APPROVAL OF MINUTES It was moved by Commissioner Derifield, and seconded by Commissioner Norman, that the minutes of the regular meeting of May 17, 2012, be approved, as submitted. AYES _4 Commissioners Derifield, Kuhlman, Norman, and Upton C. *CONSENT AGENDA Acting Chairman Upton explained the Appearance Commission meeting process. 2 It was moved by Commissioner Derifield, and seconded by Commissioner Kuhlman, that the revised Consent Agenda be approved, subject to the removal of Case Number: GN-12-09, and the addition of Case Number: SF D. APPEARANCE REVIEW 1. Appearance Case Number SG-12-15: Wall Signs and Ground Signs for Whole Foods at 1 South Washington Avenue and 225 West Touhy Avenue Park Ridge 2004, LLC, and Stewart Nosky Architects submitted an application for wall signs and ground signs at 1 South Washington Avenue and 225 West Touhy Avenue. The wall signs and ground signs would consist of green channel lettering. The signs would be internally illuminated. Exhibits of the size, design, colors and installation of the wall signs and ground signs were entered. The applicant was unable to attend the meeting and therefore requested that the application be continued until the next meeting. On a motion by Commissioner Derifield, seconded by Commissioner Upton, the Commission AGREED to continue the ground signs and wall signs at 1 South Washington Avenue and 225 West Touhy Avenue, Appearance Case Number SG-12-15, to the next meeting on July 19, *Appearance Case Number EG-12-04: Electric Generator at 424 North Ashland Avenue Bart Kalata, Mike Valentine and S.K.I. Architecture, submitted an application for an electric generator at 424 North Ashland Avenue. The proposed generator would be located in the side yard. The generator screening would consist of three-foot tall evergreen plantings to surround the generator. Exhibits of the location, screening and installation of the generator were entered. The Commission found the electric generator location and screening to be designed appropriately for the building and area. On a motion by Commissioner Derifield, and seconded by Commissioner Kuhlman, the Commission 2

3 AGREED to approve the electric generator at 424 North Ashland Avenue, Appearance Case Number EG-12-04, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The location and screening of the electric generator would be compatible with the character of the building and would be appropriate for the site. Therefore, the Commission finds that the proposed electric generator would be designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 3. *Appearance Case Number EG-12-05: Electric Generator at 194 Michael John Drive John and Nancy Iberl submitted an application for an electric generator at 194 Michael John Drive. The proposed generator would be located in the side yard. The generator screening would consist of six boxwoods plantings at the height of the generator to surround the generator. Exhibits of the location, screening and installation of the generator were entered. The Commission found the electric generator location and screening to be designed appropriately for the building and area. On a motion by Commissioner Derifield, and seconded by Commissioner Kuhlman, the Commission AGREED to approve the electric generator at 194 Michael John Drive, Appearance Case Number EG-12-05, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The location and screening of the electric generator would be compatible with the character of the building and would be appropriate for the site. Therefore, the Commission finds that the proposed electric generator would be designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 4. *Appearance Case Number EG-12-06: Electric Generator at 205 North Western Avenue Bart Kalata, Anne Coyle and S.K.I. Architecture, submitted an application for an electric generator at 205 North Western Avenue. The proposed generator would be located in the front yard. The 3

4 generator screening would consist of six, three-foot tall evergreen plantings to surround the generator. Exhibits of the location, screening and installation of the generator were entered. The Commission found the electric generator location and screening to be designed appropriately for the building and area. On a motion by Commissioner Derifield, and seconded by Commissioner Kuhlman, the Commission AGREED to approve the electric generator at 205 North Western Avenue, Appearance Case Number EG-12-06, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The location and screening of the electric generator would be compatible with the character of the building and would be appropriate for the site. Therefore, the Commission finds that the proposed electric generator would be designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 5. Appearance Case Number GN-12-09: Garage Review, at 237 North Greenwood Avenue Marvia Properties, LLC and Richard Alf Architect submitted an application for a garage review at 237 N Greenwood Avenue. The proposed garage would be 18 feet in height. Proposed materials include gray siding, white trim, and light gray asphalt shingles. Exhibits of the garage s size, design and relationship to the residence were entered. The Commission discussed that the garage should be consistent with the Zoning Ordinance, which state that the garage roof pitch and style should match that of the existing residence. On a motion by Commissioner Derifield, seconded by Commissioner Kuhlman, the Commission AGREED to continue the garage review at 237 North Greenwood Avenue, Appearance Case Number GN to the next meeting on July 19, ABSENT _1_ Kidd 4

