Facilitation Submittal and Request for Information (RFIs) processing Risk management Cost Control and Budget Forecasting Resource and Cost Loading Safety Planning and Management 9 Quality Control Assurance project close out and rectification period Handover of building and conclusion of Building Contract Conclude administration of building contract Implement the activities listed in Handover strategy including feedback for use during the future life of the building Resolution of warranty issues Project Closing Process consists of those processes performed to conclude all activities leading from the commissioning of the building systems right up to the issue of the Final Certificate at the end of the rectification period, generally 12 months after Practical Completion. Antonis Misirlis Director Antonis Kakoulis Technical Manager Antonis joined the Imperio Group in 2005, as the Director in charge of the successful completion of all Imperio projects, on spec, on time, and within budget. His broad academic credentials provide a solid foundation that covers the field of property development from every perspective. He holds a Master s degree in Civil Engineering (MEng), a Master s degree in Finance (MSc Finance) from Imperial College London, and a Master s degree in Real Estate (MSc Real Estate) from Reading University. Before sharing the management of Imperio, he spent 2 years as a civil engineer in the Real Estate division of Lanitis Development Ltd, where he had hands-on practical experience in the construction of high-end residential properties at Aphrodite Hills Golf Resort. Antonis is a member of the Cyprus Scientific and Technical Chamber (ETEK). Antonis is Senior Project Director with 28 years experience in the real estate and construction sector, who has been a top achiever in all stages of his career, with well-rounded exposure in the site management field, a strong commitment to completing his projects ahead of time and within the estimated budget, achieving the desired standards. Antonis is the Vice President of the Cyprus Developers Association and a member of the Government Energy Committee for Buildings, and as a holder of the Energy Auditing certificate, he is also an accredited Energy Auditor. Antonis pays strong attention to detail, and the ability to highlight important parts of a project. This enables him to coordinate complex and challenging processes, identifying risks, minimising problems, achieving his clients objectives, and maximising added value. He has a wide experience in incorporating renewable sources on buildings Nicolas is a focused Business Development Manager with extensive knowledge of the consulting and real estate industry. Strong professional adept at carrying out programs through research, data analysis and needs assessment, under time and budgetary constraints. Nicolas has also a demonstrated working experience in Risk Management and Quality Assurance within a leading professional service firm and he is a current member of the global Institute of Internal Auditors (IIA) and Project Management Institute (PMI). Skilled in efficiently synthesizing project information and accurately establishing project strategy, tracking and monitoring project schedules and budgets, updating and reviewing financial status reports and ensuring deliverable deadlines are met. Victor is an Assistant Project Manager, previously having worked for Arcadis (London), within the Government, Higher Education, and Pharmaceutical sectors as a Project Management Consultant. Victor s diverse experience in the Contracting and Consulting sectors, together with his Civil Engineering, Economics, and Management background, enable him to strategically consult clients on numerous sectors. His excellent negotiation and communication skills, and his skill to guide project decisions, allow him to effectively lead challenging projects to completion. Victor is NEC3, APMP, SMSTS and SEATS accredited. He is an Incorporated Member of the CIOB, Member of IET, Graduate Member of ICE, IStructE, RICS, and a Member of the Association of Civil Engineers of Cyprus and Technical Chamber of Cyprus.
