2 LOCATION: LAND AREA: The corporate campus fronts on the east side of old US Highway 301 (15 th Street East), a major north-south arterial highway, between Whitfield Avenue to the north and Tallevast Road to the south. The property is situated in south Manatee County just one-half mile north and east of the Sarasota/Bradenton International Airport, the only significant commercial airport between Tampa and Ft. Myers acres (329,370 sq. ft.) HIGHWAY FRONTAGE: US Highway foot entranceway on west side of the property. RAILWAY FRONTAGE: S.C.L. Railroad 530 feet on each side of the property. 3 NEIGHBORHOOD ANALYSIS The Environmental Biotech Corporate Campus is located in an unincorporated area of Manatee County that enjoys the recognition of a Sarasota address and telephone exchange. The overall area has developed into the bi-county s premier industrial and distribution district as a result of good roads, excellent access to Interstate 75, U.S. 301, University Parkway, and U.S. 41, close proximity to city centers and the Sarasota Bradenton International Airport. The property is in the center portion of the bi-county area of Sarasota and Manatee counties, lying approximately 6 miles west of Interstate 75. International corporate headquarters found in the immediate area include Sun Hydraulics, Chris Craft Corporation, Wellcraft Boat Corporation, Superior Electronics, Inc., Sun Coast Closures, American Torch Tip, and many others. Neighborhood boundaries would be considered State Road 70 to the north, University Parkway to the south, Highway 41 to the west, and Prospect Road (33 rd Street East) to the east. This defined neighborhood contains approximately nine square miles. Subject is in the southwest quadrant of the neighborhood with both 15 th Street East (Old Highway 301) and New Highway 301 running north and south through the middle. The property is approximately six miles south of the Bradenton central business district, six miles north of the Sarasota central business district, within sight of the northeast corner of the Sarasota-Bradenton International Airport, and is within an area of complementing and compatible uses. Across the street is the new headquarters for Key Packaging, Inc. and Benderson Properties has commercial developments immediately to the north and south of the property. With the opening of the four-lane, limited access New Highway 301, the defined neighborhood has become the premier industrial area for Manatee County, and to a large degree, Sarasota County. Reasons for this are the good access to major highways and proximity to the International Airport. In addition, most properties in the area have a Sarasota mailing address, thus widening its market appeal. Since 1982, a number of new industrial parks have opened, and various acreage parcels have been utilized for industrial uses. A sampling of these parks would include Henson Industrial Park, Parkland Center, Whitfield Industrial Park (first and second edition), Saunders Road Industrial Park, University Park of Commerce, United Industrial Park, 301 Park of Commerce, and Manasota Park of Commerce. Just southwest of the campus, the University Park of Commerce has had good sales activity. An example is the new U.S. Postal Facility, which is situated on 30 acres, and the modern 64,000 square foot Sun Hydraulics manifold fabrication plant.

4 SITE DESCRIPTION The property is rectangular in shape, with a 50 ft. x 125 ft. entrance road on 15 th Street East. Overall square footage is calculated to be 329,370 square feet or 7.56 acres. Access to the property is excellent, by a 50 foot entrance on 15 th Street East. On-campus housing is located on the entrance road which bisects the first 567 feet of the campus before turning north into a perimeter road which accesses the balance of the campus facilities. Six conveniently located parking areas accommodate approximately 45 open parking spaces. Large truck turn around areas assure convenient freight expediting with the perimeter road providing efficient traffic flow around the campus. The site is level. Drainage is adequate with no standing water observed after normal precipitation. The property is located in Zone C of the FEMA flood hazard areas. This is not an area of known frequent flood hazard. Utilities servicing the site include central water & sewer that is supplied by Manatee County. Electrical & telephone service area provided by Florida Power & Light and Verizon Telephone, respectively. Police and fire protection are provided by the county. Landscape irrigation is provided by an on-site well. In summary, the site is generally well suited for most any light industrial or commercial uses. It is particularly well suited for use as a modern corporate campus offering all the amenities sought after by successful Corporate America.

7 ADMINISTRATION COMPLEX SUMMARY The administration complex is a 20,000 sq. ft. (100 ft. x 100 ft.) two-story structure with a 40 ft. x 40 ft. full height vault-roofed atrium open to both the first and second levels. The building is girded by 8 foot wide verandas on both levels. Executive offices, conference rooms, and service rooms occupy some of the outside walls with glass and partition walls (which can be removed) separating them from the interior staff and resource areas. The main building contains a concrete vault. The interior first and second floor open office space surround, and are open to, the atrium. Every office or work space has the benefit of an exterior window or the atrium for natural lighting and atmosphere. There are four zones of A/C per floor, on electronic timers. Access to the second story is by an elevator or stairway conveniently located in the atrium, plus two outside stairways. The entrance lobby is a full two stories high with the atrium as a backdrop. Paths crisscrossing the atrium provide easy access to all parts of the building. The large 40 ft. x 40 ft. clerestory above the atrium provides natural light to the interior of the building. The exterior of the building is low maintenance textured concrete block with aluminum fascia and soffit and architectural metal roofing. Walkways crossing the campus connect the administration complex to the learning center, laboratories, manufacturing plant, and parking areas. The administration complex is located on the north side of the campus securing one point of a triangle formed by the learning center, manufacturing plant, and the administration complex.

12 MAIN GUEST QUARTERS The campus Guest Quarters is comprised by four structures, one of which is a two-story building containing five bedrooms and four baths, plus library, fireplace, and lounge. It is also the site of the campus cafeteria and a commercial style kitchen equipped with commercial refrigeration and equipment for serving onsite meals. 13 1926 SEARS CATALOGUE HOMES Historical Buildings Designation The four 1926 Sears catalogue style homes were completely restored in 1999, which included modern electrical and mechanical systems. The exteriors were restored to the original look of their 1926 vintage. Three of the four houses are used for visitor and student housing with the fourth used by our campus caretaker. The Historical Buildings designation allows tax credits but does not impede the use and re-use of the land as needed now, or into the future. 14 LABORATORIES The laboratories are housed in a 3,400 square foot one-story building that is attached to the southeast corner of the learning center. It houses microbiology research and development, bioremediation testing, and fermentation laboratories as well as micro (bacteria) production and packaging. 18 LEARNING CENTER The 5,400 sq.ft. learning center is a one-story building which houses four classrooms, a conference room, training office, student break room, and the Environmental Biotech service facility. It stands on the south side of the campus with walkways connecting it to the administration center, manufacturing complex, and parking lots. The learning center was completely refurbished in The building is wired for multi-media, and networked for data and phone.