5 6. Appearance Case Number GN-12-10: Garage Review, at 515 South Knight Avenue Krzysztof Perkowski and Jeffrey Heaney submitted an application for a garage review at 515 South Knight Avenue. The proposed garage would be 17 feet, 10 inches in height. Proposed materials include face brick, and dark asphalt shingles. Exhibits of the garage s size, design and relationship to the residence were entered. The Commission found the proposed garage to be in keeping with the character of the residence. The proposed alteration would consist of expanding the second floor of the existing two-story residence and a front porch expansion. Proposed materials include vinyl siding, white trim, white gutters, and gray asphalt shingles. On a motion by Commissioner Norman, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single family alteration at 1011 Garden Street, Appearance Case Number SA-12-10, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The design of the proposed single family alteration would be compatible with the existing house and neighborhood. 6 8. *Appearance Case Number SA-12-11: Single Family Alteration at 431 Stewart Avenue Bart Kalata and S.K.I. Architecture submitted an application for a single family alteration at 431 Stewart Avenue. The proposed alteration would consist of a front porch addition, and a rear addition on an existing two-story residence. Proposed materials include siding, stucco, and asphalt shingles to match existing. The Commission found the single family alteration to be designed appropriately for the building and area. On a motion by Commissioner Derifield, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single family alteration at 431 Stewart Avenue, Appearance Case Number SA-12-11, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The design of the proposed single family alteration would be compatible with the existing house and neighborhood. Therefore, the Commission found that the proposed single family alteration would be designed in accordance with the standards, spirit, and purpose of the ABSENT _ 1 Kidd 9. Appearance Case Number SA-12-12: Single Family Alteration at 1409 Potter Road Mr. and Mrs. Seamus Heneghan and Stanley DeFurgalski, submitted an application for a single family alteration at 1409 Potter Road. The proposed alteration would consist of a one-story addition on an existing one-story residence. Proposed materials include existing stone veneer, white columns, stucco, and asphalt shingles. The applicant presented revised elevation drawings at the meeting. The Commission discussed ensuring the proposed addition met with Zoning Ordinance requirements and inquired about proposed materials. The Commission discussed adding an ornamental tree at the southeast corner of the residence. On a motion by Commissioner Kuhlman, seconded by Commissioner Norman, the Commission AGREED to approve the single family residence at 1409 Potter Road, Appearance Case Number SA-12-12, subject to the changes shown in Exhibit A, and Exhibit B, Scheme 1, the plans being in compliance with the Zoning Ordinance, and planting and eight-foot tall ornamental tree at the southeast corner of house. If Scheme 1 is impossible to execute, Scheme 2 may be used. 6

Therefore, the Commission found that the proposed single family alteration would be designed in accordance with the standards, spirit, and purpose of the ABSENT _ 1 Kidd 10. *Appearance Case Number SF-12-14: Single Family Residence at 424 North Ashland Avenue Bart Kalata, Mike Valentine and S.K.I. Architecture, submitted an application for a single family residence at 424 North Ashland Avenue. The proposed residence would be a two-story structure with a detached three-car garage. Proposed materials include stone, tan fascia trim, and asphalt shingles. On a motion by Commissioner Derifield, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single family residence at 424 North Ashland Avenue, Appearance Case Number SF-12-14, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The height and massing of the proposed single family residence would be in keeping with the character of the neighborhood, the garage location is appropriate, and building materials and landscaping would be well coordinated with the residence. Therefore, the Commission finds that the proposed single family residence would be designed in accordance with the standards, spirit, and purpose of the ABSENT _ 1 Kidd 11. Appearance Case Number SF-12-15: Single Family Residence at 618 Cedar Street Mark Elliott, Meritus Homes and KLLM Architects, submitted an application for a single family residence at 618 Cedar Street. The proposed residence would be a two-story structure with a detached two-car garage. Proposed materials include reddish brick, grey siding, taupe window trim, and red-gray asphalt shingles. The Commission discussed the applicant adding light dividers to the windows along the brick walls on the right and left elevations. 7

8 On a motion by Commissioner Derifield, seconded by Commissioner Norman, the Commission AGREED to approve the single family residence at 618 Cedar Street, Appearance Case Number SF-12-15, subject to adding light dividers to the windows on the brick wall on the right elevation and brick wall of left elevation. In making the motion, the Commission made findings based on the exhibits presented. The height and massing of the proposed single family residence would be in keeping with the character of the neighborhood, the garage location is appropriate, and building materials and landscaping would be well coordinated with the residence. Therefore, the Commission finds that the proposed single family residence would be designed in accordance with the standards, spirit, and purpose of the AYES 5 Commissioners Derifield, Kidd, Kuhlman, Norman and Upton ABSENT _0 None 12. Appearance Case Number SF-12-16: Single Family Residence at 226 North Meacham Avenue Amatore Miulli, and Leo and Jonie Montalbano submitted an application for a single family residence at 226 North Meacham Avenue. The proposed residence would be a two and half story structure with a detached two-car garage. Proposed materials include gray siding, red brick, limestone veneer, mist cedar trim, and black asphalt shingles. The applicant presented revised elevation drawings at the meeting. On a motion by Commissioner Derifield, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single family residence at 226 North Meacham Avenue, Appearance Case Number SF-12-16, subject to revised north side elevation and south side elevation presented at the meeting. In making the motion, the Commission made findings based on the exhibits presented. The height and massing of the proposed single family residence would be in keeping with the character of the neighborhood, the garage location is appropriate, and building materials and landscaping would be well coordinated with the residence. Therefore, the Commission finds that the proposed single family residence would be designed in accordance with the standards, spirit, and purpose of the AYES 5 Commissioners Derifield, Kidd, Kuhlman, Norman and Upton ABSENT _0 None 8

Appearance Case Number SF-12-17: Single Family Residence at 24 South Home Avenue Agoustino and Ewgenia Meranda, and Ken Brandies submitted an application for a single family residence at 24 South Home Avenue. The proposed residence would be a two-story structure with a detached two-car garage. Proposed materials include brick veneer, tan trim, natural stone veneer, limestone, and asphalt shingles. The applicant presented a revised landscape plan at the meeting. The Commission discussed adding an eight-inch offset along the front elevation of the house, and adding muntins on the front windows. On a motion by Commissioner Kuhlman, seconded by Commissioner Norman, the Commission AGREED to approve the single family residence at 24 South Home Avenue, Appearance Case Number SF-12-17, subject to an eight-inch offset along the front elevation of house, adding muntins on front windows, and using the revised landscape plan presented at the meeting. In making the motion, the Commission made findings based on the exhibits presented. The height and massing of the proposed single family residence would be in keeping with the character of the neighborhood, the garage location is appropriate, and building materials and landscaping would be well coordinated with the residence. Therefore, the Commission finds that the proposed single family residence would be designed in accordance with the standards, spirit, and purpose of the AYES 5 Commissioners Derifield, Kidd, Kuhlman, Norman and Upton ABSENT _0 None 14. Appearance Case Number SF-12-18: Single Family Residence at 515 South Knight Avenue Krzysztof Perkowski and Jeffery Heaney, architect, submitted an application for a single family residence at 515 South Knight Avenue. The proposed residence would be a two-story structure with a detached two-car garage. Proposed materials include brick veneer, black window trim, natural stone, limestone, and dark gray asphalt shingles. The Commission discussed adding an ornamental tree on the right side, front elevation. On a motion by Commissioner Derifield, seconded by Commissioner Norman, the Commission AGREED to approve the single family residence at 515 South Knight Avenue, Appearance Case Number SF-12-18, subject to adding an eight to ten feet tall ornamental tree on the right side, front elevation. 9
